Some things you only find out about after living there for a week. Roaches like to come out at night. Also your neighbor might like to walk in and out of his unit at midnight, slamming the door and waking you up in the middle of the night. It’s all a guessing game especially in a place like the Philippines.
In a high rise condo I lived in Manila, I noticed that they were charging significantly different rates to locals and foreigners, They also insisted that the monthly payment had to be in cash. There was a lame excuse on why they don't accept a check. But I required the lady who came to the unit every month to collect the rent to sign on a journal that she had collected the amount in cash. In one incident, she got the payment and said she was on a rush and had to leave immediately and will sign it later. I did not like that but I was looking forward to reminding her to sign on the journal when I run on her in the elevator. Surprisingly, she came to my unit two weeks later and asked for the rent. I told her I gave her the money and reminder her about what she said. She completely denied knowledge of that and insisted that I pay it again. I tried to talk to the owner of the building who even raised her voice on me and demanded the payment. I gave them the money and moved out.
Thx for mentioning the AC cleaning. after moving into a Davao suburb townhouse 1 of 2 AC’s stopped working. I then was told that i was responsible for paying the 850 php for the cleaning!
My Condo in Cebu Business Park is: 3 Minutes to the closest 7-11, 7 Minutes to the Mall with 400+ tenants, 115 Eateries, 15 Minutes to the 24 Hour McDonald's, 15 Minutes to Landers. Three other 7-11s within a 15 Minute Walking Circle. Two Minutes to the Closest Laundry. Besides Business Park, there is IT Park and a few smaller "business park" areas. One I plan on Checking out: One Pavilion Mall... I'm told it's a "smallish Mall" with an Attached Condo Tower. [One Pavilion Place] With nearby BPOs.

FIRE!!! Is there a sprinkler system? Are there smoke detectors? Where is the emergency exit? Are the emergency stairs lit when the power goes out? Are there hand railings in the emergency stairwell? Can you re-enter other as well as your own floors from the stairwell or are you trapped in it and can’t retreat if smoke or fire blocks you way to the ground? Is the ground exit of the stairwell kept clear? THINK worse case scenario and look for flaws in the building.
Did they happen to say for how long their generator is prepared to provide power to everything for those longer brownout? Also, do you find that the people showing the Consos are adding to the monthly rent rate like they do for house rentals/purchases.
I like how you present your videos. Yes thinking about moving, I'm old 67. I have only looked online at condos and agree with your reasons for a condo, especially the walking part to groceries etc. I did also look at BGC Metro Manilla. The rents there seem to be advertised for less than Cebu & Iloilo City, plus the condos are larger. You've never considered Manilla? I'm also thinking of Ecuador. I live in Indiana.
BGC is a great place to start...and possibly finish living in the Philippines. I just spent 5 weeks there, prices are not that bad. Like you mentioned, condos close to or connected to shopping/malls are great during the rainy season or when bringing home groceries. If doing an exploratory visit I'd rent a condo on Rent Pad or Airbnb, to get a better feel for living there, versus a hotel. But a hotel for a few days top get oriented and find a condo is a good idea. A coffee equivalent to Starbucks cost about $1.45. I would normally make coffee in my condo, but a couple times per week I'd pick up coffee and a donut at Randy's for 205 pesos! BGC is easy to walk, but if you are in a hurry and don't want to arrive "sweaty", a Grab cost about 110-125 pesos to get from one end to of BGC to the other. Parks, Gyms, Restaurants, Malls...what's not to like

Great advice. I considering moving to Bangkok but would like to live in Philippines for 6 months to explore the Islands. Mactan Newtown seems like the logical choice. Airport nearby, golf course, beach and Cebu hop skip and a jump away. The generator advice is good. I think I could live with what you explained but not optimal. The one thing I would struggle with is the refrigerator not running 🤣and that does not seem to be an issue. Hopefully there is a condo in Mactan that does provide what you explained.

Great information. Generally speaking would you share why you separated from Mia? I know that there are two sides of the story but what is your side of the story?
Never give 1st, last month and deposit. 3 months rent. Never because in many cases you will get the 2 months back. In most cases you will lose at least one months rent. They cannot save and often have spent the money.
Often times when you put down a 2 month deposit, one month already goes out to someone as a commission or a finders fee. You’re never going to get both months back. Heck you might not even get 1 month back.
Regarding the overnight guests situation, I do understand what their concern is as guests can go from just staying 1 night to quickly becoming a live in girlfriend and they don't want people "living there" who are not on the lease.
If the rental agreement does not contain the items you mentioned do you write an amendment to it? For example, if I wanted the lock changed, insect screens added or if a lot of noise happens at night, etc. Should I have a lawyer look it over?

Living prices and rents must be going up a lot because so many foreigners are there . They must also know that if you don’t have any friends or people you know or like or trust . Is there any benefit of just buying a condo? Its my understanding that there is a 34 month backlog to selling. This is a negative to someone trying to sell but is it enough of a positive for a buyer? Looking forward to your opinion?
Renting give you the flexibility to walk away at the end of the lease. There are always new condos opening and you may want to relocate. Also, by renting, you avoid the condo owner fees, legal hassles and the (possible) hassle of renting out your condo, if you choose to rent it out while not in the PI. Renting also lets you avoid being in that 34 month backlog, and possibly selling at a loss, when you decide to sell. You may decide you prefer Bangkok, KL or Vietnam. There is usually a little room for negotiation on condo rent prices, or the money required "up front" to move in. It will always be much less than the down payment required when buying. Tying up your money, Selling at a loss, Earthquake, Typhoon, Political unrest...all reasons not to buy
@justsmy5677 Keep talking. It's people like you that pay off my rental properties. Not all rental properties lose money, many in good locations do very well. My house in QC I bought for 1.5M pesos in 1998. It's been rented since 2000. The current rent is 40K pesos a month. Do the Math. As for my condos, 7.2% net return, the parking spaces 9%. I'll keep milking these properties until they're 3.5X paid off
Very important considerations, all of which should be specifically incorporated in a written lease agreement either here (USA) or there. However, how would you pursue the breach of leasing contract in the Philippines? It can be a protracted process here. And, even with a legal background, I would not want to pursue that in a foreign country. To avert any hardship and/or financial loss, I would incorporate a 6 month termination with the option to renew first for another 3-6 months, depending upon your desire to remain in the area. Just a thought for additional consideration.

A condo in Makati near One Ayala or Glorietta would probably make sense for close proximity to the malls and MRT train. The other condos as Festival wall in Iloilo are good. Taguig offers many condos for walking dustance to smaller malls. We built our house 6 years ago on farmland. My asawa and I enjoy it. We usually just drive the convertible or take Grab. Like the back roads and the new expressway CALAX. I enjoy the large space and quietness.
Gio, sorry to hear about your recent turn of events. I know you probably don't want to hear any advice or comments, but here goes. From the outside looking in, I would avoid moving to a city that is too small, without all the amenities. I think you should move to Manila or Cebu and "date" the heck out of women for a year, relax and get your attitude adjusted. It's fun and a heck of a lot cheaper than therapy or a steady girlfriend. Ok much better video than your affordable living video 👍 😁 at least you put out some information that fools don't understand. 1st never rent anything that is more than 1/4 of your income unless you just want to sit in your apt/ condo 😁 if your rent and utilities are 600 usd a month add another 100 for visa fees and miscellaneous then go from there which means you need at least 2800 usd a month to live comfortably. Don't end up homeless in another country okay 😁👍💯

i lived in cebu city for 7 years, renting condos. I always got my deposit back, and if i had a guest they had to sign in at the front desk and show a ID. They do not want the person to spend the night, unless approved by the owner or agent. But most of the time they never checked if they spent the night, they would give the guest a pass. They they turn it in when they leave, i only had 1 time when my friend spent the night and they questioned her. They said you are not suppose to spend the night without permission, but that was it just a verbal. But almost every time they do not question it. To rent i used rentpad, they use certified agents.

As a bloke who likes to rent in Cambodia, I got two things from this blog, easy walking distance to a 7/11, and clean air con before moving in

Paying rent without getting some kind of receipt is crazy.
If you can't get a receipt when the money exchanges hands, the money does not exchange hands. Period.

Cleaning the air conditioner is only a matter of removing a foam cloth filter and giving it a wash and rinse, then put it back in.

If the rental agreement does not contain the items you mentioned do you write an amendment to it? For example, if I wanted the lock changed, insect screens added or if a lot of noise happens at night, etc. Should I have a lawyer look it over?

My opinion, and I don’t live or have ever been in the Philadelphia but I believe like in any other situation demand drives up the price of goods and supplies. Living prices and rents must be going up a lot because so many foreigners are there . They must also know that if you don’t have any friends or people you know or like or trust . They have you by the balls when it comes to looking for places to live . How much would a good generator cost ?

Renting give you the flexibility to walk away at the end of the lease. There are always new condos opening and you may want to relocate. Also, by renting, you avoid the condo owner fees, legal hassles and the (possible) hassle of renting out your condo, if you choose to rent it out while not in the PI.
Renting also lets you avoid being in that 34 month backlog, and possibly selling at a loss, when you decide to sell. You may decide you prefer Bangkok, KL or Vietnam.
There is usually a little room for negotiation on condo rent prices, or the money required "up front" to move in. It will always be much less than the down payment required when buying.
Tying up your money, Selling at a loss, Earthquake, Typhoon, Political unrest...all reasons not to buy

My house in QC I bought for 1.5M pesos in 1998. It's been rented since 2000. The current rent is 40K pesos a month. Do the Math. As for my condos, 7.2% net return, the parking spaces 9%. I'll keep milking these properties until they're 3.5X paid off

Very important considerations, all of which should be specifically incorporated in a written lease agreement either here (USA) or there. However, how would you pursue the breach of leasing contract in the Philippines? It can be a protracted process here. And, even with a legal background, I would not want to pursue that in a foreign country. To avert any hardship and/or financial loss, I would incorporate a 6 month termination with the option to renew first for another 3-6 months, depending upon your desire to remain in the area. Just a thought for additional consideration.

A condo in Makati near One Ayala or Glorietta would probably make sense for close proximity to the malls and MRT train.
The other condos as Festival wall in Iloilo are good.
Taguig offers many condos for walking dustance to smaller malls.
We built our house 6 years ago on farmland. My asawa and I enjoy it.
We usually just drive the convertible or take Grab. Like the back roads and the new expressway CALAX.
I enjoy the large space and quietness.

From the outside looking in, I would avoid moving to a city that is too small, without all the amenities. I think you should move to Manila or Cebu and "date" the heck out of women for a year, relax and get your attitude adjusted. It's fun and a heck of a lot cheaper than therapy or a steady girlfriend. Manila women are in for money be careful they are known for that. But not all. Outside of cities they are more genuine and fresh 😊

i lived in cebu city for 7 years, renting condos. I always got my deposit back, and if i had a guest they had to sign in at the front desk and show a ID. They do not want the person to spend the night, unless approved by the owner or agent. But most of the time they never checked if they spent the night, they would give the guest a pass. They they turn it in when they leave, i only had 1 time when my friend spent the night and they questioned her. They said you are not suppose to spend the night without permission, but that was it just a verbal. But almost every time they do not question it. To rent i used rentpad, they use certified agents.
There's also Lamudi to use for rental properties.
