I agree with you. I'm glad I found this channel. I follow several channels akin to this one. Yes, he does seen to be gettin' 'er done, doesn't he? Of course, some of those other channels take 35 min to show you not much of anything. I think it was fun to watch him running around, like a kid on Christmas, turning on every light-switch he could find. After that first electric bill comes in, it will be a the same thing in reverse. I'm in this one for the long haul. I just need the Pethericks to get-on with that pesky convent.

You might have to treat yourself to a portable toilet until you get the plumbing going. When you're working through the summer months you'll want to stay hydrated. You can fix up the room with the microwave, put some drinks and snacks in the fridge, maybe a six-pack of suds. And get a comfortable camp chair and table set up where the view is nice so you can stop for lunch and survey the neighborhood.

I work in property management and we have a couple electricians we use.. find a property management company that's local and uses local vendors, see if they can give you some names & numbers. Also, look up the municipal codes for your city, county, and state codes so you don't have to rely on the ignorance of others. Also, tradesman have to be licensed, and their licenses are public records. HVAC, plumbers, electricians, and general contractors should be 100% ok with you asking for their licenses and their liability insurance BEFORE starting any work. And get quotes in writing. Make sure they mention any hidden costs that could come up during work, ie. roof replacement could have underlying rotten wood that can't be seen until old shingles are removed. (I know his bldg has a flat roof, it's just an example, folks). And finally, I can see you're learning so much already!! It's awesome!
Get a cheap label maker and start labeling your light switches and breakers as you learn what they do. I had to do this in a house I had once with about ten switches by each door into one room with five doors.

One project to do with someone else is to find out what each breaker covers and then label it. That way you won't have things running that shouldn't be.

The first inspector was correct, if you have a fire alarm device installed it has to work. You didn't have to remove them, just needed to turn the FACP on.
lots of conflicting inspectors. The property has been rezoned to single family residence, since its private and no longer publicly accessible the second inspector says it doesnt matter.
@@watchere I work in the fire alarm industry and have for 6 years. It doesn't matter what the zoning is of the structure is. The only reason I could see them saying it doesn't matter is if it does not have occupancy currently. Once you're done with construction and have to get an inspection by the fire department, you're probably going to hear that they need to be removed.
I'm a healthy senior that would consider cleaning, yard work, etc. for housing. You might consider doing that, and getting yourself some "free" help! That place is huge, and I hope you and your family get to beautify it and have a manor for the generations😂❤!! LGIT, lib grandma in Texas.
Box fans and dehumidifiers will be your best friend to really dry the place out. It might be worth getting a quote from a commercial electrician and piping outfit to check your mechanical room. If you can get in touch with the superintendent of the school district, they should be able to tell you who worked on /installed the equipment. Its going to be expensive, but for the right reasons.
I was going to suggest contacting someone from the school to see if he could get some history especially if he could find the maintenance person. Also a commercial electrician and plumber could be better than a residential one. You might have to convince them by telling them it used to be a commercial property. I think this job is definitely bigger than a residential plumber and electrician might want to handle. Congratulations on getting the electricity turned on!

I don't think there is anything wrong with that fire alarm system. It looks in place. It is probably better than home systems. I would put it back up and use it.
The industrial refrigerator should have a brand name and serial number somewhere. There will be an online manual available. The fans are designed to work to prevent a fire from overheating coils. Not sure if yours is the same. You're going to have quite the power bill if you leave all those lights on. It adds up FAST in a large building like that. Congratulations on getting power and finding a shop vac & toilet brush.

I have an idea, You could remove all the heating pipes in the the school for the radiators and use electric instead, i know electric is expensive but you could lower that bill by putting solar panels on the roof, i mean you have ton of space on that flat roof, only pipes would need to change is the pipes for the plumbing then, since some jerk in the past haven't emptied the pipes before turning of the heating you have to change pretty much every pipe in the entire school, i hope you the best mate 😅 🇸🇪
As far as the fridge.... It might be running continuously to get it down to temp inside. Or it may be out of coolant.... Probably the plug is accessible from behind the bottom vent cover, along the front near floor level. OH, IMPORTANT. If you wanna leave the fridge running, Put a few gallon-jugs of water in there. Air costs more to cool than solids, and will help stop the fridge from over-cycling or short-cycling trying to cool nothing.
It's getting harder and harder to find honest people who truly want to work! So glad you got your power on!! Every time you flipped breakers on I kept thinking of National Lampoon's Christmas Vacation with the meters going crazy when the Christmas lights finally came on!! Hopefully getting the water turned on won't be so hard!!
Last year I had a city inspector try to fail one of our properties for fire caulking around ceiling protrusions during a duplex conversion. He looked at the product for a second, had no idea what it was, didn't put any effort into confirming what it was, and said he didn't think it was fire rated. It absolutely was. Some of these guys don't care and don't have a clue.
"Probably should unplug [drinking fountain]. I don't know if anyone is using this." haha, you crack me up. Leave it on in case the ghosts are using it. lol Love you man. Keep at it.
and from now, there were the pleasures of bills for electricity...for the "wet" walls i have two suggestions, first open that damn windows unless it's raining...let the air circulate and carry some humidity away...cheaper than running a dehumidifier, second get some dry, old firewood and store it beside the walls, it will suck the humidity, without any further costs... beside the water i guess next step will be installing a working and storage place and make sure you do not get some "guests" you do not want....
If you have a working fridge freezer in the school you could bring some groceries to the school to save time including cold drinks and store them at the school for the people who will be renovating the school .
Crazy you couldn't find a single, legit inspector to call you back but let's not dwell on it. I think if it were me, I'd head straight for a big box store and clean them out of motion sensors. I love those little doorframe light switches, now I know why you can't find them anymore😉👍
It’s wonderful that you have electricity now. As things were coming on, the thing that was going through my head was the movie Christmas Vacation. The part when all of the Christmas lights on the house go on and the electricity meter is spinning wildly, until part of the town has a black out. Then the person at the electric company flips a switch for the nuclear power. If the closet automatic lights are always on you can just tape the switch down until you can get the ambient humidity down enough to plane the door to fit again. I’m really enjoying watching.
Habits, you’re walking through basement turning lights on WITH your flashlight on. Very cute Low voltage to change over you have to put in new wire from switch to fixture- a massive plaster bashing job for every single switch/fixture.
Toilet brush goes next to toilet. Another project done. Lol! Very exciting! Look for a knob in the big cooler. Clear and clean one room at a time. It will give you a different perspective.
Industrial fridges like the one you have are designed to be always on. But if you turn it off then it will not stay cold so unless you want to pay the cost of running 24/7 you should try selling it you could get at least a couple grand or more for it.

It will improve your video quality and reduce motion blur. It has been obvious you record from your phone due to the motion blur and waviness of the video as you spin around. It was confirmed in the reflection on that fridge door. Love what you’re doing. Wish I lived in that area to volunteer and help. Looks painful and fun!!!!

About the kiddie toilets: I would keep at least some of them. Clean them, keep a few for visiting children, a few as an easy-to-refresh dog water bowl, and a few as built-in mop buckets. Only remove the ones where there are nothing but kiddie toilets in the bathroom---remove one, keep one. My two cents..
I lived in the house from 1973 to 1975. I recall there being a pink bathroom and closets with drawers for our clothes. The bedroom had around four to six beds, and there was a separate blue bathroom for the boys on the other side.

FOR THE FRIDGE TRY LIFTING THAT TOP PANEL ACROSS THE TOP FOR SWITCHES OR THE BOTTOM PANEL ACROSS THE BOTTOM, try lifting it upward or pulling it downward. 17:28 mark, that strip across the whole top.
Also look really hard inside. I mean really look in every crevice and corner. But I thought the same thing. I figured the bottom panel. But the top could be just as likely.
On fire box removal... should of asked your audience. Varies state by state and also by County. But my old antique store, I used to work at... (was originally an old home in the old section of town.) My old boss was going to remove all the fireboxes also when she closed the shop down. Fire dept inspector told her ** just turn it off, dont use it at all** if you ever decide to sell later as a retail space, could be incentive feature for the sale of the property. So she left it intact and turned it off.
You see I wish i did that, but the town inspector was ADAMANT that it had to be removed. Then he went off grid, new inspector said last guy was an idiot why would he tell you to remove these.... Since there is only one inspector for the town I didnt really have a choice, it was listen to him or fail. Or challenge him and start off on a bad foot for all future inspections.
I can tell you some stories about inspectors. I had a building inspector come out and give me a laundry list of things to do, he said his name was Steve. I asked if he had a card and he said no, so I asked what his last name was and he told me it was Martin. I called the building dept and asked to speak with Steve Martin and they told me they didn't have anyone working there named Steve Martin. I was duped. Steve Martin is an actor/comedian and this bozo wanted to play games. Wtf I couldn't believe it. Now you may be thinking I was in some weird off the wall location. No, I was in San Berdnardino County California the largest county in the U.S. So I feel your pain and frustration. The best thing you can do is know the local building codes because you never know if what they're telling you is the truth, like with your fire alarms. Good job though and you're on your way to better days and getting that baby back into shape.

I'm sure its been pointed out before, but fresh labels on the panel box once things start to look cleaner. Also a log book/filing cabinet would help you tremendously keep track of everything and when it was done. Also, at least for the time being, wear a ventilator mask while your downstairs. Who knows what your breathing in there.
This is so cool. I wish i could give you all of my knowledge of rehabbing a home but the chances of you reading my comment are probably slim given the large job you have at hand. Gutters should not be causing leaking in your home but I've never dealt with a 3 story building before either lol. Imo you should go on the roof and do your own inspection. My guess is a large portion of the roof doesnt need to be touched but the parts that do need to be done can be done by you if its flat or not that steep. Finding the leaks shouldn't be that hard. The hard part is getting to them and fixing it properly. Your windows look good too. They just may need some maintenance. You look very handy and pretty knowledgeable about finding out what things go to. Those pipes in the wall you need to figure out what they are to and how much of the pipe needs to be replaced so when you do get someone in there to replace them they cant scam you bcus you know what you need already. They also look outdated so there may be some new materials that have been made that will work better and are cheaper than copper or cast iron. As for the fire alarm you should figure out what kind of system it is and read up on it so you can reinstall and test out the system to see if everything works. It should have worked before you uninstalled it because it would have been a huge liability for it to not be working properly when the school was open. Whoever that "inspector" was is a huge idiot. Another thing you can do is some research on the school and find out who the maintenance man/janitor was and talk to him. He should know everything about the school and can give you alot of info about issues with the building and its plumbing, electrical, etc. Find the principal/dean/head master and they will be able to give you info as well. Any and all info you can get is valuable. You know how to work on cars so i imagine you're good with mechanical and electrical as you've shown in this video. The generator and other items can be fixed or maintained by you if you research how they work, what parts they need and regular maintenance they require. Finding parts might be the hard part its worth looking into. The 3 door fridge is very cool and if you dont use it you can sell it for a few thousand at least to get some money to out towards renovations. Just a side thought about the basement is you can put a bookcase in front of the door and make it a hidden door/passage. Just something cool and unnecessary that i think would be cool lol. Thanks for the LONG comment and I do try to read all the comments! Thanks for all the tips! I did think about making a hidden book case door too! So alot of people did also comment similar that they dont think its the gutters. However I don't think I have made a good enough explanation of why it is. I will explain the next episode but I'll make a short summary here. if you look at the outside of the house there is a concrete "fence/railing" That is actually in line with the exterior wall, the gutters are behind that. They are about 4-6 inches wide internally to the main first and second floors. So right above the hole is actually the gutters on the second floor. The Third floor where the roof sits ontop of has no leaking through the ceilings except for one spot where all the stucco has fallen off the chimney and very little humidity in the walls. The foot print of the third floor is smaller of the second floor by almost a foot across to account for the gutters. the holes are directly below the gutters on the second floor! I would highly recommend Hiller Electric, Heating/Air, Plumbing. They hold their employees accountable and are really good about keeping records on your repairs for anything that may go wrong in the future. I've called them years later and they would recall previous repairs done to the home. Hope this helps!

The fans are designed to work to prevent a fire from overheating coils. Not sure if yours is the same.

@@watchere I do and don’t agree with the inspector, the fire alarm has been turned off for a while and it probably can cause a fire, you could’ve gotten a local fire company to come out and check it before turning on the power

I have an idea, You could remove all the heating pipes in the the school for the radiators and use electric instead, i know electric is expensive but you could lower that bill by putting solar panels on the roof, i mean you have ton of space on that flat roof, only pipes would need to change is the pipes for the plumbing then, since some jerk in the past haven't emptied the pipes before turning of the heating you have to change pretty much every pipe in the entire school, i hope you the best mate 😅 🇸🇪

As far as the fridge.... It might be running continuously to get it down to temp inside. Or it may be out of coolant.... Probably the plug is accessible from behind the bottom vent cover, along the front near floor level. OH, IMPORTANT. If you wanna leave the fridge running, Put a few gallon-jugs of water in there. Air costs more to cool than solids, and will help stop the fridge from over-cycling or short-cycling trying to cool nothing.

Every time you flipped breakers on I kept thinking of National Lampoon's Christmas Vacation with the meters going crazy when the Christmas lights finally came on!! Hopefully getting the water turned on won't be so hard!!
Last year I had a city inspector try to fail one of our properties for fire caulking around ceiling protrusions during a duplex conversion. He looked at the product for a second, had no idea what it was, didn't put any effort into confirming what it was, and said he didn't think it was fire rated. It absolutely was. Some of these guys don't care and don't have a clue.

and from now, there were the pleasures of bills for electricity...for the "wet" walls i have two suggestions, first open that damn windows unless it's raining...let the air circulate and carry some humidity away...cheaper than running a dehumidifier, second get some dry, old firewood and store it beside the walls, it will suck the humidity, without any further costs...
beside the water i guess next step will be installing a working and storage place and make sure you do not get some "guests" you do not want....
If you have a working fridge freezer in the school you could bring some groceries to the school to save time including cold drinks and store them at the school for the people who will be renovating the school .

Crazy you couldn't find a single, legit inspector to call you back but let's not dwell on it. I think if it were me, I'd head straight for a big box store and clean them out of motion sensors.

It’s wonderful that you have electricity now. As things were coming on, the thing that was going through my head was the movie Christmas Vacation. The part when all of the Christmas lights on the house go on and the electricity meter is spinning wildly, until part of the town has a black out. Then the person at the electric company flips a switch for the nuclear power. If the closet automatic lights are always on you can just tape the switch down until you can get the ambient humidity down enough to plane the door to fit again. I’m really enjoying watching.

Habits, you’re walking through basement turning lights on WITH your flashlight on. Very cute
Low voltage to change over you have to put in new wire from switch to fixture- a massive plaster bashing job for every single switch/fixture.
Drill some 1" holes in the plaster to vent moisture. Patch them up later.
Toilet brush goes next to toilet. Another project done. Lol! Very exciting! Look for a knob in the big cooler. Clear and clean one room at a time. It will give you a different perspective.
Industrial fridges like the one you have are designed to be always on. But if you turn it off then it will not stay cold so unless you want to pay the cost of running 24/7 you should try selling it you could get at least a couple grand or more for it.

Sub and liking from all my TH-cam accounts. A suggestion, do not move the phone around as much as you swivel your head and look. Also, buy an actual camera to record. It will improve your video quality and reduce motion blur. It has been obvious you record from your phone due to the motion blur and waviness of the video as you spin around. It was confirmed in the reflection on that fridge door.

About the kiddie toilets: I would keep at least some of them. Clean them, keep a few for visiting children, a few as an easy-to-refresh dog water bowl, and a few as built-in mop buckets. Only remove the ones where there are nothing but kiddie toilets in the bathroom---remove one, keep one. My two cents..
I lived in the house from 1973 to 1975. I recall there being a pink bathroom and closets with drawers for our clothes. The bedroom had around four to six beds, and there was a separate blue bathroom for the boys on the other side.
Poor guy, I bought a county owned probate sale house which wasn’t occupied for two years. I asked PG&E to restore the power and didn’t get that much requirements😓

FOR THE FRIDGE TRY LIFTING THAT TOP PANEL ACROSS THE TOP FOR SWITCHES OR THE BOTTOM PANEL ACROSS THE BOTTOM, try lifting it upward or pulling it downward. 17:28 mark, that strip across the whole top.
Also look really hard inside. I mean really look in every crevice and corner. But I thought the same thing. I figured the bottom panel. But the top could be just as likely.

On fire box removal... should of asked your audience. Varies state by state and also by County. But my old antique store, I used to work at... (was originally an old home in the old section of town.) My old boss was going to remove all the fireboxes also when she closed the shop down. Fire dept inspector told her ** just turn it off, dont use it at all** if you ever decide to sell later as a retail space, could be incentive feature for the sale of the property. So she left it intact and turned it off.
You see I wish i did that, but the town inspector was ADAMANT that it had to be removed. Then he went off grid, new inspector said last guy was an idiot why would he tell you to remove these.... Since there is only one inspector for the town I didnt really have a choice, it was listen to him or fail. Or challenge him and start off on a bad foot for all future inspections.

I can tell you some stories about inspectors. I had a building inspector come out and give me a laundry list of things to do, he said his name was Steve. I asked if he had a card and he said no, so I asked what his last name was and he told me it was Martin. I called the building dept and asked to speak with Steve Martin and they told me they didn't have anyone working there named Steve Martin. I was duped. Steve Martin is an actor/comedian and this bozo wanted to play games. Wtf I couldn't believe it. Now you may be thinking I was in some weird off the wall location. No, I was in San Berdnardino County California the largest county in the U.S. So I feel your pain and frustration. The best thing you can do is know the local building codes because you never know if what they're telling you is the truth, like with your fire alarms. Good job though and you're on your way to better days and getting that baby back into shape.

I'm sure its been pointed out before, but fresh labels on the panel box once things start to look cleaner. Also a log book/filing cabinet would help you tremendously keep track of everything and when it was done. Also, at least for the time being, wear a ventilator mask while your downstairs. Who knows what your breathing in there.

It is so hard to get contractors out to get quotes. For whatever reason, roofers were the only group to all show up for me.

This is so cool. I wish i could give you all of my knowledge of rehabbing a home but the chances of you reading my comment are probably slim given the large job you have at hand. Gutters should not be causing leaking in your home but I've never dealt with a 3 story building before either lol. Imo you should go on the roof and do your own inspection. My guess is a large portion of the roof doesnt need to be touched but the parts that do need to be done can be done by you if its flat or not that steep. Finding the leaks shouldn't be that hard. The hard part is getting to them and fixing it properly. Your windows look good too. They just may need some maintenance.
You look very handy and pretty knowledgeable about finding out what things go to. Those pipes in the wall you need to figure out what they are to and how much of the pipe needs to be replaced so when you do get someone in there to replace them they cant scam you bcus you know what you need already. They also look outdated so there may be some new materials that have been made that will work better and are cheaper than copper or cast iron.
As for the fire alarm you should figure out what kind of system it is and read up on it so you can reinstall and test out the system to see if everything works. It should have worked before you uninstalled it because it would have been a huge liability for it to not be working properly when the school was open. Whoever that "inspector" was is a huge idiot.
Another thing you can do is some research on the school and find out who the maintenance man/janitor was and talk to him. He should know everything about the school and can give you alot of info about issues with the building and its plumbing, electrical, etc. Find the principal/dean/head master and they will be able to give you info as well. Any and all info you can get is valuable.
You know how to work on cars so i imagine you're good with mechanical and electrical as you've shown in this video. The generator and other items can be fixed or maintained by you if you research how they work, what parts they need and regular maintenance they require. Finding parts might be the hard part its worth looking into.
The 3 door fridge is very cool and if you dont use it you can sell it for a few thousand at least to get some money to out towards renovations.
Just a side thought about the basement is you can put a bookcase in front of the door and make it a hidden door/passage. Just something cool and unnecessary that i think would be cool lol.

Thanks for the LONG comment and I do try to read all the comments! Thanks for all the tips! I did think about making a hidden book case door too! So alot of people did also comment similar that they dont think its the gutters. However I don't think I have made a good enough explanation of why it is. I will explain the next episode but I'll make a short summary here. if you look at the outside of the house there is a concrete "fence/railing" That is actually in line with the exterior wall, the gutters are behind that. They are about 4-6 inches wide internally to the main first and second floors. So right above the hole is actually the gutters on the second floor. The Third floor where the roof sits ontop of has no leaking through the ceilings except for one spot where all the stucco has fallen off the chimney and very little humidity in the walls. The foot print of the third floor is smaller of the second floor by almost a foot across to account for the gutters. the holes are directly below the gutters on the second floor! I would highly recommend Hiller Electric, Heating/Air, Plumbing. They hold their employees accountable and are really good about keeping records on your repairs for anything that may go wrong in the future. I've called them years later and they would recall previous repairs done to the home. Hope this helps!
