Coming from a comercial project manager in the states - don’t forget to prioritize your MEP (mechanical, electrical, plumbing) trades! Those are the brains of your building and are often downplayed because they are less visible. Thats usually a costly mistake.
You aren't joking. I remember being in a beautiful Airbnb before, but the toilet and shower situation was not on par with the design.

You should proof test all the plumbing before you put the final seal. Water can go anywhere and its very troublesome if its leaking. Once my 4 storage office leaking on the first floor ceiling, so i have to crack open 4 storage to find that leak 😅
The stone sinks are so ridiculously beautiful. Everything else as well. I also have a love for texture and pattern. When you combine certain materials, it goes from mundane to magic in an instant.

Also there's a word for the glass situation (unless it was resolved) and it's life-tax. I usually apply that to dentist bills, parking fines and tripod purchases. This is a different level though.

Hello Christian, my humble piece of advice - you should have your own Resident Architect as your in-house Consultant to manage all the Design Firms/Professionals(Archl Firms,ID firms, Landscape firms, Struc firms,), Contractors, Vendors, and Artisan to be able to him/her (your Resident Architect) act as you same time as your adviser/ financial / project management/supervisor Consultant to avoid headaches and stress. A Resident Architect who knows you well, your financial limitations, your aspirations, dreams each of your project, and your dream for the environment and nature. Let him/her handle all the headaches for your current and future projects there in Bali =D

An architect should have ordered samples of that black ceiling material and talked to the manufacturer regarding quality before the product was ordered.
If he helped you with constructions details then its a true architect! Most of them are just painters!

Top tip: Never pay full amount up front. No matter what. For things made to order must also visit to check that actual progress reflect installments.
Maybe ready by Dec-2024. Need to develop a list of all outstanding items (design / engineer / purchase / install / test) to be completed a/associated completion dates. Then tight follow-up w/corrective actions when needed.

The thing I learned building a home in Bali, is never pay in full. Always pay a down/partial payment, the moment you fully pay you will realize the work quality and attention given might drop significantly.

There are a lot of ways the builders and workers nibble away ( steal) money from you during the building process. It’s true about the concrete mix you mentioned, but there are many ways. For example, the builder orders materials from a suppler (wood, cement, rebar, etc) the invoice is marked up for expat price and then split between the builder and supplier. We experienced it many times then fired our contractor. We then self managed the project. My wife is Indonesian and very keen on the tricks of the trade.
Astute observation. They have thousand ways to skin a cat.

Amazing project, what sanitising system will you be using for the pool? Make sure to have an automatic pH and chlorine controller, to look after the stone.

Could not agree more… contractors MATTER!!! It’s impossible to catch every discrepancy that the contractors try to pull over your eyes. You just need someone that has integrity and will stand by their work! Good luck with finishing the house. It looks great so far.
My dream home is bicycle van with a dog. Cost maybe 150 dollars total + 200 dollars for a bike.

Are you going to do an overall cost vlog when all is completed? Something to think about. You have a lot of time to determine whether you will do a cost vlog. Other ppl are probably thinking the same thing as myself, and what is all this costing you? You are a USA /Canadian millionaire and you created this fortunate on your own. You weren’t born with a gold/silver spoon in your mouth. Meaning, you weren’t born a millionaire.
How do you go about the permit for residence and actually buying land + building property? Residency by investment?
do you have the notary that you use in bali.
I wouldn't be surprised if this property being sold in 1 or two years. I also expect a lot of back jobs and maintenance people required after people starts living here.

You were told by many long term expats the mistake you were making building in Bali .
The biggest one not being on site throu the whole build which has cost you a lot more time n money.
Building rule number one control the money pay suppliers your self number 2 don't build in Bali long distance be in Bali on site every day
You ignored all the advice from long-term expats and this project has cost you a lot more money time n stress .
The other thing you ignore is the Bali community culture the risk that goes along with that if your not married to a local n the house n land is not in her name .
Community leaders community acceptance and government Kantor leadership change constantly in Bali .
And it doesn't matter how much you have spent paid off in bribes if they turn on you your house will be destroyed .
Real estate for foreigners not connected by marriage to Bali is very risky.
Bali is full of abandoned villas
And more n more foreigners are coming here building western style exterior designs with totally nothing in common with Bali or even Asian design .
Bali is being striped of its soul n heart and looking more like a western resort town
And the Balinese are taking notice .
Bali community holds all the power in Bali
We warned him.. Allowing others to count your money is never a good idea. 😮This build is a cash cow for many. I am positive you could double his 25k losses. You must be there everyday.... trusting no one.. When TNI and the police come monthly for their ""greasing", he will understand.

Much cheaper to just rent in 10 year intervals. Predicting 30 years in the future is naive at best... Sickness, earthquakes etc... Plus this dummy doesn't understand Bahasa... Trusting anyone here is a huge mistake...
