    This week, we visit Tiong Bahru to showcase a very unique walk-up apartment. As a size of 947 square feet, this 3-room HDB home features a very remarkable transformation from its original post-war state from 1949. Homeowners Deneice and Daryl wanted their home to be a mid-century modern British Colonial look, which is definitely very in-keeping with the retro vibes of the Tiong Bahru area.
    What's cool is the "balcony" area that still allows it to be a closed off space, and yet allow them to sit and wave to the neighbours or passerby's on the street (plus enjoying air-conditioning). They had to be creative with the bathroom arrangement too (as there is only one bedroom in the apartment), to allow for when friends/family come over!

    Absolutely loved this! From the house, how they respected culture of the building. The couple seems super fun & chill to be with to, really matches their house hahahaha.

    I love how they design it, they preserve "element" of the house , without overdoing it, they make full use of the natural light , with minimal cluster , every local know living in a post war building doesn't come cheap , even the rent . Mostly for expat that like the vibe of Tiong Bahru 😄

    I like it very much. The overall design and concept feel cozy and inviting. Hearing the couple share their journey why they chose this apartment is like a window into their soul. The transformation made from its original condition was brilliant.

    Thanks for shooting this episode. I like the neighbourhood of Tiong Bahru very much. Here, every building is a unique art piece, a gem that mixes with other parts of this modern city-state. Deneice and Daryl could fusion the new and old elements in a highly personal fashion. I like the way they put a small table and stools to overlook the outside view. Love this design so much.

    I have driven passed these blocks of charming old flats millions of times - get to see how the interior layout looks like eventually! Thanks for sharing! Just calculated: built in 1949, so it should be 27 more years to go before it has to be returned to the Landlord-in-Chief.

      Hey there! The lease actually starts from 1973, so it can't be calculated from when it was built but when HDB renewed the lease 😀

      All hdb was rented at first. So when hdb decided that it’s time to sell that HDB, the lease will start at when it was sold.

    Just a few floor, n so much green space with big trees. Good old days , when land are cheap , given ample public green space, though with low density, now every square feet is Gold!!! Been here few times and had a meal at food court when i come to Spore before covid. From KL Malaysia.

    I remember almost 15years ago visiting an apartment on the second floor walk up
    It was going for 400k
    It was very run down
    The infrastructure was run down
    Basically you will spend most of your money changing out the plumbing and rewiring works
    Security of the windows as well
    Perimeter windows needed to change out and sealed
    You need to be relatively well off to own this place
    So all in all the renovations can easily cost 100k or more.
    I was then the sole potential owner
    But as a single person cannot imagine the amount of space to upkeep
    It’s better suited for families

      @Nic ; 15 years ago going for 400k for a really run down property, and another 100k renovation to make this a liveable space. Yea, you need to be relatively well off to afford this apartment.
      Wonder what is the market rate now in 2022.

    Original from 1949...? amazing.
    Your video here touches on renovation to ID work but I suspect the electrical and plumbing need a workover too. The wiring needs to be redone, upgraded to cater for AC units. If concealed wiring, walls need to be hacked and replastered.
    Piping, internal reticulation to be changed and the common stack riser hopefully in sound condition to receive. The bathroom fittings are all new.
    You did not mention this at all. The works towards this must be challenging too.
    Finally the 70k Sing Dollar renovation cost includes all the electrical and plumbing work too?
    ( also the floor finish - new tiles or maintain the original existing? )

    Can you feature the apartments on the opposite side of the road? I always wondered how the interior look like. I was told they were private apartments rich men bought to house their mistresses. Is that true? Also, are the walk up apartments behind similar or different? There are so many styles of buildings in Tiong Bahru around the market.

    Very nice lifestyle there and enjoyable place to live in. However what is the exit plan? The decaying lease for these colonial flats is definite and deprecating faster than any other property in Singapore.. (assuming there are similar types)

      It's likely to make a loss year down the road given the depreciation. The sacrifice made when buying a spacious flat in a good location is the lease decay, and that's something that buyers would have to be at peace with.

      Built during the post-war years (between 1948 and 1951), these HDB flats have 99-year leases from 1973. Hence, they have 48 years left on their leases
      The video show 21 Lim Liak St. You can Google it...

      Hey C Chan! You can actually head over to www.hdb.gov.sg/map to check all HDBs and their lease remaining. Simply search up Lim Liak Street and turn on the "house" icon. Click on the red "house" icon on the map and more information would appear, including the lease start date, transaction information over the last 6 months, unit mix and so on. Hope this helps!

    This home is very nicely renovated. Loved it. However, they will most likely outlive the balance lease, might have a problem disposing it later, even after MOP unless they are waiting for government to give them a replacement flat for free later in the lease decay. May not be practical since they are still so young. Well, it is just my personal opinion.

    I see a lot of potentials seeing the original state prior to the reno. If it were me, i actually will keep a few things as original - their reno style has removed a few key original elements of this wonderful historic house. Sad to say, it's a pity. But as long as they are happy! Haa.

      Hello neighbour... Tiong Bahru is a coveted area in Singapore. These are really old flats. Stylistically, the flats here are very unique compared to the rest of Singapore. Tiong Bahru is also centrally located. Public housing in Singapore are on 99 year lease. People who can afford them are willing to pay premium prices for units in Tiong Bahru. I won't be surprised if this unit was bought at 1mil SGD.

      Thanks for sharing Safiee! A 3-room flat here like the one shown in the video costs around $600K-$700K. There's about 50 years left on the lease, and it does affect the price. These units are also considered quite big for a 3-room flat, unlike the average 3-room flat that gets sold today which explains its high prices too.

    Has anyone know along race course road maybe from 1960 to 1990 before demolition ,there are one stretch of similar short house like tiong bahru, not forgetting the Farrer park hawker center 2 storey only
    , how many people know, I am wondering 😂 😂. walking distance from old KK hospital site before KK move to the now site.

      Northumberland road....farrer park football field...farrer park prawn noodle....vicinity of ecac centre...in the name of building hdb flat for the people....99 year lease....zero value after 50 plus years😭😭😭😭

      Hey! It's about 50 years, not 28. For these flats, the lease does not start when it's built. It started in 1973. I suppose that when it comes to renovations, it just boils down to what you want in the quality of life. Some people feel that the qualitative value from such a renovation, even if it's not for a long time, is worth it if it makes them feel good about their home everyday 👌

      @@asdfkie even If we do appreciate it, it must come with the full context that this is an architectural remnant of an empire which pillaged and colonised cultures and resources and in doing so, tried to mould both the land and its peoples in its own image.

      - that you can speak and spell in English here, due to that past.
      - Singapore 🇸🇬 a world class transport hub, seaport and Airport.
      - a bustling commerce and Banks.
      - clever Singapore students study in renowned British University.
      aren't the above the positive from that Colonisation.
