    We always run into this issue with new construction, as builders insist on internal documents drawn up by them (and, as you mention here, biased in their favor)... Perhaps the attorneys at NWMLS could review documents used by some of the state's major builders and work with them to amend their current internal forms and/or create forms that we can better rely on in these transactions. After all, we want to work towards a win-win for all parties. Alternatively, pass laws mandating builders to use WA state standardized forms, so we are all figuratively and literally on the same page...

    Not to mention the unlicensed assistant's broker's Broker (Designated) who has not even seen or authorized broker to supervise and approve unlicensed assistants work

    So basically a broker cannot sell a property … like a new construction home… because they cannot fill out the forms. Is there any answer to that issue.. or are you really telling buyer brokers to walk from those and other sellers who have their own forms? Shouldn’t you be directing energy toward those sellers? REALISTICALLY, brokers are not going to turn away buyers for new construction, etc.
