    There is literally no difference between what you are suggesting to do and what the form said to do… it’s the exact same conversation. The only difference is when you are suggesting we have it.
    In real life practice the conversation will be exactly like you said. Buyers will say don’t show me houses that are not offing compensation because I can’t pay it.
    “Do you want me to show you houses that are not offering compensation?”
    And
    “The listing agent says they are not offering compensation, do you want to go see it?”
    They are the same…

      First I need to say please don’t mistake me commenting as a direct attack at Annie, she didn’t get us to this current situation, she is only trying to help us all navigate. What she does for all of us here with these videos is priceless. I’m also licensed in other MLS’s that don’t have an “Annie” to help us. Her consistency and knowledge are a huge value to us all. I feel that having the ability to comment here is an opportunity to better understand and possibly see things from a different perspective.
      Having said that here are a couple thoughts that came up in our office meeting when we discussed this video.
      We as agents are already “filtering” listings. We filter by bedrooms, bathrooms, size, location, one level, garage…. You get the idea, but we also filter by what the buyer can afford. Or said differently we filter by what a buyer can pay. We don’t show a buyer that is prequalified to $500k homes that are $800k. Going a little deeper if the buyer is only able to get a specific type of loan we are filtering to find homes that meet this criteria. Is it really that far out of line for use to not show homes that don’t meet the buyers requirements.
      The suggestion is to reach out to the listing agent and ask… well in theory that was already answered at listing input. If we need to call and ask even when the listing already states no compensation… why have it on the listing in the first place? We don’t call to ask if the home really has the stated number of beds or baths, or other information stated in the listing. For the most part we should be able to use the information in the listing to “filter” homes to meet our buyers needs.
