#1 I don’t have cash to offer #2 I wouldn’t know how much to offer, so how can I even start this process?
How do you find buyers who want “on market” deals? The buyers i have spoken to only do off market deals.
Is there a time to shoot for to call?
Jerry, a lot of agents hide the Redfin estimate in my area which makes it difficult to use your offer calculator (Zillow, Redfin, Realtor) any suggestions???
So most agents seem to dislike wholesalers. When you're asked, are you a wholesaler or will there be an assignment fee, is there any good way to answer this or avoid it altogether to secure these working relationships?

“Do you mean do I sometimes assign my contract? Yes, we do that all the time. I work with different investors and partners and we have and multiple exit strategies. sometimes we keep properties for rentals, sometimes we fix and flip them. That’s why I need an assignable contract. I need the ability to change the buyer of contract to whatever entity we decide by closing.”

Jerry, how do you handle when you send texts out to realtors asking to call in five minutes about a listing, and they never respond, or calls, or to follow up on those listings? I will have a list of 20 calls and maybe only two or three will actually respond…what’s going on?
I'll suggest you put those agents numbers on your follow up email list. As Jerry says use a combination of social media linkedin, Instagram, Facebook Email, Calls and SMS. You alternate between those and be consistent.
But these are just for follow up.
Concentrate on the 2 or 3 agents who answer your calls.
Even if they don’t answer, I call anyways in 5 minutes. Most the time they answer
