    What if your house has cracks, old broken fittings, leaks, etc?

      @@licungR Unless they are serious cracks that impact the property structurally, or your property is riddled with cracks, $200k seems massively excessive. How about repair them yourself, especially as most of the cost will be labour.. I assume the property is one of your biggest assets. You could also get a structural report for potential buyers... personally, I'd do the repairs.
