A trust structure is needed if you want to increase your borrowing capacity because your serviceability is at its limit. This is where I'm at now. I’m an owner-occupier with a mortgage and cannot acquire a 2nd investment property due to serviceability limits, despite being in the top 1% income bracket in Australia. To proceed, investment property #1 must be placed in a positively geared, self-sustaining trust structure. This ensures that when acquiring investment property #2, lenders assess only investment property #2, my current owner-occupier property, and my salary, while excluding investment property #1. However, this strategy requires investment property #1 to first generate positive income.
Its all borrowed money. You don’t really own any property portfolio. The bank does. Your system would not work if property bubble burst. Aussies regs and politicians won’t let a property bubble burst though because you cannot really do anything else except property in this country.

Is 450k too low a pricepoint to buy into SE Brisbane (30-40km out)?
For a house, yes. Townhouse or apartment at that budget in SEQ
