    Paul Clem is a fantastic realtor. We used him in October of 2023 moving from California to Oregon. He made this process very easy for us . On top of all of it . I would recommend him over and over again to anyone thinking of buying a home in Oregon.

    Finding an architect and a builder are key steps in custom builds. The relationships you build will determine the quality of the house you build. Stay flexible, positive, patient, and know that you are helping provide jobs for local craftsmen and building a dream that you and perhaps others will enjoy for decades or perhaps a century.

    Some criteria to consider when buying land: 1) location-it's the most important. for example, neighborhood vibe, water views, and proximity to beach, 2) city services? cost to bring services to the lot?, 3) slope and drainage - will you need a soil report and expensive foundation, 4) are you out of the tsunami zone - online maps

    Picking a builder-- with all due respect, paper builders like adair and hiline don't actually do the work, they provide the plan and often hire the lowest bidder who can be out of area. There is no general contractor watching the site on a daily basis. And you end up doing the clean up and painting. Please consider hiring a local builder that knows the coastal environment and uses stainless steel fasteners and cement board exterior siding and trim. Sometimes the local listing agent for the land you purchased might know some local builders and be able to give good referrals.

    Location, location, location. Picking out a piece of land and holding on to it until you are ready to build really fits into the "dream" of someone who wants to retire on the Oregon coast. Also consider knock down properties where there is a structure of no value but with a view. Many "dreamers" pay property taxes and a mower for years or a decade and then never build. But for those that do, the reward is the journey.

    I want to build my own home myself. Im not a contractor but have worked in most feilds of construction and have built a small air bnb myself on my parents lot. What are the laws regarding owner builders?

    Great video! You mentioned the number of new construction listings on zillow at around 61 but what about the listing and sales info for "land". Or the number of "new starts" from city permitting departments.
