    Well….most of the points are covered by you for the project but still want to give my opinion-
    Pros -
    1.Developer is prominent and known for timely delivery.I was already his customer of one of their prominent project.
    2.Project Quality and finishing is good
    3.Builder has done the smart marketing in the past and doing currently as well.
    Cons -
    1. Project Location is literally not so convincing. This location doesnt have any prominent market area nor falls to any proposed metro route
    2.Despite lot of aggressive marketing campaign, they are still managed to sell only 60-65% inventory since 2018(6th year running)
    3. Layouts are still not impressive
    4. Builder is campaigning it as the most expensive project but check the resale rates of Gaur Saundaryam (current 11-13k persqft)which is still the number 1 project since it was delivered in 2019.
    Now the question is who are the major buyers of this project -
    1. Loyal customers of Ace
    2.Customers from outside Noida, who want to invest here and believe on the group as there is no registry issue in their past delivery projects

      @@Pravaman Sir, both are benchmark projects in Greater Noida West. Ace Divino is recently delivered so they have better design and amenities but lacks in location whereas Saundaryam is still No.1 due to its location and openess. Also it is known for good views from balconies as it lies on 130 mtr road. Also it enjoys excellent connectivity and upcoming local noida and airport metro station. If you get any deal around 9.5 to 10k then go for Ace. For Saundaryam u need to shell out minimum 12k per sqft

    Hello, which project is better to invest in: Cherry county or Ace Divino?

    Nirala Estate is best project with best location, one of the best club houses, good construction quality, good swimming pool, very huge central park for kids, sorrounded by best schools and upcoming metro station in front of this society, upcoming rapid metro to jewar airport in sector 2, near by commericials, D Mart. Registry is also open in this project.

      yes , also dont be shy to say how densely congested it is and how the building has such poor lobby area on each floor , it has a huge park because it is densely populated , and feels like modern day slum area defintely not luxurious

      Arihant one is not good from location pov. View from Balconies is also not good, Please consider Nirala estate if you want good project with location. Although it is near possession and can cost you more.

      CRC Sublimis is a better project in terms of location, and floor plans and construction quality at par with ACE Divino. So we would suggest CRC Sublimis is a better choice.

    Nice review of the project. I visited this project and they gave a GITA to express "sab moh maya hai".

    I've personally seen growth in Greno-W, however I wonder why the vicinity of Ace Divino is not yet developed, for now the area don't offer much except a good apartment

    A True Luxury Project should have:
    No 2bhk only 3bhk or above to maintain gentry
    Big sizes apartments
    Big green area park
    Large clubhouse
    Big balconies glass facade
    Low density project
    Less apartment each floor
    More extra spacious lifts
    Separate towers not cluttered
    Tall door and inside walls
    Grand lobby with italian marbles
    Good location
    Separate entry exit
    Better after sale management
    Then only its luxury otherwise just marketing. There are people like me like to pay extra for true luxury but all fake luxury projects coming in noida unlike gurgaon

      How can one expect same luxury in Noida with far better infrastructure at lower price than Gurgaon. Builders in Noida are making 6-7 crore ultra luxury flats and nobody is stopping anyone from buying them. Gurgaon is marketed well that’s it.

      NBCC Stalled Projects: Consider looking into stalled projects currently being revived by NBCC. NBCC, a government agency, has taken over several projects from Amrapali and might offer more affordable options.
      Limited Availability from Private Developers: Finding new projects under ₹6,000 per square foot from private developers might be difficult at this time.

      Both are same location only.. 😂 Arihant Ambar construction quality is not good. ACE Divino is mivon based and construction quality is atlease quite good. Though I already skipped ACE Divino but its way better than Arihant Ambar..if you ignore unrealistic price of ACE Divino.

Arihant amber is 2 side open+both side facing roads. just for you to understand ATS destinaior is a better project since it is facing miyagi forest. Location doesn't mean sector, area, city or state but the surroundings of that plot. You can learn more about the location in Google.

    All that glitters is not gold, eventually you have to live in your home and not in the blingy clubhouse, home layouts are totally unoptimized, very small rooms , small to no dining area, no local market .
