Cons - 1. Project Location is literally not so convincing. This location doesnt have any prominent market area nor falls to any proposed metro route 2.Despite lot of aggressive marketing campaign, they are still managed to sell only 60-65% inventory since 2018(6th year running) 3. Layouts are still not impressive 4. Builder is campaigning it as the most expensive project but check the resale rates of Gaur Saundaryam (current 11-13k persqft)which is still the number 1 project since it was delivered in 2019. Now the question is who are the major buyers of this project - 1. Loyal customers of Ace 2.Customers from outside Noida, who want to invest here and believe on the group as there is no registry issue in their past delivery projects

Also it is known for good views from balconies as it lies on 130 mtr road. Also it enjoys excellent connectivity and upcoming local noida and airport metro station. If you get any deal around 9.5 to 10k then go for Ace. For Saundaryam u need to shell out minimum 12k per sqft

Nirala Estate is best project with best location, one of the best club houses, good construction quality, good swimming pool, very huge central park for kids, sorrounded by best schools and upcoming metro station in front of this society, upcoming rapid metro to jewar airport in sector 2, near by commericials, D Mart. Registry is also open in this project.
yes , also dont be shy to say how densely congested it is and how the building has such poor lobby area on each floor , it has a huge park because it is densely populated , and feels like modern day slum area defintely not luxurious
