    Hey Ethan! Thought I would comment here to try to grab your attention. I was wondering if I could ask you a couple of questions regarding 7 day possessions, evictions/on record keeping, etc? My sister is in a tough situation and I’m trying to help her the best I can

      Hi Tyra! I just looked a little on 7-day possessions. It's not common in states I've worked in. It sounds as though a writ of possession maybe was issued in a court date in the past, is that correct? That may be a situation that there already was an eviction that was won by the landlord, giving them possession of the unit back to landlord, but allowing tenant to remain if all money gets paid. But if it defaults again, then the landlord can notify tenant of a shortened notice period for switching the locks. When you get a notice from the sheriff with a date they will be arriving to oversee the switching of locks, that is usually something that can't be stopped. But we don't know the details! Read the notices so carefully etc. what are the record keeping questions? They usually account for every cent, even partial months pro-rated to the day. And then court fees/filing fees/lawyer costs are also owed by the tenant on a final bill. They most often would add additional charges for things needed like moving items left behind...a "trash out" or "hauling" charge. And of course painting/cleaning/carpet.
