      Yes, all communities and even times are different, if you watch this video to the end it is offered as something to try in the best case scenario. But always be careful, be a good neighbor yourself, and use your own judgement for how to proceed. We just want people to feel at home where they live, but that does mean some compromise like anything else. Thank you for sharing the story!

    I was a Property Manager and Leasing Agent many times over, 17 year real estate professional, 3x Realtor and Investment Lending Assistant. I've also sued a Landlord and almost sued another for Unlawful Eviction when I had paid my rent on time for 4 solid years yet one of their PMs got pissed off that I caught her lying and contacted corporate to report her and show them my evidence. I want everyone to know it's the LANDLORD'S RESPONSIBILITY TO MAINTAIN THE "RIGHT TO QUIET ENJOYMENT CLAUSE" IN NEARLY ALL LEASE AGREEMENTS IN THE UNITED STATES. It's part of Landlord / Tenant Law, it's in the Texas Property Code which are LAWS. Check your state too for it's Property Code Laws.....and always recite this clause in your emails if your Landlord acting like they are not responsible or ignoring you (b/c now that is considered Landlord Retaliation - which is also AGAINST THE LAW. ) It's your right as a Tenant to enjoy the home you pay rent on. 1. make sure you write the office an email every single time a neighbor is doing XYZ so that you have a tract record. 2. I also record anything I can like audio or video 3. if I leave a note first for the tenant, I always take a photo so no one can lie what I wrote on it (yep had a resident call the cops on me for going to her door, she lied and told the police that I threatened her, I had the picture of the letter I wrote and dated with the metadata and showed him AND the nice note she left on my door in the beginning that was actually very nice and she said to let her know if she is ever loud! I showed him that too 4. KEEP EVERYTHING IT CAN BE EVICDENCE in the event you need to force your landlord to pay for your move into another until BUT...the landlord should get the tenant to stop b/c they are violating the rights of everyone else around them too - sound travels big time through walls and breezeways. The property I've lived at for 5 years now has gone through about 6 property managers. They keep hiring these YOUNG GIRLS! Anytime there was a grown man or woman - just the deamenor of the way they dealt with me was 1,000 x more professional and better. DO NOT LET these landlords IGNORE YOU. In the current place I live in I've never lived in such a bad place, turns out they put cheap sticker fake woof flooring on the 2nd and 3rd floor with NO padding! You can't do that in a 20+ year old complex, it was not built with enough layering in between floors. When I worked at a property, the maintenance guy told me you can't put wood floors on anything but the first floor in a traiditnal 3 story community that is 15-20 years old. Now we got 2 parents and an adult living in a 1 bedroom. Folks hot boxing it inside their apartments. people putting surround sound on in the evenings and the sound vibrates the walls We got folks moving from houses with multiple cars. These older apartments were not built for this! If you ever have a home build PAY EXTRA to have sound proof foam insulation sprayed in between the walls - your home builder can outsource this if this feature is not an option but trust me you will need it! In Austin they are building these 500K houses so close to each other you could not PAY ME to own one. Put me on a decent size lot like when I grew up in the 80s with plenty of space in between.

    The difference is that Waymo relies on maps. If theres no map they cant drive there. Tesla is more dynamic and learn any road any location. Waymo might be ahead right now, but in the long run tesla will win.

      That's a big distinction, and it makes sense with the way Elon has declared Tesla AI to be the most advanced AI learning due to the way it is built to learn from the data each vehicle kicks into the model 24-7, and he says it as a simple matter of fact. Waymo may pivot to that it would seem. Thank you for adding that comment.

    I've gone up to my new neighbor above me to ask if he could be mindful of his foot noise. I was as pleasant and all smiles as possible, and all he did was get angry at me and yell and slam the door. The stomping on the floor has been present day in day out for the past 8 months. Occasionally dropping heavy elephant sized objects over my head with a rumble that sends my heart racing in shock. I went up there once before and asked again in my best manners, for him to tone it down and i got the door slammed at my face again. Even now at 2:25am, I still hear him stomping around. He sleeps late and he works from home. As do I. I've hit the ceiling in the past and yes he called security on me, which i told security to go up to his room and tell him to quiet down. He did. Only to start up again the next day. All day. Every day. These 8 months have been hell. I really have no wish to make nice and go have a drink with this angry millennial dude above me. I hit the ceiling today at 11pm, he didn't care. I know he heard it. He's told me before. He kept on stomping about anyway. He's driven up my anxiety so much.

      Can the manager of the property listen to your story? Then they may think of something else they can try. What type of construction are you in? There are some types of apartments where it is nearly hopeless to expect quiet. In these cases we say rugs, carpets, curtains.. these things stifle sound a lot..a fan, white noise machine, experiment with ambient music, use earplugs to sleep, etc. Keep hanging in there. Some people have no idea how loud it can be beneath them. The noise and vibration levels really depend on the type of construction of the place. That’s a well written comment, by the way.

      @@NotJustNinjas Yes i have tried every single thing you mentioned. Telling the building manager, which all they could do was offer me another unit in the building, and trap me in another year contract---but im in santa monica and this apartment is super expensive. So trying to break a lease would cost $16+k (2 months + concessions /which is another 8 weeks that i got free when i moved in--so a total of almost 4 months of rent) but after talking to a neighbor on another floor, she said her upstairs neighbor also walks all over the place with her heels which drives her crazy. So I decided not to move to another unit and trap myself to another year of possible thumping above me. I was just gonna ride it out. The walls are great here though. I never hear the neighbors through the walls at all. Just the guy above me. Stomp Stomp. I sleep with noise cancelling earplugs. They only last 6 hours or 5.5. So i will wake up and transfer to another set of ear plugs fully charged. This is every day I am moving down the street next week. An occean view. Unfortunately, neighbor student above in that unit also walk all over the place. Plus her mom/parents are visiting so I'm hoping the noise is temporary. But It's not as heavy as this guy above me right now who is anxiety inducing, so here's hoping. xxx 🙏🙏

    my landlord texted me and said I had 20 days to move out and she accused me of not cleaning up my dogs urine in the common area, which is a lie; she has no proof, the city made a complaint about me; which is another lie; and is giving me a rough time agaisint my ESA dog. I had another dog for 2 weeks when my family was gone.. the lease does say no pets though but I didnt really break it since the dog isn't fully mine and doesn't say anything about pet setting. then roommates... im not subleasing, I had a friend stay with me for a month. does she legally have grounds to kick me out and evict me. she has also been sending threatening messages. and not to mention the emotional toll it has taken on me. So is there anything I can do?

      Thank you for commenting. Sorry you are going through that difficult time, everyone needs a place to live, and nobody wants to feel threatened nor unwelcome ever, especially not where they live! Landlord-tenant laws vary in states and some localities, so reading up on those laws for where you live may shed understanding on it. Usually a text message is not considered a formal notice to vacate. If you are issued a formal notice to vacate, and then stay beyond that date shown, they will file for an eviction, which is when usually it becomes scheduled for court. This is the general sequence we are talking about here, for your location and all details we do not know, you should take those into account with your own research to best proceed and decide what to do. Candidly, it sounds as though it is not a good situation for you nor for the property owner. Also it is common for lease contracts to state various activities that they will agree - and renter agrees to by signing - that will be documented as a violation of the lease agreement. Some of the things you mentioned could be documented as violations, such as a non-agreed occupant being in the space for x-number of days without applying and signing a lease, or bringing in an undocumented animal, etc. If you ever own a property and find a renter to live there, you would also have to spell out the terms of your agreement for the renter to agree to, and when you start thinking about situational details such as a dog being “fully mine,” or in such cases when family is gone and can’t find anyone else to pet-sit, you would realize that lease terms have to be made as concrete and strict as you can. It is one of our goals to help people understand the strict, uncompromising structure of these types of agreements - which may not help feel more comfortable in your present situation, but can hopefully provide greater confidence and comfort in the future by having more complete perspective and clear responsibility on your future situations.       It takes this simple, stark contrast against career professional politician communication to see that. Many people might be dying for transparency and sincerity even if is bombastic. Do we want our president to look and speak like Obama, yes. But that suave perfection is starting to seem untrustworthy and too calculated for a country rigorously engineered to stay free despite the certain assumption that power is corruptive.

    Not sure if this is an unpopular opinion, but I’m so disappointed in Pence. Didn’t back him up here, almost looks annoyed that Trump is saying this. He was supposed to be such a great VP with great values and he seemed to fade into the background like “nothing to see here move along”. Maybe that’s normal for a VP to stay out of the limelight but just my observation.
