I agree with all the other points, except sector 14 flat because there are 1700 total flat and out of them more than 1000 are EWS flat. And they have also paid 38 lakh instead of 11 or 15 lakh. This will not give justice that 1000 flat people get only access to 25 % part and also, nothing was mentioned on dda brochure for partition for that section. I always like your reviews but disagree with this point.
I doubt on this analysis over 19b flats. If they are so good why not got sold out in previous auction. Don’t think anyone would have cancelled it after bidding and paying emd amount..
They were Sold out .however some speculators could not pay, so they came back into auction. Some flats are left out by chance because people bid over the same flat. Multiple bidders are there for the same flat and by chance a few might have been left out , especially locations which were not there in the spotlight.
Dikshitji's advice is amazing. His advice was valuable for many who bid in phase 1 and 2. My advice to interested people is the following 1. Visit the society and see 2. Bid for multiple flats 3. Be careful about bidding as you will see prices shoot up in the last 5 minutes 4. Determine your limits and be prepared to walk away. All the best

Project cost of central Green area of sector 14 was also shared to EWS. Hence they are also entitled to use Green area.
Is DDA Flats is freehold i.e flatowner have right in Undivided share in project land.
