    I gotta tell ya, you are totally on point with much of what you do..... I directed someone to your channel yesterday because 'and check out this lady, and her totally righteous channel'.....
    What I like about your channel is that it addresses the elephant in the room that many in real estate do not truly 'get' ..... you will not get all of your data in one spot, vendor, ect. It's just not happening. No one has it all, data wise. And the ones that come close to it? The little guys can't afford. This is empowering for many.
    But the good news, is that we are in the Golden Era of data, and pretty much everything is out there for the taking.
    The tuts with Jupyter Notebooks are great for everyone. I'm surprised no one in the comments has asked for a 'And today we will install Windows subsystem for Linux (WSL2) with Ubuntu and Anaconda, to set up Jupyter Lab as a system service in Windows'video...:)
    I really like the diverse range of tools and resources that you bring into your videos too.....with the thought of keeping (if any) $ amount attainable for the viewer to use the same thing. Have you looked into Microsoft Power Automate at all? There is a Cloud version, and a Desktop version, and they can speak to each other for different Flows/Automations.
    The thing is, Power Automate Desktop should be free in the latest versions of Win 10 and 11. Simple and easy to set up webscrapes/automated data extraction, bulk OCR actions, automated sms and email.... it's all there. Anyone using any of the latest AMD or Intel chips are already in HEDT desktop territory and can run tools like this no problemo (More RAM is ALWAYS good), whether they know it or not. Power Automate is butter with a batch URL scrape of a couple hundred thousand URLs on a Threadripper Pro and a RTX 3090 :)
    We've been taking deep dive in to just 'what' you can pull out of cities and counties in Florida over the last year, other than the basic sales/tax/assessor data that so many other tools include .... And in many ways the cities and counties are failing the public with access to very simple performance data like permitting and code violations records. As an example, in the last week we have had a very well known Florida city tell us that it would take 833.33 staff hours at $18.47 per hour for an estimate of $15,391.60 for them to produce 20 years of code violation records. This is absurd. This is public data. And yes, this is a very large and densely populated city and they have have up to date record keeping systems.
    They get away with this, because most people in real estate do not to ask for the data like this, or in this volume.....and these same real estate people are the very stakeholders in the city that are charged these fees. They may just think it's normal..... but it's not. Many of the cities and counties have put a system in place, that it is hard not to have the impression that they were not just trying to turn public data in a cash register..... Which goes against open data laws. More realtors and investors (stakeholders) need to be turned on to this simple truth. And to start saying something.

      Thank you Joe, I appreciate your kind words and feedback! When I started the channel two years ago, I was shocked their was not enough resources out there to show how to get the data at the county level and macro level.
      I will definitely check out Microsoft Power Automate as a tool for scraping and automating other tasks like email / sms. I currently use Zapier as a tool since it's agnostic to what operating system you are on.
      I am shocked that the county told you extracting data would be $15K+! Completely unacceptable. Public data should be structured and easily extracted for all to consume. This is what creates barriers of entry, especially for those starting up with less capital.

      Yeah... the closer you go to the city level data, it's a complete mess with some of the smaller cities. When you start to see what they are using for data storage......
      For some? It's really they have a limited budget, and they are small. For others? I am in agreement with you...... there is just no logical reason it should cost the sums of what is quoted to us. The same city just keeps giving the same vendors the contracts to store the data. The 'present' has not come to the caught up with the past, when it comes to data laws in Florida. We'd like to find more industry partners to put pressure on the cities over this.
      One of our clients, Stellar MLS, covers where I think that you are, Tampa (?). We've been taking a seriously deep dive into 'youNameItAndWeJustWentAfterIt' city and county data, really focusing on 20 counties in the region....... And some of what you run into is horrific. Altogether, just from the permit data, we have 5-6 cities trying to say almost 20k, all combined. It's just nuts.
      Or they will say to go use a address look up tool for individual addresses. I am one that when they say that? I tell them 'sure. Ya, we can run a script that every address in the city gets tossed into the address look up, ..... I mean, that's gonna beat up your server, but okay..... say, as long as you are forcing us down this route, we might as well do this daily'.
      :)
      Other times, simply asking them to produce zoning data, in those 20 counties and their cities? So many cities told us that it did not exist...and my response? 'Great! We'll make sure to blast that your city does not have zoning to the 72,000 realtors in Stellar MLS that use us. Expect a boom in building. Also, expect more Airbnb's, without zoning needed.....
      I know that you use Jupyter a lot.... I'd really like people to see that with real estate data, that there are different ways to visusalize it to. Leaflet and Folium let you create some pretty powerful interactive maps inside of Jupyter..... But I'd really like people out there to start demanding more things like Kepler kepler.gl/. Stunning maps, and just a different way to look data. Works great in Jupyter.

    Could you do this to scrape the county site for people that have Village liens or county liens on the property or is on the water shut off list or anything of distress towards a property that came from the village

      Thanks for watching Luis! Yes if the data is public then it should be scrapable even if there is a login required that is free to sign up for. Those are all great lists to use Browse AI to get distressed properties. You can schedule it to run on a daily / weekly / monthly basis too

      Hi Mike thanks for watching! You should still be able to use Browse AI to scrape land data from county websites. Setting up the bot should only take a few minutes.
      If you face any errors (i.e. website uses captcha or has issues loading) then you can try hiring a freelancer on Fiverr to do the web scraping for you - bit.ly/3NnIZLX

    Great video, Ariel. Is Browse AI able to extract duplicate names/addresses out of a file? For instance, I pulled a list of code violations and there are 19 lines of the same address in more than one instance. Also, can a list be uploaded from a .xlsx file emailed from a government agency? Thank you!:)

    There is some AI used to find the searches made in a geographic area for a product. How can that be translated into peoples searches for homes in my geographic area? This would help me target the right sellers.
