🎉 End-of-Year Special: As we wrap up this year, we bring you a story that's both compelling and cautionary. Join us in Greenvale, Victoria, for what we hoped would be a showcase of stellar construction, but turned out to be quite the opposite.
🏠 A Dream Home in Disarray: This double-story home, with its diverse cladding including brickwork, Hebel, EPS with render, and Scyon Stria boards, promised luxury and style. Yet, the reality couldn't be further from the promise. Despite being paid in full, the builder has left this house far from completion.
🚧 A Litany of Issues: From a home that's still not lock-up ready to cladding that deviates from the approved working drawings, the problems are just the tip of the iceberg. The sub-floor framing defies engineering standards, and to make matters worse, the house is plagued with leaks in multiple locations.
💔 A Family's Devastation: The homeowners, anticipating moving in before Christmas, are now facing a harsh reality. It seems the builder's timeline may have been for Christmas 2024!
🏅 2023's Worst Builder: Strap in for an eye-opening journey through what we've deemed the work of Victoria's worst builder for 2023. This isn't just an inspection; it's a lesson in vigilance for every homeowner.

Australia desperately needs you to grow your business to national scale ASAP. There is no where near enough honest and trustworthy inspectors such as yourself.
Can companies like Mirvac be trusted?
@@BSenta I've been on a lot of their sites, as far as I can tell they are legit
@@tomwood5592 …. The kitty cat builder… Is legit is that what you’re saying?
It’s not just in the building trades…. It’s across-the-board everything.
so true ...we need honest and trustworthy inspectors
imagine paying for a house built out of f***ing foam... unbelievable
The scariest parts about these kinds of builds is not the builders, it's the inspector who passed everything. I can't believe you can go around this build site and not see all these faults, baffling.
especially the flooring itself as well as the water INSIDE. i mean, im not an expert, but im pretty sure the floor should be smooth and level before installing any flooring. Also im pretty sure water inside is a big NONO sign xD
bribes perhaps?
All that the "inspector" is concerned about looking at is the kickbacks flowing into his bank account.
Inspectors who inspect jobs on behalf of the owner will pick defects…
Inspectors who inspect on behalf of the builder will push passing the job as it’s good for business. Very simple legislation and regulation obviously needs to be updated
They pass everything in the north of Melbourne they don’t check and if they do they in and out in like 5 mins
Makes me appreciate my house - double brick house built in 1925.
Before I found this channel I wished I had something modern and shiny, now I'm glad I've got a house actually built to last !
Plenty of junk houses built in the past.
@@Cheepchipsable That's true however I was commenting on my house in particular not all houses from any particular era.
@@Cheepchipsable
Sure but no where near as bad.
We did not have foam, or tiny little drywall boards.
Stuff was 100% made to last back in the day. From houses to your washer machine. Now everything is run by monopolies who make stuff fail and we have people today building foam houses.I cant imagine having your kid play ball outside and the soccer ball breaks the wall of the house.
100 percent your ancient house is beyond non compliant. But its probably pretty sturdy
@@bobshanery5152 "Foam" houses done right are fantastic. EPS cladding is far superior to brick in thermal insulation (of course depending on whole wall composition and thicknesses). If you want superior thermal insulation + durability, you get sandwich cladding, which is basically EPS with metal outer materials.
These materials are not bad, only bad builders and designers.
Absolutely shocking, this level of fraud should come with jail time. The house is a demo job given the structural faults you were able to see, what else is lurking?
Fair point at the minimum criminal record this is life changing money for home builders
I bet even the concrete pads won't be to depth
100% mate this builder needs to be sued and charged accordingly
@@anthonythebeard never going to happen in this country.... the builders know they can just take the money and run..

Only because people let them. Filing a civil case is easy, and unless you get a ripoff of a lawyer it's also fairly cheap at just a couple hundred. If you're broke you just file it yourself and explain to the judge you can't afford representation (bring proof) and typically court will go to 'noob level' and explain the procedures and arguments to you as they conduct proceedings.
It's not their favourite activity, but no judge became a judge hoping to sit there going "Hahaha, you're broke, so no justice for you", so they will cooperate.
Far out, the builder is just a scammer. Man I fell bad for the home owner. How can people in good conscience do this to others.
We need to start with the surveyors, they are paid big bucks for their profession
I would ask how the owner chose this builder. Not excusing the absolutely dismal performance of the builder, but hopefully he didn't chose him because his price was the best.
The 5 new Google reviews are great.
It's also a lack of supervision. You CANNOT trust anybody these days. The home owner must be present at all times to enforce the correct working plans otherwise these bastards will take short cuts, do shoddy work and rip you off.
That builder needs his ass hauled off to a tribunal and have his license cancelled for life. What a shonky scamming bastard.
Utterly disgusting work.
This is pretty much the norm, common standard practice in the Australian home building industry
Is anyone else immensely saddened and angry (separate to the financial devastation this type of build causes), by the impact to the environment and wasted resources, of houses and apartments that clearly won’t last 30-50 years despite maintenance and repairs, compared to pre-2005 builds?
I've been in construction for well over 10 years of my life. I've seen all sorts of dodgy work from crap waterproofing which caused a leak into the garage, the whole bathroom had to be ripped out for the waterproofing to be redone after OC, electrical wiring being laid directly over insulation, structural/wood beams not being braced correctly, concrete slab being laid over mud, driveways being impossible to drive up unless the homeowner has a lifted truck, floors sagging when walking on them, cabinets not being braced correctly on walls (literally just tacked on with liquid nails or silicone, not a single screw in sight), and of course the standard walls never being straight - but this is on a whole other level of bad. This is just awful. This builder needs to have his license revoked ASAP and sued into oblivion; hopefully, he doesn't have a PTY LTD so he can just liquidate the business and start up another one under a different name leaving the clients with the biggest L of their life.
Just found your channel mate and I've got to say I am so thankful people like you are doing what you do in the industry. It's an absolute shame that in a country like Australia, we have crap like this going on. There's only one word for what this builder is: unAustralian. Aussies know what it means to say that about someone in this country. How this bloke sleeps at night I will never know. God bless you brother, keep doing what you do best.
💯
Not an Aussie but isn’t laying electrical wire over the insulation the correct method? Over here in the U.K. that’s the recommended method anyway.
I know wiring must not be covered by insulation as it lowers the amp carrying capacity of the wire, but over it allows the wire more operating temp room.
Not sure if it’s different in aus though because of all the heat.
Aside from the site fencing, the extreme mess outside showed actual contempt for the owner and a complete lack of pride in... pretty much every aspect of the builder's life.
Not to mention the disaster zone inside. Absolute disgrace of a site.
Was kinda funny until all the structural stuff. Those bolts being so close to the wood will cause a sheer fracture over time just through the natural movement of the building. Half your could fall down.
The building inspector needs to be sacked and have his/her license cancelled
Yesterday, and for life.
In other countries they don’t get so lucky.
Not this one
Jail
Only to start up a new business under his wife’s name 2moro. Blame fair trading. Useless service full of useless practices & useless capacity in upholding justice for situations exactly like this.
bro we need someone like you in NSW , 58 yrs old in construction for 37 yrs , , people used to do good work and be proud of it , , now , just scary , no one checks amazing
we were demoing parts of a 100 year old school to add seismic upgrades and one of the corner foundations was flooding up undermining it with the inspector/engineer coming that day. The foreman bought blow torches and told us to "dry it out" before they came if we stopped within 45 seconds it was pooling again so we covered it with dry gravel. We passed but there were so many things wrong that even some of the workers we sketched out to go in there and we expected children to use it.
This crap gets passed but I use a couple of 12g screws instead of 14g on my shed and the inspector drags me. Unreal.
you didn't pay your inspector enough I see.
think about your actions next time mate, truly a danger to your community!
About 3-years ago helped a neighbour put up a workshop in his backyard.
1 loose bolt on the side door and the inspector wanted to whole thing demolished 😅😅. Boy did we laugh and laugh.
@@Litruvthe thing is, why would an inspector accept bribes for passing substandard work? What if the structure collapses? Are they not liable?
Yep they come down hard on fuckin' sheds don't they. I had a mate who also had to over-engineer the fuck out of his shed and had the council down his back making it as hard as possible for him. He did what they wanted and got it passed but damn.... and there's houses like this? My mate's shed would last 100x longer than this foam-shit house.
Imagine all the houses that are not inspected to this degree, in 5 years time we are going to see an unmitigated crisis with homes that are basically worthless and million dollar mortgages left to pay on
What do you mean in 5 years ?. Its happening NOW already!!!!
lol I just commented the same thing. The scale is unimaginable.
Lol by 2030 we will own nothing and be happy
especially with the government scrambling to build more housing due to their unchecked immigration policy
And if they're unlucky the builder has bankrupted Scam Builds ltd by then time, is working is the totally unrelated Scam Builds 2 ltd, and no way to get any compensation out of them.
It wasn't a new build but I was scammed similarly, mainly because my inspector outright didn't do the work. Court cases got some 44K compensation, but if I didn't DIY a lot of the stuff that went wrong we would've spent more than that by now, and it's mostly all small things, so you'd have to hire different contractors for each aspect, who all come with startup costs.
That’s horrifying. I’d be feeling sick if I was the owners of this home. It would be highly unlikely all these issues will be rectified. What a saga 🤦🏻♂️
I don't know a thing about housing and certainty don't have the funds to get one built any time but there is something so interesting about watching someone like yourself who is so knowledgeable about the industry and the rules just going through and pointing them out to someone like myself who doesn't know the first thing. You're really doing an amazing job in both entertainment and education as well as holding people accountable in what is a notoriously rotten industry!
I went from a professional office based career to trade (electrical) and fortunately have gone back to office based. When I did the trade I took it serious, all I found on every job was shit work, people proud to say "rough enough" and there was a culture of don't dare speak out. Anything that I had involvement in, if it wasn't right I would tell them it wasn't and refused to commission it (building management and mech elec). Basically I got a reputation for being a "c..t" because I wouldn't be complicit in the shonkiness. Most of them knew they were doing sub standard work, fully expected to be fixing defects but the name of the game was how many defects would get discovered and how long they could hide it to make it through DLP.
Just shows the mentality. And full credit to you for sticking to your guns...
Painter will fix! sparkies favorite saying.
You weren't working in the right areas. These volume builders are always shit. Do work for a small custom high end builder and you will enjoy your life.
If this happened in Japan,?the builder would be banned for life.😢
Thats definitely the standard for residential unfortunately. When they need to smash out every job to make a profit it happens. Theres a reason theyre called house bashers.
Something as egregious as this should surely warrant a permanent banning from the industry and personal liability due to the blatant and deliberate scamming...
if you complain to the Victorian Building Authority (VBA), they'll simply send a letter/email back saying, "Why are you bothering us? Please negotiate any issues with the builder..".
@@wilson2455there are lawyers that deal with these kinds of issues.
Also, building insurance needs to be claimed for rectification.
They just start up under another family trust or incorporate from overseas and just keep doing it.
I love watching an expert tear something apart like this. What an absolutely insane mess. Also who decided to build those houses so close to each other
I was a site inspector for a certain company once upon a time and so many houses I visited were non compliant and just basically waiting for roofs to cave in, plumbing that was non compliant, mould growing on roofs from leaking water tanks on the roofs. Just disappointing that these "new builds" are worse then most of the old houses built in the 60's-70's
Beyond words on this one….immediate suspension is required by the VBA of the builder and RBS.
I feel sorry for the homeowner, I will bet my house he won't fix the issues. Please I would love an update on this home later 😢
Imagine this home in 5 years time..
@@mixalis6168 wow you are not wrong, in five years it would look so bad, then ready to be demolished
Depends on your luck mate and where the faults are, my sister built a lemon about 15 years ago still going strong
If owners take the builder to DBDRV and then the builder refuses to conciliate and agree to either pay or fix, then they can order him to. If he fails, then they can go to VCAT. It’ll take a while but the builder will be made to rectify it. Unless, of course, the builder sends all his money overseas in anticipation of such a moment. Probably doesn’t even own a house so he’s got nothing to give. He’ll declare bankruptcy and then fuck off to wherever overseas
Or he’ll close off the ABN and start a new ghost company, thereby repeating their process with no litigation. The odds are stacked right up against the consumer. Why anybody would build these days is beyond me. Save your money or pay off your existing debts, these are not investments.
The whole house should be demolished, the money returned to the buyer and the builder and surveyor should be fined, stripped of license and jailed.
Agreed!!!
You're a great inspector and I seriously mean it when I wish you could inspect every single house built after 2016. You are needed all over.
Australia needs building inspectors like yourself , your TH-cam channel is such i grate start towards fixing our building industry problems
We need an update on this one for sure. What a sham!
Can you make a video of a well built house showing all the correct techniques used. Show us how it should look like and name the good builders as a reward.....

These poor home owners are so incredibly lucky to have you inspect their place. I really hope for their sake that the fixes go well and the builder doesn't do a runner... Another great video!

Mate have to say you really care about this profession and it shows. Never seen someone to be so to-code without having a clipboard in hand walking around checking. Compliance and regulation always been mind boggling work for me and it's cool to see you really have a passion for it and know it like the back of your hand, someone has to do it! Well done!!
The dodgy inspector (probably friends with the builder) put the one item that was not actually required so when the homeowner asks, the builder will “check it out” and tell them the inspector was wrong. These corrupt aye-wholes are laughing right in our faces
I agree with you on this one
Friends and or on the payroll, been happening for years, seen and heard some really shocking stories !
Corruption and bribery 😢
It’s not the inspector that has the issue it’s the building surveyor. The building surveyor is the person that signs off that the builder has built in accordance with the drawings and the construction code

flatten and start again
@@kspau13 It should be 100% demolished and new builder chosen to start again, i could not live in this home, not knowing what he has done underneath !
The problem is going to be the Home Owners will be destroyed, as many have said the Builder will go bankrupt and walk away and if its the same in Victoria as NSW, the maximum the Insurance will pay will be around $400 000. This amount will in no way cover these loses.
The problem is that the so called insurance is not clearly explained.
The best tip I can give is to have these inspection at each stage and make sure you don't pay before everything is properly completed.
And the most important part is to make sure the contract reflects this.
The problem is every one thinks the Certifier and the contract/courts will protect them.

We need to see a follow up on this one. That homeowner must be completely gutted by your findings. How is this aloud to happen when there are supposedly such strict standards around our building industry and licensing.
It should be MANDATORY for the building regulators to watch your videos. I've left the industry after 25years because of the "cowboys" and lack of regulatory interventions in such, and many cases, as you've highlighted here. You are an asset to the construction industry and I commend and thank you for your work.
Can't believe what i'm seeing, absolute HUGE respect for you mate actually taking the job serious because its shit like this that devalues tradesmen across the country.
Props to you man, need more genuine blokes like you. Iv always said being an Australian doesn’t mean you were born here, it just means you’re a good person.
I feel for some of the manufacturers with their products which should be totally suitable IF installed properly. Their reputation is at stake with these cowboy builders that constantly install the products incorrectly and the unwise homeowner probably thinks the product is at fault when it fails.
Ive gotta say, there is nothing like walking onto a job that you have not ever touched or seen, and within seconds, finding glaring defects.
It's eye opening how many corners are cut and how many f****ks are not given by the trades or the builders themselves.

There is a housing shortage already in this country. No one is gonna be chasing builders down for shit work. Thats the new reality in this industry. If there were a surplus of builders, yeah then maybe they can "ban" them as others are there to take their place but otherwise, at best, they might be told off with a letter.

As a contractor when you see a dirty site with grey studwork due to being in the weather for an extended period you walk away. You won't get paid.
If this is common we should stop these custom constructions and build from modular flat pack solutions, at least then you have a measure of quality control. The amount of waste due to these builds is insane. Not doing things properly is ruining lives.

'Home builds are sleazy with Albanese' hehe

The funny thing is most dnt speak english how do you read installation instructions let alone the gov regs
Afghans steal the jobs and are usually dumb fucks, not all Afghans but the ones that render.
@richardschafer1911 i literally just moved to Civil 4weeks ago because i got sick of the cowboys. 18 years rendering starting right at the bottom and working my way up to running my own business. Competing with cowboys and most builers and home owners just look at the dollar figure
