Here is your opportunity to rent a brand new, never lived in, tiny home out on Mrs. Lola's breathtaking property in Bybee, Tennessee. This is Tula's Roost, a new home just finished by Incredible Tiny Homes, and is located down the road about 8-9 miles from their shop and properties. This wonderful tiny includes a new heating and cooling mini split system, new fridge, and microwave. A infrared hot plate and closet storage is being added. If you are looking to try out a tiny, or waiting for your tiny's completion, this is a chance for a test drive.

Front door needs weather stripping, you can see light through the cracks.
The view is the only good thing. its poorly designed and missing basic things like kitchen cabinets, bathroom sink, sliding door for bathroom, ladder so the loft area could be utilized for sleeping. For the price it should have those basic things imo

I bathroom door just goes over the top and no sink in a bathroom is disgusting. How hard would it be to put a cupboard door over the water tank. It's about time they slowed down production an made proper houses. You could never sleep in the loft. It is against the law to not have windows.

Isn't ITH charging $2000+ for a Minisplit? Mr. Cool is a DIY type you can get for around $800.
And the landlord should put in shelves in the kitchen and bathroom, a curtain over the water heater, also include a ladder to get in the loft for the rental price.

I have always enjoyed watching tiny homes but it is becoming very evident that this business is conditioning us
to pay more for a lot less. Has shrinkflation hit tiny homes too!
Is there many services to walk to nearby so you aren’t stuck driving everywhere?
No you will have to drive. There is a close Dollar Store with with in a couple of minutes drive.

$625 .per mo. sounds like a dream to me, I have a studio that's maybe 1.5 times that space and my rent is going up over $1500. month. Everything's going up except my salary. I'm going to have to move south away from family just to afford to get by. This is why I have been thinking of going tiny. No more landlords jacking up the rent whenever they like.
It is a dream and so beautiful.
If you rent land you'll have to deal with the pricing going up for that. And even if you purchase land to set this on eventually you'll have to deal with property taxes going up. Unfortunately we'll never win when it comes to that. But at least with a tiny home all your utilities stay relatively small, and you can control the efficiency of the appliances that you bring into your home.
Incredible tiny homes have a special at the moment $25k for an 8ft by 20 ft home I think it's called The American Dream ?

There are so many things I don't like about this home. I would not rent it because unless you pay for you don't recoup the money you can make to get a bigger one. A sink not in the bathroom bot you must wash you hands is disgusting. A small sink would not take that much room.

You set up a time portable mirror like all my male tiny home owners do.
They expect you to shave and brush your teeth over the kitchen sink. Not good. smh.

That space above the kitchen ( the loft) . Could you put a mattress/ futon mat up there? What's the weight limit? That would give you space for a living room . But storage for clothing looks like an issue. Even if you used the loft for clothing. Itd be a bitch getting your clothes daily.
You could technically sleep up there I guess. But it’s not meant to be a sleeping loft because there is no window.
The cabinet that's going to be added looks lime good storage. Bins under the bed are good for folded clothes, too.
No door on bathroom?!
You can install a barn door or hang a curtain.
When you live alone in this what's the need?

Electric is not included in rent. However the water is included. AT&T is provider in area for phone and internet.

Nope. Incredibox, does a much better layout with door in center. Living/sleep area to left, counter/sink center w refrigerator/water heater across. 36" Shower, toilet, sink in other end across the back with a door.

That's a great monthly rental price. Would be perfect for people waiting for the completion of Buffalo Creek, or waiting for their own tiny to be built. I'd move the closet next to the fridge and use the larger corner for a comfy chair with a small side table.

Yeah, perfect if they live out of a suitcase and don't have any possessions. And if ITH had any integrity, they would cover the rent for anybody waiting on Buffalo Creek, to make up for the long delay..

No door on the bathroom which is directly across from the kitchen where food is prepared and cooked. That's not good.
Yes fecal plume micro-spray travels at least 5 feet in every direction and some escapes even around a closed lid, which is why you should never keep your toothbrushes near the commode. No air exchanger present which can cause black mold to grow on ceilings, walls..toxic to breathe. Awkward layout plan since you would need a smaller than 32 inch tv placed basically in the corner on the wall behind the shower stall. Maybe okay for emergency shelter or someone who doesn’t mind living extremely tiny and never has guests. I would not want guests sitting on my bed in outdoor clothes if that makes sense.

For someone single who is on a very tight budget & needs a roof over their head. I would buy a spring rod and buy a curtain or fabric, hand sew a hem & slide through the rod, then put up in doorway to bathroom, for privacy. I would buy some plastic bins with lids to hold my folded clothing. In the summer I'd put the bin with winter clothes away in the loft area above. I would have Randy build her a ladder for her loft, then I would sleep up there. He would charge her but it wouldn't cost too much. You could put up another little spring rod with fabric across the spot where the water tank is. It would be fun to decorate & most men wouldn't even worry about it. That's living real cheap out in the country.❤

I pay 700.00 + for 1200sqft home on 4 wooded acres and that goes to the purchase of it all..
Maybe some good ole southern hospitality is needed in Tennessee. I'd charge rent on that no more than 300.00 a month.

The owner pays $325 rent for the lot
So you'd pay for part of their lot rent (which is $325/mo), and give them the house for free? House rent ($300) as well as lot rent ($325) is why it's $625.
People are ruining the whole idea of tiny home living, with these high prices. Taking advantage people. These are 200 - 400 sq ft house.
It might seem high for that area, but if I recall from a previous video about Miss Lola's property that includes the home, the lot rent and water. Though not your electric. In our part of Texas, people are paying up to $850.00 just for a bedroom in someone's home. Coming from DFW area, that's a reasonable price. It really is our own perspectives. I hope you find what you are looking for.

Nope
I've wanted and dreamed of going tiny.
But after living in our home with a mortgage almost paid off seeing the finish line. The rent is more than my house payment.
Also garbage, electric, Internet,gas is still less than the rent.
