I'm not shocked that Mavis name was mentioned. My portfolio currently changed from 50k to 179k most people remain poor only because friends and relatives discouraged and advise them against trading while the wise one kept trading and growing highly financially

I think you can do both… but we LOVE being debt free! There has been no greater feeling not being tied down to the debt. We aren’t completely FI, but we could not work for many years and be fine. That weight off of us was life changing.
Yea, I'm FI but I do have a mortgage on my primary residence. But I've been able to pay off 2 of my rental properties. I'm ready to be debt free on the main house.
In regards to your comment about people paying down their mortgage month after month and feeling like they're not getting ahead, after they've been paying extra payments for a while they can always have the loan recast which will adjust the monthly payments.

I think you were different than most 20 year olds with your debt in that you were leveraging debt for entrepreneurial efforts vs your typical 20 year old that has massive CC debt for food delivery / buying a new car etc stuff that is just wasteful.

Debt free is the way to go when around 50. If you're lucky and can do it, just do it. Then start the savings and stock market.

Doing both. Paying off my house and invest in 401K. I will buy another house then maybe sell my paid off house to purchase a 4-plex cash.
