But this is “exactly” what Financial Advisors fee structures do.
The ETF charged a fee nearly 1% and then the Financial Advisor charged a fee up to 1.5%. The consumer aka Investor receives the crumbs.

Kevin great video. The only question I have is who is signing for the debt on the Cardone purchases. The lender needs someones balance sheet and potentially providing recourse for the loan. What do most syndicators do in order to secure debt?

The idea that the owner does not manage the property manager is insane. Specially in the first year of the deal until it’s fully stabilized and renovations are complete, there can be lots of fraud and shenanigans. Very important multiple times a week to be checking in with the manager and making sure everything is dialed in.

People buying their own real estate is best when they want to invest. I hate that so many "gurus" are telling people that buying a single family home is a mistake. Lately it's that Indian mofo (forgot his name) telling people not to buy a house. I like Grant Cardone as an inspirational speaker when he talks about thinking really big (10X) but once he tells you not to buy a house I'm reminded that he is just a salesman that wants to get rich off of YOUR money. Kevin is also selling something but he just told you the viewer to invest in your own real estate which is good advice. Less shady 😂

There is middle ground between investing in a syndicate/security or hands on investing. Another option is to invest with hands on investors. There are many forms of this, like private lending or joint venture buy and hold. This is especially true for those with some capital but little time/appetite for all the work associated with finding and managing real estate projects.

You totally missed all of the accelerated depreciation that you get while investing in syndications. You don’t get any of this type of depreciation in REITS or even single-family. Syndications provide massive tax, write offs, and when you compare 3 to 5 year performance, let’s say to investing in the S&P 500average about 20 to 25% a year for syndications compared to the S&P’s 10% per year.
Life is so easy, we double the valuation of the estate and also repay a 66% loan within 10 years 😂😂😂

I think in the long run, you make money off of Grant and he gets attention, (good or bad) from these videos. Cardone Captial is not great but it is still paying out. My advice, invest in Fundrise all the way.
