Listen Ethiopian is a very very poor country and the majority of the people don't even have a bread to eat. All you see is built by money borrowed from China and aid during the previous regime. They did that on purpose

      My struggle in Australia if I cook our food it takes one week the smell to clearly so I cook outside How we do it back home with no separate kitchen 😂

    Put this apartment here in Los Angeles, CA and it would cost way over $1Million. So, $170k is looking pretty good being in the downtown city for anyone that does not want a yard to maintain.

    Most cities with high number of expatriates have expensive apartments: New York, Addis Ababa, Dubai, Geneva, Luanda are all not cheap. Great vlog, GB2A never disappoints his viewers. Thanks bro.

    Bole isn't the only place you can find great locations. Jemmo and the Western part of Addis can provide similar housing without the rush of feeling like you're in Addis...granted the nightlife isn't as bustling, but the view is much better (in my opinion). Great video, definitely something to bring forward to others!

    These are well built apartments in Addis. It’s good to note that they’ve installed double glaze doors and windows which is very good to repel cold weather in Addis Ababa, Ethiopia. Luckily for me a Kenyan, I have escaped the $10,000,000 charge by marrying a local.

    Ethiopia is EXPENSIVE. The only good deals are pastries and coffee! Also, the climate is really nice, but wanting to live a Western lifestyle is cheaper else where. Addis Abba has a lot of potential, but it is not there yet and they do need cheap, reliable power now.

      Although this comment is a year old, here it goes: What???? Stop telling false messages. Last time I went home, it was 60-Birr to 1-USD. One thing Ferengi doesn't know, you can't buy real estate if you are not Ethiopian-born. You may rent/lease, but not own land.

    I prefer staying in the Haya Hulet area rather than Bole because it's more pricey. But this place looks amazing.

      I kind of felt the same way. The broker appears to take pride in the fact that much of the material amenities are imported from Turkey or Germany, instead of being supplied by Ethiopia herself, as if those other nations are superior. They are not!

    Lol 😂 10,000,000 usd for investment in Ethiopia it’s more expensive than France,Austria,USA combined together. I can invest in the Caribbean for 100,000 usd and get their citizenship and travel to 150+ countries visa free. This must be a joke. it’s unrealistic why? 10 million you won’t even get a citizenship and the bureaucracy is another story. That’s the result of unplanned decisions made by government due to this the country can’t attract investors from around the world. My advice is that if the government reduced the prices it can attract more investors especially the real estate ones and the ownership policy should be changed to more simpler one because Ethiopia is a country with very huge potential !!!

      Ethiopia is Kenya's Neighbor to the North..
      Regarding ease of Relocation as a migrant... Kenya has Less Govt Red tape..
      1)-U can buy property up front..
      2)- Similar property in Kenya Coastal Area or in Nbi would cost 30% less on Account of market vibrancy and ease of Sea Ports for imported material construction materials.
      3) U don't have to marry anyone to own Property Kenya...it's
      4) Regarding the 10 million USD, requirement in Ethiopia... currently in Kenya it's 5m USD, but that's only required for migrants desirous of Permanent Residency Visa transitioning to Citizenship.
      5) Last month Kenya was rated Best investments Destination by Jetro/Japan org... against African peer giants like SA, Nigeria, Ghana, Tanzania etc.
      5)- Kenya is a Capitalist economy and Ethiopia is Socialist ...in Kenya u can repatriate ur profits.... Not so in many countries.

      Addis is like Nairobi. Given Nairobi is a bit more modern but Addis is much much safer although it is slowly changing. Hive Addis a few years and it should eclipse Nairobi

    That model condo is well built with a modern look in ideal location. under $200,000 USD, it isn’t a bad price tags, especially in comparison to an equivalent US luxurious condominium: on the flip side though with that amount of money one can purchase a single family home on the suburbia of the ADDIS ABEBA, but it might be less desirable location. So in a nutshell, it is all about your preferability, style & how much you are willing to spend.

    The apartment is currently being sold from $320,000-360,000. The sales person said the company sold it for 7 million birr one and a half years ago. The exchange rate then was 1 usd = 28 birr not 41 like it is today.

      @@bman4267 It was sold $250,000 by the real estate company 2 years ago. It is now being sold higher than that by the people who bought it. I know for a fact 1 unit was sold for around 360,000 a month ago.

      Ohhh No we don't have a mortgage payment. You gotta pay it all in cash except for a new real estate idk what its called but u can pay 60% upfront and finish the other 40% in 20 years. What I'm trying to say is its really quite hard for the locals to buy property.

    That was the price paid a while ago when the birr was much stronger to the USD. It could also have been that the owner got involved early on before completion and snagged a better deal for taking on the risk of buying off plan. This could easily go for 250,000+ usd in the current market IMO..

    Thank you for sharing. They are using English name to most of the new buildings. It is a shame my Grandmother who was born and raised, doesn't know the area anymore I don't know why, they don't change name. It is so confusing for the elder.

    great vid brother, that agent actually is misleading on few things, first of all the price in 2019 exchange rate was around 28.5 for 1 usd so price is around 240-250,000 usd at the time of the purchase now is rate is 41 to 1 usd so do the math, secondly as a foreigner you are allowed to buy a property as long as you have an existing business and in order to setup a business in ethiopia the minimum investment requirement is 200,000 usd .

      No on both of your points - agent didn't know the exchange rate until he asked him to Google it - he was just giving him a tour; where is the motivation to mislead? You said min investment is $200,000 USD = 10 million birr (today's rate).

    I have no criticism of the apartment, but I do wish that he could have said that all those beautiful building materials came from other African countries instead of European ones such as Turkey and Germany. Let's start producing and buying African. If you are going to buy outside, buy from other black businesses. That's what successful groups of people do.

      I believe that is where the material was imported from. From their history and location they would have closer relations with the middle east and nearby regions. Beyonce been there and they hardly knew who or what she was about. From the price it appears that they are catering to upscale clients.

    I hate to say this but engineers in Ethiopia play with the land so badly...its a life long investment for the country and the people yet some of them seems to be very tight so small. Even the master bedroom is not spacious at all as what a master bedroom should be. 😔

    3 Years 2019 i bought, for my Konso son, long story, one 3 bedroom 125 sq meter in Ayat for $110,-
    Transportation to center is a disaster. Less airpollution. Still miss Gerjie, where i rented before.

    Most people don’t get it why Ethiopia doesn’t allow foreigners to buy properties. In poor countries with weak economy and money to allow the rich countries (individuals) to take advantage of the strong currency is not in the countries best interest . Let they invest on manufacture industries where the locals can profit . If they buy apartment and houses to rent , then the locals will not able to pay the price . Kenya is the best example how the locals are deprived from the economy and the foreigners control the country’s economy and as result of this the politics of the country is on the hand of few individuals.let the people of the country get access on the economy first as it is in Germany , Japan , France Sweden or any other developed countries.

      The last Ethiopian Emperor gave land to African Americans in Shashamane. But no African Americans relocated to Shashamane so the people of Jamaica took the land meant for AA but no harm cause AA never came.

    Very nice but not child friendly and those bars can be easily climbed over. This is a safety issue I hope will be addressed. Also the balcony outside. way to low I see health and safety issues also no fire alarms in the house. Where is the fire exit in the house to leave the building in emergency
