      Trading crypto now would be wise, but trading without a professional is really bad, I tried to trade alone, I completely lost a lot of money till I started trading with expert George Schiff that is a nice broker

    Hello Bharath! Thanks for the informative videos. I would like to add few things about the home ownership in Germany.
    1. In case of a legal issue, the tenants have more rights than the home owners, and are also protected by law .
    2. If you have a problematic tenant who won't pay his/her rent, it is nearly impossible to make them pay the rents and in most of the cases the court supports the tenant.
    3. You cannot ask a tenant to vacate the house unless the home owner wants the house for his personal use (for his daughter/son/parents etc.,).
    The above mentioned points are the experiences shared by the home owners who run into debts because of problematic tenants.
    I think these reasons might also contribute to the low percentage of home ownership in Germany.

    Home ownership and real estate is a very interesting topic in Germany. Thank you for the insights. We encourage you to make more detailed videos on this because there's a lot of mixed opinion and lot of factors involved. Many people, at least in smaller towns are moving into home ownership these days as the rent is getting unreasonably high. Thanks

      The smart ones know how to make a speculation out of it, especially Turkish people do a lot if real estate business in Germany. Mostly apartaments, not houses.

      München is not worth it. I bought in Stuttgart, my salary is better than in München and prices better

    Thanks for this! Currently living in Germany and also sitting on the fence regarding buying an apartment for investing.
    I don't necessarily mind buying something in a country like Romania or Hungary, but I have no _feel_ for the government (stability-wise), nor the people/culture. Since I have been living in Germany for a couple of years, I kinda get the culture and the people, and I would feel comfortable renting out my place to someone - I feel confident they'd pay on time and won't burn it down. Any thoughts on this?

      @@nehajamyrie5689 Thanks for the useful information! I actually forgot about what you mentioned regarding the rights of tenants in Germany. Maybe then it is better to just buy something and live in it forever ;) But yeah, I think I will look around a bit more where places are affordable. I'm looking to buy long term of course. The other useful thing about buying Germany property, is that it is tax free after 10 years. Not sure what it is like in other countries.

    Very informative. Thanks! I recently moved here in Ingelheim and I was battling between renting or owning/buying a property here. I have some cash to buy a 3bedR 2bath home in Frankfurt yet I'm not sure if we should invest in properties, since we are not sure how long we will be here. So we ended up signing a 1yr rental contract. The title transfer fees/taxes is crazy here! In GA, USA (I came from), total closing cost will be between 2-8% or 9% at max. (The transfer tax is $1.00 per $1000; and Intangible tax (new loan) is $3 per $1000 )!

    Go to smaller cities in east Germany if you can. I am moving to an apartment in Halle in Sachsen-Anhalt. Currently live in Leipzig but the prices are going up like crazy. I found a 94square meter apartment in Halle for 480€ cold, 650€ warm near the city center. In Leipzig this apartment would cost 1000€ and that much if it was cheap.

      The salary is also important. I work in Stuttgart and for me it’s worth it to buy more expensively because the salary is double compared to the East Germany and other costs are similar.

      @@Micha-bp5om The thing is that you can have a west Germany pay but live in east Germany. With the popularity of home office these days, most people can do it if they are determined. The salary isn't double. I have friends in Freiburg and München, most people don't earn double. they earn 20% more maybe.

    Very informative video.
    I am a German citizen residing in the south of Turkey since 2008. I have some property (flats and land) here and i do airbnb as well.
    I am thinking of buying a small apartment in Dortmund for private use,, however I am not sure yet. I find prices still very high.
    Are there any chances/signs that a drop in property price may occure in Germany?

    Is it a good idea buying a real estate at the current time to live in it in Berlin? I know that buying real estate as investment could be better in other places outside of Germany but for now I am living their and thinking of buying a flat as home?

    Low home ownership in Germany is rooted in German's history after World War two. The high number of houses destroyed during this war with millions of people left out without a decent housing. The creation of housing programs funded by the state. The economic reconstruction and recovery of Germany. These and many other factors have contributed to a housing structure that promotes low home ownership.

    Love the concepts on which you make videos. Important topic, why Germans are mostly renters. The affordability sucks.
    BTW can you say if Romania allows non EU citizens to own property? It sounds like a great place to own a rental property like yourself. Might consider t in the future.

      Most of them just missed the opportunity. I have a colleague who is software developer and her husband engineer with a very high salary. They are in their 50s and houses and apartments were really cheap 10-20 years ago but they just missed it. Now nobody gives them any credit because they are too old. 😢
      I notice people coming from Eastern Europe with crappy jobs and they buy in Germany, so the affordability is not that bad.

    Great video Bharat! I've just started to get more into this topic, since my husband and I we are learning about all the possibilities of real state in Germany to make the best decision for us in some years when we decide to have children. Today we pay around 5% of our combined salaries in the rent, since we live in a small flat on top of our relatives house and this is a great deal for us.
    Since the prices in the real state market in Germany are so high I would like to understand the possibilities of buying a real state in another European country outside Germany as an investment. What are the best ways of doing it? Can I open an offshore company only to buy real state? How would I be taxed in Germany having a real state in another country? Thanks for sharing your experiences and opinion

      I bought two apartments two months ago but the interest rates were lower (1,4 - 1,9%) and they will raise further so if you have a good opportunity buy now
