    I rarely see negative comments on Gurgaon real estate project reviews bcoz they are smart. Negative comments only decrease value of Noida property. We MUST think abt people residing in these societies and hard earned money they paid to buy an apartment. Channel owner is honestly sharing reviews, buy it or not, refrain urself from posting negative comments. Imagine if u buy a flat here today and see people talking negative about it, u will not feel good. God bless all.

    Pros:
    1. Best in Gr Noida West in terms of openness. None project except ATS Happy Trails offers this much openness. You will feel it immediately after you enter the central park area. Its great 👍
    2. FAR is 2.5~2.75 and not 3.75 like rest other project in Gr. Noida West.
    3. Great location in front of 130m road. And the best plot 4 side open
    4. Phase4 construction quality is much better than phase1&2.
    Cons:
    1. Poor maintenance.
    2. Non mivon construction
    3. Perfect example of how to get the best plot at great location and then almost waste it by poor planing. This plot was supposed to be for one of most luxurious projects in the area.
    The builder Eros was never excited about this project. After completing 2nd phase builder went in sleep mode for long time and when consultants suggested to sell the land of ph3&4 to some good developer, then Eros again woken up and decided to complete the remaining phases in half sleepy mode.

      Builder is good and wise to do project in phase wise and taking time people here is jot ready to pay maintenance and rwa is not ready to take handover of maintenance more than 1-cr is pending

    8-9000 thousand is very high rate for Eros project , seepage leakage is very common in phase 1 and phase 2 .. Amrapali NBCC project offering Mivan Flats in 5500-6000 Rs that is much better than Eros

      You are mostly correct, but securing inventory in Mivan-based projects or Amrapali developments is very challenging.

    One of the finest builder awesome work done here in this society but gentry is quite cheap and low class not ready to pay maintenance so plan accordingly

    I believe EROS group has sold the project to AEPL (AJAY ENTERPRISE PVT LTD) where Eros group has no control.
    This is a very risky to put our hard earned money here where third party is in the picture who is doing the construction.

    I have 2 flats here in 2nd and 4th phase, living here since 2018, my view:-
    Pros:-
    1. Project location and 4 side open area.
    2. Medium density project.
    3. Low rise.
    Cons:-
    1. Worst maintenance.
    2. Too much politics going on in society.
    3. Very poor construction quality.
    4. Club is yet to deliver to residents its almost 14 years for this project.

    Construction quality is very bad. If someone interested saw the ongongoing construction he/she will get to know flats walls are nothing but just Jugad between two concrete pillars..
    Builder must have choosen mivan construction at least for new phases..
