    Hello you mentioned consolidating title. What should u do if the seller is still in the process of transferring? Do u buy that property or not? Thanks

      Hi Brian, depends on the reason why title consolidation is not yet finished, and also with the plans for the property. If for a quick flip and the consolidation is pending because of issues, it would not be feasible. However, if for buy and hold for at least 5 years, pwede because there is no longer a requirement to finish the consolidation quickly.

    Hello Sir Jay Thank you po for sharing your knowledge. I have a question po. We bought a condo unit in Makati Ave. 36.38 sqm for 4.5M. We thought its a good deal since malaki po ang floor area and nasa heart ng Makati. Ang price is below market value nung time nag purchase kami. Nung nag apply kami ng loan, I'm expecting ang loan na makukuha namin is payable by 20 to 25yrs but ang nakuha namin loan period is 10yrs lang. Ang monthly amortization namin is 50k pero we we're able to rent it out for 30K a month so far long term naman and second year na ang contract ni tenant sa amin. Ang question ko po is luge po ba kami? Kasi kahit may 30K monthly rent pumapasok sa amin we still need to pay 20k montly for ten years. We we're thinking na baka good investment pa rin po kasi after namin mag bayad ng 10 years tumaas ang market value compare sa nagastos namin. Please advise po, thank you

      Helloo Sharlene, sa unang tingin parang malaki ang negative cashflow. Pero since makati avenue ang location, confident ako na good deal na rin yan based sa appreciation, instant equity, tsaka tataas din ang rental so mababawasan kahit papaano yung negative cashflow. Talagang malaki ang monthly kasi nga 10 years to pay lang ang loan niyo, so either tiis na lang muna (mabilis lang ang 10 years... tapos positive cashflow na!) or ipon para ma pay-off ng early (targetting niyo i-full payment in 5 years), or re-finance (hanap kayo ng mas mahaba ang term + mas lower na interest rate) para maging positive cashflow sooner.

    Question lang po, if you bought a property thru a financial term like 3 yrs to pay, Can you make a profit for that property like for rents even it is not yet fully paid for 3 yrs?

      Hi VibeNcare, even if you are not yet fully paid, you can still make money through the monthly rentals. However, since you mentioned 3 years to pay in your question, that would mean the monthly amortization would be very high and most probably higher than the monthly rent, which means the monthly cashflow would most probably be negative (so it won't be profitable yet). However, after 3 years and once fully paid, the monthly cashflow should already be positive and you can say it is already profitable. Thanks for the question!
