Ther are far nicer malls nearby like Mid-Valley South-Key, Toppen Mall, Aeon Tebrau and Paradigm Mall. WE JB'ers have no reason to head down to CIQ area. It's very dirty and unkempt down there.
There is side condo Illegal business red light massage and mini casino, gangster that why sold my condo Peace of mind for a dip lost I have b been to naive I don’t listen to locals friends and not safe the drug addict a group gating bigger beside the highway I don’t encourage lady to stay here . The property they don’t maintain Dirty and dusty when tear also Corrosion because near the sea Very hard to maintain everything get rusty If your tenant don’t know how to maintain With a cheap renter I can say good luck to you You have to get someone to fix very expensive Usually no standard Handyman Hit and run .

Cause the bridge from JB sentral to RF Mall directly have been cut off near the RF Mall side, so those go to RF mall need to climb up and down the stair as compare to last time a straight direct bridge to RF Mall.
The main problem with this mall is there is not much new store, a lot of shop u see here can easily be found in city square or ksl, walking 10 min is consider very far for sporean and not worth the walk. Condo here mostly bought by china people who dont stay there but just rent out to mostly malaysian who dont really shop here, the most is buy some bread, grocery or makan. Also the occupancy rate is quite low, the only chance for this mall is 2 year later when the mrt start, expect the occupancy rate to shot up and hopefully they can bring in some anchor tenant like Haidilao etc .
whoever bought these for investment are going to make a loss, the low rental is not enough to pay for the home loan interest. those tenants are surely going to ruin your house when they are about to move out. nobody pays maintenance fee in malaysia so those beautiful condos and strata-titled landed properties they are marketing now will be in a destitute state 5 years down the road.
The cinema closed. I used to go to the emperor cinema, as if i booked the whole theatre. Good quality seat and 18ringgit for a tix if i rem correctly. It very cheap for the tix

Why empty because products sold not that attractive to consumers. To make the mall attractive starts having government offices at the mall. As time goes by more shopping complex should open. Invite shops like Mydin and Jakel at the Mall. Discounts should be given for few months.
Most Malaysians want the Tebrau Strait to be free of all dams. The Johor causeway needs to be demolished and replaced with a high bridge and the RTS route needs to use an undersea tunnel. The Tebrau Strait needs to be made into a canal like the Panama Canal and the Suez Canal, which will allow free ships to pass through the Tebrau Strait, which will simultaneously plan economic growth and generate the opinion of Johor in general and Malaysia in general for the long term to come.
If the leaders of MY start doing preliminary planning today, then it’ll probably be realised 30 years later. SG gardens by the bay was thought of possibly 30 years ago. The problem is the leadership of MY doesn’t last that long. They change people and forget what they wanted to do and throws away everything the previous people had done. There is no one person to oversee the vision and the plan over long term.
The only way all the malls in JB will BOOM is for JB to leave the Federation and merge with Singapore and form a new nation. All Johoreans will be able to earn Singapore dollars and be rich and the property market will explode. Impossible?. Who knows. Stranger things have been known to happen.
Johorean is a bit passive about the JB development. However, the mall still have rooms to grow, looking at it location. The management need to do more promotions and activities to encourage visitors and to boost the mall image. The selection of quality retailers is important to bring up the image.
Such a shame ! The mall looks very pretty and reminds me of one of the malls I went in Turkey . It can be potentially very classy and nice for Singaporeans to go.
Is this video only confined there??? Other malls are quite vibrant after COVID 19 like malls in the Klang Valley & Penang... There must be concrete reasons for the crowd to shun away from these malls...
Apart from the fact there's nothing there, it's in the wrong place and difficult to get to. Whether your driving from Singapore, or Malaysia there are better malls you pass before you get near this disaster.

I used to go that mall daily but it keeps getting worse even post pandemic times. First my bank’s atm was removed then cinema was closed down even jaya grocer is the worse Jaya Grocer branch I ever visited. Final draw was they started to charge parking fee which is 3 rm for first 3 hours even midvalley mall is first 3 hours is 2rm during weekdays. First improve your mall then charge parking fee. I heard they asking rental prices overpriced that’s why tenants running away. Parking fee only can prove their greed😅

What an embarasing Opera House. JB seriously needs LRT for people from suburbs move around & go to CBD on weekends...nobody wants to face the heavy traffic & limited parking spots for this lousy mall.

The entire RF development is poorly constructed rubbish and should never have been constructed. It's a hideous eyesore where those living on most apartments will never see sun or sky. There were a couple of good shops last time I went but apart from the lack of occupancy, everything just looks old and run down. Lot 1 failed because it was in the wrong place and this will too. Like so much development here the developers, and those they bribe, take all the profit and then walk away.

This is similar to Forest City, which was also built by Chinese developers! There are drainage problems in some of the units and cracks in the walls.
