      No , it does matter because u may not remain wealthy . At that time when ur wealth is gone you will be very happy if u have a home . Especially if u have a house with multiple floors which u can rent . Ppl don't realize when u lose wealth , the paying of your rent really destroys your self confidence and deplets whatever wealth is left very fast . So be smart , when u have wealth buy your assets , Especially your house , real fast .

      Yes, seriously! They will calculate and tell how renting is best but it’s not only about money. We can renovate a rented place the way we want and many other reasons.
      They just suggest renting based upon it being economical ignoring the other aspects!
      It’s so stressful to change houses every few years! On top of that so much restrictions from owners…

    It's simple common sense: if you don't own a house, you are obliged to vacate the house within the notice period when the owner demands. That's why ordinary middle-class people give importance to owning their own house.
    This provides stability, especially for those with growing up school-going children,
    a sense of ownership,
    less worry and a hassle-free life (no need to repeat the address change or house hunt),
    and the ability to plan for paying EMI.
    These are all the primary reasons people buy a house.
    The ultra-rich may make some calculations to argue that renting is best, but when they face any of these situations, they too end up buying their own house.
    Nikhil, has joined join the club of other ultra rich who does not practice what they preech.
    Nikhil, please influence others to talk sensibly to ordinary people, without confusing them.

      It’s not about finding another house within 3 months. It’s about the hassle involved which you did not plan for. When you have to vacate a house unplanned, just going through that experience would make you determined about buying your own house so you don’t have to experience that randomness again. Address changes, document updates, packing stuff, moving stuff, finding a new community, blending in, kids should like it, etc, etc. Lots of variables.

    Nikhil, in US, you can get 100% depreciation on short term rental assets. If you buy 1 million dollar house, you get 1 million dollar tax write-off. That is why buying real estate in US makes sense. It doesn't in India due to policies and inflated price.

    It's government failure because of which it is not liquid.
    Transaction cost is high for both seller and buyer , hence everyone want to go into blackmoney transaction which takes out the trust on other party. Govt doesn't have proper documentation , which makes it difficult to analyse if there are legal obligation on the house. It's simply a government failure. Buying and selling can be made much more easy if the transaction cost is lowered and government maintain proper file and keep everything online

    Just a thought... If demand for buying new property declines, demand for renting shall increase and renting prices will go high.... In any case in 30 years if you own a flat.. you might be able to earn good from renting the property....

    I have a friend who is a wealth management guy, who advised me to not buy a car. He showed some stats showing how uber and ola were more convenient and less expensive. And the guy has 2 cars. A small car for his city rides and a Kia Carnival for family. Matlab kuch bhi?!

    Many people are commenting that he has turned on his statement.
    Logically, for him it doesn't matter if he rents or buy as he is not paying 40-50% of his 'yearly salary' as EMIs.
    But for a normal individual who earns anywhere between 6-20 LPA, paying a good amount of your money to buy house doesn't make sense at least in their early career days.
    Thinking of buying it as an investment is even worse as the top guys of real estate in this podcast agree that you will get max 6% yield from your real estate investments.

    I'm absolutely in agreement with nikhil's prospective on real estate.. Real-estate should not be a "store of value" like many of us thinks. This leads to hyperinflation at micro level. Even chai would cost you more when rent is higher but to over inflated real estate price. Real-estate should not be valued much beyond its utility value like what happens now in most of our country. This will sink us one day big big time. Real-estate should not be considered as "Speculation".. Real estate should be one of a component in our portfolio along with precious metals , equities, bonds.

    It's one ultimate dream to own a house, mine too.. But no one should buy a house as an investment.
    Its the most illiquid asset out there, even the guys in the podcast admitted it.
    A house should be your home and then it makes sense because its a expense like a car with one added advantage that it counts as an asset which appreciates with time. (in case of flats it doesn't matter)

    This is what I (and a lot of people) had been saying about renting vs buying. If you stay on rent, you are relying on the owner to not kick you out of that house. If it's not your house, it's not your house. You don't have say in how long you want to stay there.
    Also for all the middle class people who trusted him blindly, Nikhil is an ultra rich guy. He can wake up one day and decide that he wants to buy a 50cr house. You probably cannot. Which is why it is important to own the place you live in and plan your life accordingly.

    I came to this after sango’s life video..he (nitin) is playing with mindset of youth just like other influencers ..he is dating rhea and says support to not to marry and if marry don’t have kids..he can buy ,sell or rent a Mumbai’s sea facing apartment on even every month and even marry a rich girl and have 10 kids at any time(with iVf or adoption..but a middle class person can buy 1 or max 2 home in their entire life. Marry once and max have 2 kids ..buying home is emotional for u and ur family..pls stop BS ‘nitin kamath’

    One imp point which they missed on liquidity is the value of the underlying...when the underlying value goes up liquidity naturally comes down ...just imagine selling and buying a stock that has a 1cr price..that's why stocks undergo splits..other hand you have REITs in real estate ... unfortunately you can't split your house and sell it in parts

    this actually makes Nikhil Kamath look like an idiot. Buying and owing your own home is first and foremost about the freedom that it affords - for life. A rental arrangement, by definition, is temporary and not everything (depending on the jurisdiction) is in your control.

      Nitin is against real estate as an "investment" , which is right its the worst "investment" you can make, if it's a flat. You can argue about lands but in tier-I cities you can't find land parcels anymore as it is being gobbled up by the biggies. Only in TIER-II and III is where you can find land.

    interestingly I bought a house for the same reason that he has done. if you sit with pen and paper you will never be able to buy a house, I bought one house and don't see it as investment, bought it since I liked it and see it how it going to add value in coming years. if price appreciates its good ,, but not buying in expecting a price rise. In this real estate pricing and situation this may not happen. House and car are depreciating asset.. but you need to buy at least 1 of each

    Buying a house to live in it is simply not debatable. What is illogical is buying a 2nd house just to save tax or think it is an investment. That is a financial suicide. Then there are people buying houses wherever they go like they are a native of Kochi, come to Bangalore for work but end up buying a house there when they have absolutely NO IDEA if they will live there beyond 5 yrs. That is illogical. Also there are people who have decided to settle down in one town/city and will never move their family out of that town/city even if the male member/breadwinner/male breadwinner, ... if gets a better opportunity outside of that town/city will move alone. And there are plenty of such people. Then in that case buying an apartment is a good choice as it is with an objective of settling the family.

    when u already inherit one sooner or later u will always find an excuse to invest somewhere else.so for those of you who have n't any atleast by a plot in a two tier city.and if u want in future build a house or sell it when it gets appreciated and buy another plot a cheaper one the difference either invest in stocks or use it for downpayment for the loan to bulid a house.
