    Hi Nicolette. Can you maybe have a topic relating to taxes (SARS) that hits the property owners who rent out their properties? I have moved to Europe a few months ago and I’m currently renting out my property in Bloemfontien near the University of Free State. I’m have been trying to communicate with SARS and I’m not getting clear answers. I’m not sure if SARS likes it that I’m moving money between two continents and “He” is not gaining anything.
    Now I’m wondering if I should sell my property and start investing in property in Europe. Although property in some European countries is 5-10x more expensive.

      Amounts received from an immovable property situated in South Africa will be included in your South African taxable income, even though you are not a South African resident anymore unfortunately🙁. They look at the source of income for non residents.

    Can l ask, why a car for 1M can take 5yrs to pay but a property with same vale is 20 or 30 years. And lastly how can you pay for the property same time as a car?

      a car depreciates quicker which is why its financed over a short period of time so that if you default on your loan the bank can still sell your car and get fair value for your car and a house often appreciates in value so even after the 19th year of you defaulting the bank can still sell your house and get their money back

    I'm not a sound engineer or acoustics specialist and I do understand that you are recording from your home but if possible please look into improving the sound to make it a better listening experience.

    Can one negotiate for a better rate. Eg 7.14% and also ask for the monthly repayment to be fixed from the onset? I would love to buy a house but I don’t like suprises. Not knowing how much you’ll be required to pay in the next 3/6 months makes me nervous

    I always love when people say: Why didn't I buy 10 years ago.....10 years from now, you will say the same thing. Buy as soon as you can afford it, even if it's just to rent out again. From the rental income a bank may take up to 70% again towards a second property ...

    Yah in 2020 I got 7.14% now its 11.65% That is almost R3000.00 increase monthly repayment. The take home salary increase doesnt match it.

    Thanks Nicolette. To add to the affordability piece is for a person to stress test their current affordability for an additional 1.5-2.5% increase on the current interest rates. Also factoring the rates and levy increases into the housing value affordability and stress test those additional increases too, ceteris paribus.
    If after stress testing you find that the 1.5%-2.5%increase in rate would result in increased financial pressure, a person is to peg their affordability to the maximum installment+rates&taxes they are willing to pay and work backwards to determine the maximum amount of funding they should take out.

    2. interest rates go down
    but seeing that there’s a slow collapse happening in the west, number 1 might be it, in that case probably buy that house because if the world ends who cares
