    I live in Lake Frederick since 2017.. its a beautiful neighborhood. I drive to MD every week and 66 is only a few miles away. We are still waiting for the pool to open .. however the age restricted side over 55 - pool and clubhouse have been opened for several years. Yes, the home prices are high for this area.. no bargin homes... but our property taxes are alot lower than the Northern VA area. If you move out here please vote for the right people to keep taxes low !!! RED type people are welcomed but Blue people , stay in DC... as people out here like lower taxes and prices.

    I just drove through Winchester this past weekend. Absolutely beautiful. I want to go back and spend a few days there.

    Wouldn’t say much good about Valley Health in Winchester, but Fairfax and Loudoun Hispitals significantly better (INOVA)

    In 2014 we retired and moved from Ashburn in Loudoun County to just outside of Winchester about 10 minutes in Frederick County. We live in a fairly new subdivision which started at around $400k for a 2400 sqft house with an unfinished basement on ~.25 acre. I have and still am watching the builder putting up homes that are $700k and up and I have yet to see a country inspector. Our home which was built in 2012 had several blatant out of code issues which we had to get fixed and we had to replace a sewer connection lateral to the main. Over the last ten years we have put ~$30k correcting the original building problems. Water is very expensive here much more than Loudoun and as more people attach hopefully it goes down but I am not holding my breath. Healthcare here is horrible and many of us go to NOVA for anything serious which is about one hour and a half depending on traffic. Since there are not many good physicians they think they have a captive customer and poor quality of service is routine. Traffic is getting worse since this area is growing so fast but not yet as bad a NOVA. Winchester City proper is more expensive to live with higher taxes and mostly Democratic Party whereas Frederick County is Republican. Shopping in town isn't too bad but there is no Wegman's or anything close to it. Property taxes for personal property is very high and if you have or buy a new car it will shock you. The country is rapidly getting to be another Washington suburb like Loudoun. Overall, we like it here but it is not a great as we thought it would be since the reviews I read were very positive and good healthcare which is why I decided to fill in some blanks that folks like this realtor doesn't mention. Downtown Winchester is a tourist trap IMHO and it loses its sparkle after a few visits especially during Apple Blossom week. We stay away when that madness is going on. No place is perfect but since we are 75 years old I sometimes wish we had stayed in the Ashburn area for much much better doctors and healthcare. The Valley Health hospital here is a joke and all they care about is bottom line for profit. They don't treat or pay their folks fairly and moral there is in the toilet. I spent one day in the emergency room and it was way understaffed and fortunately my chest pain was just heartburn. You cannot really go to far out because you will not have good internet or natural gas. IMHO.

    We moved here thinking this was a beautiful place to retire. If you don’t mind water from the third world, it is the worst, we use three filtering systems just to drink, cable and internet service is terrible, the builders in the are also third rate. The building inspectors are either on the take or just don’t care, they pass everything. We have a sewer lateral that is misaligned and was approved on behalf of the developer. They expect us to fix it at our cost. We’ve spent well over $ 10,000 just fixing things, I could go on and on.

    It says it's 2 hours 43 minutes to the home we are looking at but only 144 miles is there a reason a two hour drive is 43 minutes rated longer?

    Looked at Lake Frederick but why in the world would a 55+ have such a stupid high HOA? It' like double the non-55 HOA. makes no sense.

    • @jimmywalters3071
      @jimmywalters3071 3 หลายเดือนก่อน +1

      The HOA for the over 55 homes are appx $390 per month , the other side, where I live .. for any ages is $160. We are still waiting for a pool to be opened.. however the 55 side , has their own pool and clubhouse that has been opened several years. I bought a new townhome here in 2017 and still waiting for the pool to be opened (but it's built).

      @@jimmywalters3071oh didn’t know that. so can you not use the courts by the restaurant?

    • @jimmywalters3071
      @jimmywalters3071 3 หลายเดือนก่อน

      @@CoffeeJake yes both HOA's can use the courts. Both sides can also use rooms in the clubhouse/restaurant with a reservation but the other side HOA can't use the pool/exercise equipment. Our 's is built located by the front entrance RT 522 but is still not open yet.

      Exactly, our hospitals and doctors offices aren't able to support all the people that are coming to the area. The traffic is horrible because we have the same roads and double the people. Not to mention people like me who have lived here most of their life won't be able to afford to live here soon because all the Loudoun people and such moving here forcing our rent and housing prices to sky rocket. I'm 27 and have been trying to buy a house for a bit now and at this rate I'll never own a house and my rent is going to raise so much my family will be homeless in a couple years.
