Hi Rosemary, I love your content and gems you give. You mentioned that you're a little leary when you have a client that gave you a pre-approval from a lender that's a little bogus. How do you know if that bank/lender isn't reliable or trustworthy? Have you done your research are ALL credible lenders? Or just previous experience with lenders that we're the best to work with? I'm just curious to what made you say that?
Great question. I get on the phone with the lender and ask about their process. Since they are issuing the preapproval, I work to make sure they have fully vetted the client ( checked income, credit, work history), have discussed all numbers (closing cost, down payment and piti with clients). I also verify that they understand the nuances of closing in my state, understand how our property taxes work and are properly calculating those costs so that the buyers are a true picture before we commit to anything contractually. Unfortunately, all lenders are NOT created equal and I have found that without asking the right questions, balls get dropped and it leaves the buyer exposed. I haven’t vetted every lender in the world but I definitely have an in depth conversation with anyone that I receive a preapproval from and share my feedback with the clients.

For a new home buyers how are they best able to determine which lender works best for them? If provided with three lender phone numbers? Just curious how you guide a new customer, to the home buying process, on how to best select from the three lender options provided. Also if you are providing customers with phone numbers of three different lenders, how do you notify the lender the customer selects of their financial situation? Are you consulting with the customer before they contact the chosen lender?
