Those HOA will try and get out of paying anything since "by California law if yearly remediation treatments have been attempted then the HOA does not have to pay" but it's been a fundamental flaw from day 1, and now has concrete proof to show thanks to you guys.
Yes the older woman does have Concrete proof it is the HOA Problem But the HOA is not going to pay one cent fixing the water problem The older Woman was right saying this is going to be a very long problem to fix and who is going to pay for all of this ... I have 3 leaks right now from outside and this video has been very helpful. The roofer I talked to gave me a bad vibe a few months ago. I realized his bullshit after I saw this video. I didn't go with his company because he was creepy. When you find good tradesmen who do excellent work, you stick with them. Love your videos!
Wow... the interior damage came from the crappy exterior maintenance. Home owners shouldn't be responsible for any of it. Get a lawyer. You're going to need it. That manager is untrustworthy. This video is great proof of what's happening.

Havent watch it all yet. But im worried about thrm watering down the elastomeric coating and the cracks pulling away from the seams. And the new windows, ill bet they didnt do proper water sealing with the new windows. Just a caulk seam and xall it good. See this all the time because they dont want to pay to redo paint and stucco. Or the stucco is not propper and its not have a proper weep behind it. Hopefully she can go after them for damages and get the HOA off her from paying for it. Cant wait to see end and edit my ideas... Lol. And the stucco shelf above the utility room. Never put stucco on a "roof" as stucco is water penetrable. Even with coatings, it can fail and get moldy and nasty. Always do a propper roof over those areas. I hate seeing corners cut and damage appear. And thr water coming through the stucco into the pluwood sheething, shows the stucco doesnt have propper weep skreet/drainage. This whole building is wrong. They need to strip the stucco off, properly water seal it all and provide propper weep drainage and wrap, weather seal window flanges, propper flashings, new stucco and paint. Using elastomeric coating to seal stucco is a bandade for bad install.. I feel bad for the old lady. The HOA offered residents to pay to caulk their windows, seriously, thats part of ANY paint job!!! This HOA is your std bullies and power hungery board housewifes/retirees. Sickening. Of the HOA is only watering down paint each couole of years and not actually paying to prep and seal all surfaces and then paint without watering it dowm so it goes further... HOA should be sied by thr residences for this. Ill bet there are other units with issues!!!

Wow!!! As a homeowner (in Florida) a lot of this information was critical. We deal with hurricanes and many times "monsoon type" rain storms. It was enlightening to see how the water was getting in! This makes me want to start checking my house more thoroughly!
Very interesting. Leaks are so difficult because they run everywhere and you have to be willing to do exactly what you did in order to run them down. It's too bad about not using nailfin windows - hopefully your clients have learned their lesson.

Do you ever try waiting for afternoon rain and then go on roof with infrared camera when sun comes back out? It’s a nice way of finding leaks flat roof.
As a general contractor, it infuriates me to see deficient workmanship. There are an incredible number of construction defects here. The unit owner has nothing to do with them. Generally unit owners are responsible for unit interiors starting with drywall. The building finish / stucco & flashing should be HOA responsibility.

It's the very beginning of the hardest work. To make house management company pay for all repairs needed. If your work costed 16k, multiply the sum say by 10x.
These are the kinds of problems that eventually cause buildings to collapse. That condo building in Florida had VERY similar problems, water eroding the rebar within the structure slowly over time. All of those people lost because of the negligence and greed of the building owners, and yet nobody learned a damn thing from that very valuable lesson.
Doesn’t the HOA pay to fix anything involving the external parts of the building and original fixtures? That would mean windows, walls, roofs etc are covered by the HOA. Due to the leaks being caused by external factors, all internal damage should be covered too. Is that right?
@@silver474 I had a HOA that was lazy and wouldn’t abide by the law. I reminded them that I will take our business elsewhere during the yearly meeting as there are thousands of dollars unaccounted for. All other owners finally took notice and the HOA promptly paid up.

large Inground pools are dumb. Unless you dont mind having a money pit. Upkeep expensive, maintenance expensive, fun and enjoyment short. Bahh been there done that for years. Never again, put holes in it and filled in with dirt. Wonderful garden now. .. Im content.

when I bought my house the old owner told me the ceilings drawings came from attic window being open and rain come through, the guy lied as it came from his boiler... I removed it and didnt have problems anymore...
When landlords want their face hidden is a bad sign. If it wasca good landlords they would be like "hey no problem show my face, nake me look good by giving my best help" not hide and say its all the owners fault when the landlord doesn't allow the proper windows etc.
They didnt do annual work on that exterior of the Building those exterior cracks openings should have been FIXED before putting that exterior coating on......

Man, I have no idea how my house doesn't leak after seeing some of these videos haha, it was built in 1903 and has some very antiquated design practices associated with it. Thankfully no knob and tube electrical wiring or aluminum since all the electrical was done in the 60s and 70s likely.

Great question! We haven’t had any luck pin pointing leaks using infrared, water spreads to much within the substrates.
