    Never let the Realtor chose your home inspector. The Realtor doesn't get paid unless the deal closes, and the deal won't close if the inspection causes the buyer to back out. They use inspectors who get the deal to close.

      Or get a good realtor to begin with. My realtor told me i should walk away from multiple properties and gave me various reasons why he didnt like them (always told me the decision was mine but he wouldnt recommend me a property that he wouldnt recommend to his sons.)
      I found a house i liked, had him put in an offer which the owner turned down. He told me he didnt think i should raise the offer and we'd keep looking to find the right property at the right price.
      Eventually that owner dropped the price and accepted my offer. I went with the home inspection company he recommended. We used the same guys when looking at another property and they found some things that made me back out (my realtor told me the issues they found would be too expensive to fix for the asking price of the house).

    That cold room with the "little window" that had been hidden, I'm wondering if that had started as a coal bin, with the window being where the coal delivery chute had been.

      Possibly, but it seems small for a coal bin. I grew up in a house with a coal furnace and a half-ton of coal would almost fill a room that size.

      not the usual style or size for a coal bin, that little window feels just too little for either a cold room or a coal room though

      That little window would be closed through the winter months and open through the summer months, they replaced it with a dampener.

    I watched Mike many years ago do the tissue paper test on a bathroom exhaust fan that wasn't the correct size for the bathroom. I jumped right up and did the same test in the bathroom of my newly renovated and purchased condo. It failed the test! I called my contractor right away to come change it out. He immediately discovered that the fan did not have a fire shield! He was able to install one when he replaced the exhaust fan that could grab the tissue paper. I notified our on-site HOA management office that other units may not have fire shields and they immediately took action to check all the units.

      and not all villians are easy to spot this is how they got into this situation to begin with cause the villains that sold them this home were good at looking like normal people sadly.

    I was working for a homeowner earlier today and made a bad discovery. He is lucky that the structure did not burn. I found two burned white wires in the rear of the receptacle and told him that could have caused a fire. I also told him to leave the power off until that is fixed or it could catch fire. Luckily, it was only the first 1.5 inches of those wires that had burned.

    Unbelievable basement. Nothing sealed anywhere down there. And the drain pipes were broken the house was floating in water. Yuck. thank you for making this house right. God bless all who worked on it.

    I am enjoying watching these episodes but the one thing missing which is perhaps the most important info we as buyers need is how to find a good independent home inspector as I am sure that all of the inspectors that did the reports on the hoses in these episodes would have been rated as good on word of mouth or online reviews.

    What I love about this show and what Mike is doing is that the owners can say really bleak things about their properties but you can still see the hope in their faces. That's the Holms effect.

    I learnt from this and I spent 35k to dig up the soil around basement and tar and insulated the walls when I first bought my house. I am so glad that I did it

    Cities should have a home inspector bond to protect buyers from bad inspectors just like they have a bond for GC's.

      My daughter bought a house in a city that requires a city code employee do an inspection. The seller also did one.
      Neither one of them talked about very obvious things like water pipes on an out side wall (N Dakota), window wells too small causing leaking and multiple others.
      They were found because my daughter hired a licensed contractor to do a 3rd inspection.

    as a retired HVAC Tech I ask why the fuck do people carpet basements ? ...80-90 % of basements with carpeting that I've seen had mold. tile the floors and use rugs where needed. ALL basements get wet at one time or another.

      Bathroom carpet while creating a home for mold also have the unique advantage of capturing the lovely odor of urine, aka, piss!!

    Mike, I wish you were in the U.S.. I need help. I bought a house 2 years ago. I'm a first time homeowner at 54 years of age. I bought without conditions like an inspection. Previous owners only took cash offers not through a bank. I didn't know any better. Now I'm having issues. Yard is flooded, septic tank is too small and storm water fills it up causing sewage to sweep out. While yard smells like septic. No insulation in walls or attic. Very narrow crawl space so I or contractors can't get in. Floor joists gave away in bedroom causing dresser to tip over. No joist hangers and rusty nails. Electric plugs have no ground. Just 2 prongs. Holes in Soffit where birds and cats get in. The toilet is sinking from the soft floors. Sill plates and studs in the garage are rotting from all the flooding in the yard. Insulation in the garage has asbestos. The ceiling in the garage is sagging in the middle. Paint on the outside of the house is just primer. Windows are not insulated. Front door seals leak air. No HVAC system. Just ventless propane heaters on the wall. I have a lot more going on with the house. It's gonna cost me thousands of dollars I didn't count on when buying the house. I need help and don't know who to turn to. I bought a lemon house because it was what I could afford. Nice neighborhood and I love my back yard when it's not flooded. My trees are dying because of the flooding. Please, if you know someone in the U.S. that does what you do I really need their help. Please, I'm begging you.

    This usually happens when the realtor pushes through the inspection. The homeowner doesn't know what to look for. A contingency budget on these old houses should be at least $50k. I expect original windows and electrical to be bad, and possible vent and roof. It's a matter of how much do you spend to bring it to compliance. $70k is normal, and that's on a 20 years old house.

    I sure hope that they went after the original inspector, that person failing in their job cost this family tens of thousands, not to mention health risks/costs that can never be recovered. That "inspector" needs terminated and jailed as mold is deadly to a healthy person, had any of them had an immune disorder or been on any treatment for something major..like cancer...they would be deceased.

    I know this is an old show, but I had to chuckle at Damon and the suit that didn't fit. I was on a shutdown of a copper smelter in NM all the suits were XlarBIGUNONE-1ge and I was a 2 Xlarge guy, so I would put on the first suit zip it up shrug my shoulders and split it down the back, then pull on the second and ducktape the front to the first one, pull on my respirator and go sweat!

    I'm just wondering two things.
    1) What comeback do the homebuyers have against the home inspectors that miss/overlook some of the stuff Mike Holmes finds. To him, some of this stuff is just plainly obvious.
    2) Has there been ANY legislation governing the qualifications & licensing of home inspectors? At all? This series is several years old now, so I'd hope this stuff would've been addressed by now.

    I wish that this show would say how much all of these repairs cost. Does the show pay some of these costs! Do the homeowners pay 100% of these repairs? Were the previous contractors, home inspector reported to any agencies? Were any of them sued? This show tells only a portion of the overall process. So many questions unanswered.

      I agree for this show. However, the Holmes on Homes Show from several years later did the figures. IMO, they implied that they did the work on the house. I know so much can be made for TH-cam for views. More was likely available at the time on TV, so a six figure total per episode was still very profitable.

    My daughter was screwed by an "inspector" when she bought her house. She had to replace 11 floor joists and half her wood flooring because of rot. The "inspector" never went under the house.

    Glad to see they used Rockwool insulation. Water proof, fire proof, insect and mouse proof, sound insulation properties. Use a bread knife to cut it, you will thank me later.

      a cold room is a room closed off from the houses air, heating and it gets no air circulation.

      Most older homes have a cold room or root cellar in the basement - usually you'll find it under the front porch. These basement rooms were designed for storing food and preserves, so they're not insulated. Basically free refrigeration for stuff like potatoes and other root veg, jars of preserves, jellies, etc.

      Remember these are older homes. Refrigerators are a relatively new thing. Old folks stored potatoes in dirt floors, onions and butter. Preserves galore to last all winter. Most homes had a box outside where the ice man delivered ice to store food. You got your milk delivered daily in little jars and the cream would rise to the top, parents skimmed this off for coffee and to make baked goods. Many had a window where a coal shute was attached and coal truck would deliver coal dumping it down the shute.

    Im confused about the cupboard "cold room" thing. Here in the UK we dont have forced air systems, we only have radiators. None of my cupoards have any heating/hair flow in them and thats normal here.

    Mike and his team is amazing! It is also amazing how the homeowners have no clue how to do the job on their own or how to inspect their own house prior to purchase. A gorgeous home but honestly, move the wife and kids out and spent a summer digging, fixing, tearing out and rebuilding yourself. Electrical and plumbing is the only thing I contract out.

      Taken to a designated landfill that is authorized to handle asbestos. A special part of landfill is set aside for asbestos.

      My sister bought a 2 story house with a basement in New Jersey 4 years ago. She bought this fixer up for $140K and put in $60K worth of renovations. Fast forward to Sept 2021 and Hurricane Ida made a flooded mess in her basement. Yeah, that cost her plenty and she got tired of the endless fixes.

    Dont use the white french drain tube they were installing, with clay, all the membrane will be like cement and the drain will become useless.

    Oof, major safety violation at 23:24 - worker inside trench deeper than 1m without shoring, also no hard hats with an excavator operating from above. This would result in a stop work order and possible fines if a safety inspector came by. Even worse, if that trench caves in, that worker could be severely injured or killed. Mike Holmes talks a big game on camera, but in the end, he seems ok with cutting corners like this if he can get away with it, making his living on convincing people that he's the only one that actually knows what he's doing.

      Most older homes have a cold room or root cellar in the basement - usually you'll find it under the front porch. These basement rooms were designed for storing food and preserves, so they're not insulated. Basically free refrigeration for stuff like root veggies, jelly, etc.

    In my opinion it is a bad idea to make a finished basement. A basement is an opening dug out of the earth; it's sunk into clay, which alternately gets saturated, swells, then dries and cracks. Materials like wood and drywall next to the basement wall will inevitably get wet and grow mold. A finished basement might look like a living space, but it's not. There's never a breeze, a ray of sunlight, or the rustle of leaves. The concrete floor is super-hard, dangerous to fall on, and doesn't feel like a home. People relegated to the basement somehow make their way upstairs without even thinking about it. Sticking your kids in the basement tells them "You are second-class citizens."

    What does he mean "never close off a cold room" ??? I have 2 bedrooms in my basement with venting but they have closets without venting. Is that the same thing?

      Your closets have the rest of the house, and a roof, above them. Cold rooms are typically below concrete steps.

    You don’t read drywall moisture in percentage points you read any non lumber readings on the reference or comparative scale of your meter.

    What's the point of having a home inspected when the home inspectors aren't qualified to do the job! Are these inspectors licensed?

      It's a room for storing canned goods/homemade canning items like sauces and preserves, various pickled items. Etc. A way to help substitute buying groceries all the time

      Other places it's called a Root Cellar. store potatoes, onions, carrots, etc.

      @@PhilTXSG Some parts of Canada call it a pantry and some parts call it a cold room, although a true cold room is typically under the steps with a few vents to outside or a small window like on this house
      Edit: Found in older homes from a time when canning or jarring veg or preserves was more common

      Home inspectors, and the industry, is completely unregulated and home inspectors are completely protected by laws and their bulletproof contracts. Just don't bother and do it yourself but hey, learn what to look for and it pays to have a ton of experience in home renos.

      @@gavincross2902 Always find your own home inspectors. The same home inspector can give you two different results depending on who called them with the job. It doesn't mean they are bad inspectors. They just don't want to be as thorough if it will kill the sale and cause the agent to stop referring them. Also, always check online ratings and referrals from multiple sources. Not all RE agents or inspectors are the same when it comes to their integrity.

      Nearly all of the episodes are filmed in southern Ontario, within a few hours of Toronto.

    as an Aussie our homes aren't built with basements...so WHAT is a cold room and WHAT was its purpose..???

      Food storage mostly. It has limited insulation and vents outside, making it colder than the rest of the house. Even during summer since it is underground.

    HOW COULD THE OWNER NOT KNOW THAT A SMALL ROOM OFF THE BASEMENT AT THE FRONT IS UNDER THE FRONT STEPS AND SHOULD OF KNOWEN IT CANT BE CLOSED OFF
    THESE ROOMS ARE VERY COMON
    THE BASEMENT IS VERY BIG AND CAN PUT UP GOOD QUALITY PLASTIC SHELVES TO PUT THINGS ON

      Old houses have a small room in the basement for storage of canned food. Food such as vegetables that are preserved in mason jars. Not a living space. Only storage. This space is closet sized, with concrete walls and kept cool. Must have an insulated door on the room. Homes built before 1970 most common 1940s and 50s. Times before fridges and freezers were very common.

      Before refrigeration you needed cold rooms to store many items. These were rooms that stayed at ground temperature year round allowing you to store food. How is it humanity had lost so much knowledge so fast?
