    Buying earlier I literally have 2k in my account. If I have a 10p deposit like 46k for a townhouse could I immediately place tenants into it say 10 years later it’s paid off can I then leverage out and buy another 2-3 ??

    Great video. But I feel property investment is no easy path. Maybe back then, the average Joe could have been a property investor. Now it's a lot more competitive.
    Is property investment truly passive? You work for the tenants at the end of the day. I feel property investment is like any job now.
    I think index funds is the best form of passive investment. Not in terms of the money you get but effort to result ratio.

      Shivan Sivakumaran I do agree it’s harder than before, hence the higher return(accounting for leverage). Properties should run like a business, all headaches can be accounted for from the beginning as a part of your margin and can be outsourced. If you accounted for those and it doesn’t look favorable then you don’t need to go ahead.

      Agree, the pool of greater fools has already run out and savvy investors are getting out. Just an idiot would get started at this point in the bubble.

      Hi Shivan. If you factor a property manager into your purchase numbers it is totally passive. As for being a competitive market, it always has been, but if you're watching the market and doing you numbers right, eventually you'll find that diamond in the rough. To be transparent, I'm an investor and I have a property management company so I have a foot in both camps.
