    Just retired after 47 years as an auto tech. 13 years in, I opened my own small shop. We grew to 1.5m per year gross within 3 years. Paid top dollar, got the 2 best guys in the county to work with me. Voted best shop in the county for many years. Treated everyone fair, never oversold our customers, fixed any recheck whether it was our fault or not,and acquired a stellar reputation in our community. All 3 of us retired very comfortably. Had a great run, and a good life. You go mr Rainman!

    As a locksmith , I would definitely suggest that you rekey the locks before you move anything in. As long as you give a key to your landlord, it should be ok. That way you know who all has keys to your unit. Don't want anything to go missing!

      I’ve done this with every place I’ve ever lived. You never know who kept a copy or who the previous tenant gave one too. It’s always best to start fresh.

      ....I would also suggest installing more secure windows and or window bars in the office space. Tools are expensive and it is Florida (former Florida resident).

    Be careful in that electric panel. If you have a 4w delta service then one of the phases is a "high" or "wild" leg. Instead of 120v to neutral it would be 208v to neutral. Check before you add any new circuits for lights or outlets.

    Very exciting. Don't get caught in the trap of spending lots of money making the shop "perfect", get customers, start getting money coming in before it all goes out.

    If I might make a suggestion. Appearance is everything to a customer. While it is empty now is your opportunity to make a great first impression. Paint ALL the walls everywhere AND coat the floor. I started my own business from scratch ( video ) and before I opened my first location I remodeled the store and that drew in a lot of customers. It hurt my $$$ reserves but it sure made a difference in the customer count. Nice clean , organized shop reflects greatly on customers. You only get one chance to make a great first impression.

      If he has enough cash to pay for that and be without income another month, sure it's a good idea.
      If not it is best to fix the lights and start working ASAP, then when the income stream has started he can coat and paint half the shop while continuing to work in the other half. Ray already has the good reputation to get plenty of work.

      I was thinking the same thing. Cover the shop walls with plywood and paint, because the horizontal girts (had to look the name up) will be nothing but dust collectors and tool-drops behind tool boxes.

    🤣When I started my shop I basically lived there! Would go in at 5AM & leave @11pm until I got the shop the way I wanted & had my customer base. It is hard work but definitely satisfying & a vehicle doesn't leave until it meets your standards b/c it's your name on the final product. You will do great Ray & I wish you the best. We always need more independent shop owners with your experience & integrity!

      Too be honest he probably dose not have too open too the public he could do you tube videos out of that shop like Erick The Car Guy and make money from you tube and if he wants can help a small group of people. I think that be the best way too go then he can relax and have fun why’ll still making money from his videos.

    Great tour of the future shop Ray. Only thing I foresee is you need to get a licensed electrician in there to not only check the electric panels but also upgrade the system so you can add more lights in the shop and other areas. Think about some kind of exhaust fan to be mounted to get rid of any exhaust fumes and help cool things down

      That was my first thought when I saw that old panel and messy, old wiring. Also, that dodgy wall panel in the office screams "Roof Leak" to me. I'd want to track down, and fix, whatever is wrong up there sometime soon. Water damage only gets worse the longer it is left.

    Just a note. If you haven't been already, you may want to consider working with a CPA (accountant) that is experienced with small businesses. Usually not too expensive once you consider the potential problems/expenses you will be saved. Source: am CPA myself.

    Congrats on the new shop Ray! I made the move 30 years ago and have never regretted a moment of it. Now the real work begins, 80 hour work weeks in the beginning while your getting off the ground, make sure your wife knows how hard it will be at first! Later you will relax a bit when it all falls into place. Don't forget to be a good business person as well as a good mechanic! Good luck on your most rewarding new venture!

      100% correct as a 4th generation business owner even after 20 years in I still put in tons of hours. You have to put in more time at work then at home to keep it alive.

    I may have a suggestion, once you have everything set up, you should make a website where anyone can check if your shop is available, or to make an appointment. It would be bad if you get too many customers in the beginning, that you have to reject them and then they assume that you won't be able to help them later on. And once you have the ability to take in more customers, but you don't get enough of them.
    First impressions matter. Do not forget that. Even once you are a recognized shop.

      Yes, the worst thing you can have is too many customers at first. One of my companies I had was a welding, fabricating and millwright company. We got a very large job right after we opened and had to turn down business. When that big contract was over, (which we made a shitload of money) our regular business customers had gone elsewhere. Moral of story; we made a ton of money for 6 months, then had to close shop afterwards!

    As a small business owner I applaud your enthusiasm and I will tell you I generally get to do what I want . I also have to do what I don't want. At the end of the day the pros greatly outweigh the cons. IMHO The best part is that you control your own fate ! You will have to work harder for some things and less for others .

      Though I was born there - decades ago and served with the RAF
      from 1960 - 1966 I would not live in the UK if you paid me.
      Things were much better there then - the 1950 to 1970 period.
      It all went downhill after that - And to a greater extent the people's
      mentally still has not changed much. Lack of progress and
      a lack of cultural change.

      The biggest waste of resource is actually having to be a parts runner yourself. Doing the phones on your own can be done for a little while, since it often requires someone with tech savviness to understand the situation and ask the right questions. But running out to the auto parts store to get parts, coming back to shop, realize the parts are wrong, going back, etc, and blowing half a day on parts trips is absolutely the killer. This is where a cheap shop hand really comes in handy.

    You're already ahead of the game with your youtube channel alone. People can look back and see your quality and honest work and go in already feeling taking care of before even making an appointment or just showing up. I can tell you already if you were in my area you would 100% be my go to mechanic simply because I already trust you. Trust is probably the biggest factor for people, and your channel already gives people that sense of trust right off the bat. Slap your channel on your advertisement flyers and I'm sure customers will be rolling in in no time.

    If I might make a recommendation, get the hoists inspected anyways so you have documentation for if something happens. We had the anchors pull out at a space my dad was renting for his shop, insurance declined it because we didn't get it inspected when we took over the space.

    The initial costs and time of starting this is gonna probably bring on a lot of anxiety at first, but if you can power through and survive it you'll do great. There's always light at the end for someone with your skills and motivation. Wishing you the best from Canada.

      Yeah - the world is headed into the next great depression probably lasting 20 years but Florida and Texas will probably do better through it than other places because there is still some belief in freedom and working there. It might be a bit grim for a few years but you're right. Ray will power through. He is "Florida man" after all.

    Good luck with your new adventure. As a small business owner for 50 years, my only suggestion is, starting out, only spend money on the things you ABSOLUTELY need. It’s always easier to spend than make. Everything else will come.

    Good luck with the new Shop Ray. As for the Lift situation; you could back cars into your lifts to give you the maximum work space in the front of the cars. Also don't forget you have high ceilings and there are lots of clever ways to turn that ceiling space into storage. Keep charging buddy!

    Awesome man. I am stoked for you. As a business owner be prepared for tons of paperwork and late nights in the beginning. Once you can hire an office clerk it helps allot because you are only auditing most the paperwork then.
    And can you back the cars in to the lift? That would allow more room.

    Ray, I'm so excited for you. Just a thought; When I started my shop and moved my equipment in. Within a week I was broken into and had my tools stolen. It just crushed me and I felt like three steps forward and two steps back. So best advise I can give is secure as best you can with a cage for the expensive stuff and an alarm system which seem like a big deal but really arn't because they will hit you when you can least afford it and when your least prepared.
    Second part is Keep It Simple Stupid. Don't enter into any long term fancy equipment that you don't even have jobs for yet. For a shop that size I would contemplate specialization such as dry ice cleaning, transmission, Muffler, Fleet servicing, body work, and so on. stay away from car customization since they can be time eaters. Just remember your shop is not what you left, it's a whole new world. Two bay shops need a certain volumne to be profitable and you need to know that number. Stick to your numbers even for friends and family as hard as that is, it's important from a business standpoint.

      To succeed in business, any business, you have to have the heart of a murderer and charge your friends the same as everyone else otherwise you'll be working for cost or free doing jobs for friends and friends of friends. Real friends will understand.

We do the same of charging the same but give them breaks left and right as we can. Mom, dad, kids, are the exception. We do them as they can afford or free when they can't afford any.

    Congrats man.
    I started my machine shop back in 1990 at 22 years old. We had money in the bank but a bad accountant and I was pretty stupid.
    After learning from hard knocks from our friends at the IRS that first year I’m still doing it 32 1/2 years later.
    Get a good accountant, have plenty of operating capital, know when to write off bad debt and when to chase them.
    Treat your customers right. Keep tabs on what your competition charges.
    There’s a difference tween guys with big balls and willingness to take a financial risk once in a while and guys that talk about having big balls and never take a chance.

    Got a friend that has ran a two bay shop for years. He's done very well for himself. Now he picks and choses what he does, and takes a few days off each week. You'll be fine by yourself. You may want one other guy eventually, but don't get in a hurry. Employees are a PITA.. :)

    6 years ago I started out as a shop owner as a one man show. Now have excellent staff and are doing good. Times are different now when dealing with customers, expectations are different but my biggest piece of advice, is don't start off cheap, otherwise you will always be known as the cheap guy.     Ray I just edited wanted to let u know that sometimes things just either work great or not so great but you do good work you r fair and honest w people,I've seen the shop video and it's got great potential,you can do this. YOU experience a set back and you will overcome this by moving on to better and bigger things.I was a mechanic for 40 some years until I had a heart attack but life has been good I still turn wenches part time for for people going though hard times.i talk to them about what's wrong with there vehicles I work deals out for parts in what they can afford and fix the bad stuff first and what they can afford to pay me,and u know what it's working great,doing good things for people that really need help!

    Congrats. Running a shop is only the half of it. Make sure you manage your money correctly. I've had my own shop for 12 years and I wouldn't have made it if I didn't educate myself. Get the book "Profit First". That is the best guide on how to manage your money

    I think the shop will work out great once you get it fixed up and set up the way you want it. If the owners of the body shop do decent work, there might be the opportunity for some referrals back and forth. Looking forward to seeing it progress to a busy shop.
    BTW, I enjoyed the short vids from SEMA. While that type of content isn't why I follow your channel, it was something different until you get the shop operational. Good luck.

    I would suggest the electrical. Make sure that is as perfect as can be. Then move lifts if you need to. New locks on the doors, and dead bolts too. Then work on the lights and get the office taken care of at the same time. Bring in your boxes and stuff and you will be ready to go. Best of luck to you! I'm super excited to see how things go

    I heard a story of a guy who started his own service business, but when he estimated jobs - he properly considered labor, materials, and fuel... but forgot to markup to cover operational overhead (office staff, insurance, taxes, marketing, etc.) Once he had someone explain his overhead numbers, he was better able to give appropriate estimates and the business turned around. In that guy's case, as with Ray, people wanted him to do the work. That's why Ray is going to do great.

      Ray you are very impressive! When you open the shop I would like to schedule appointments for both my car and truck. Nothing really wrong but I delay service sometimes because I do not know who to trust with regular maintenance. I need a shop I can trust for all service.

    As someone else said, spend a day with a pressure washer and some degreaser on those walls and floors and some new white paint in the dark/unpainted spots and that place will look great. If you decide to add more LED lighting, take your camera to the store to record the display lights so you are sure that you wont get weird flickering as some of the LED lighting uses PWM control that doesn't play nicely with camera refresh rates. Enjoy all your videos.

    Ray you'll make it, just keep your eyes on the target ahead and try not to turn down any customers away . Build a good reputation.
    It took me 15 years of hard work and perseverance and I have 3 large events fabrication & specialized construction rental companies it all started from a 2 car garage at home. I struggled the first 4 years but it paid off.

    other than the electrical and water damage and potential mold on the one wall in the office, its a really great shop. i was not expecting it to have a lift, much less 2. and they seem to be in reasonably good condition. at least on camera.

    I’m a newer viewer Ray but I couldn’t be more excited for you. I’ve been in automotive since I was 16 and I’m not 39. I have a lot of the same issues at my current shop of employment. I enjoy taking care of customers and actually fixing the cars which goes against our “just beat them over the head with a hammer and sell them everything” plan. I can’t express how much I hate working in this environment and starting a small shop would be a dream but I completely understand the undertaking , investment and hurdles you have. I wish you the best of luck man. I just applied to a new shop this morning 3.5 hours west of where my family lives now in Pennsylvania. I’m going for a complete change. Move the wife and kids out to rural Pennsylvania, get away from the city and madness and get a shop at one of the good family shop that still believes in fair business and customer service.
