@@healingnaturegirl333 Yeah for sure. We found land that's zoned as "no zoning". It's rare, but it exists in Canada and the US. It's usually land that's A) far away from major towns, and B) the terrain isn't suited for traditional agriculture use. But we use permaculture methods and get creative to make the land usable, and turn the cons of that into positives. For example, our land is steep terrain, but it also offers amazing views that attract people here. It's dry rocky soil, but we're building a network of ponds to irrigate the land and using regenerative agriculture to rebuild the soil. Anyway, to find no zoning, you can look at regional district government maps. They have a filter option that lets you select the land zoning you're looking for. Our course goes over all of this kind of stuff too. No zoning means that we can build unlimited dwellings on the land, conduct business with no business license, and we could build a skyscraper or a roller coaster if we wanted to... as long as it abides by building code. Also easier to subdivide and there's no bylaws. All around, it's great.

I’ve heard this stuff many times before, it’s available all over the internet. Always leaves me with questions. For one, who signed onto that land deal with you? That’s a large risk to take. Sounds like a well-to-do family member and you would have to have some considerable background in this stuff for that to even be a reasonably intelligent move to make. So then…what are your backgrounds in this type of work? Permaculture takes considerable knowledge and to set up land properly, years of cultivation. How did you build the structures? Again, considerable knowledge and time and most importantly, money. You and your partner are not throwing up an Earthship in two months. Assessing and finding land take time and knowledge as well. Plus all the other moving parts. Please tell me I’m being an ass and I’m off-basis. I’ve been learning this type of stuff for years now and it’s not as simple as you make it out to be.
Haha ah man. You're not being an ass, perhaps a little bit of a negative bias but I totally get it. The point of all this is to show that people can actually do this, we offer personal help in our programs, and we have clients that have actually gotten funded and bought land faster than we did. We're coming out with some case studies soon that I'll post on our channel here. Let's dive in... Who signed the land deal with us? We created a business plan, financial projections and communicated our vision in an inspiring way to attract likeminded people. A couple months of speaking our truth in person, online, and networking around, we had a mortgage co-signer. Not family, and we were not even friends at the time. We then created another corporation to use for the business dealings on the land (short term rentals, farming, retreats, etc) and did the same thing to raise money for building infrastructure on the land needed to create the cash flow. To be honest, it's all very basic business and real estate principles, just being applied to an area where people haven't been using it. This investors also was not family or a friend. It was just a local small business owner. To give some other examples of this, we have a client, Tom, and he and his partner had 3 investment options on the table only 3-4 weeks after taking our program. Another had raised funds and put a downpayment on 36 acres within 4 weeks of being in the program. To be honest, I was actually very surprised with both of them haha I knew our systems worked but I would've never dreamed they'd work that fast. Case studies coming soon. Obviously results vary depending on the effort and time people put in, and yes of course, background helps, but no background is necessary. That's the whole point of the course is to educate people that don't know how to do this. Our backgrounds are in construction and my brother and I have both operated our own businesses. You seem to be talking a lot about 3 things... saying it takes considerable Time, Knowledge, & Money. I sense that you're thinking about things as if you as an individual were to go out and acquire all this Knowledge and Money on your own, spending years working in specific areas like construction and permaculture, and then spending all the Time to do it all yourself on your own land. On the other hand, you can leverage these things. Money: We leverage money with about 10 different funding tools. I call them tools because you can pick them up and put them down, use 1 of them, or all of them, at any time. These include mortgage partners, investors, crowdfunding, financing, joint ventures, cash flow opportunities on the land, how you can use the land to help cover its purchasing costs, and more. We focus the initial investment strategically on things that A) increase land equity to reduce our risk in case things don't work out; and, B) produce cash flow so we can use that cash to continue building out the land and our vision. There are TONS of people interested in doing this right now that have the money but not the time. It really is a win-win. We now have an investors network that we pair our clients up with. People really want a safe place to go, somewhere self sufficient, a fun cabin property, and to help make the world a better place... and of course the deals need to make economic sense. Which is actually quite easy wth rural land. There's 100x more economic opportunity with rural land compared to suburban homes, both for producing cash flow and for increasing the land value. Millions of people invest way more in suburban real estate for a way lower return every day. Time: We cut our learning curve down by hiring whatever experts we can in whatever field we want to learn about. For example, we work with Ryan Hill who studied under Geoff Lawton as our permaculture consultant, and we have 2 on-site residents/paid team members that are also permaculture designers. We learn quickly because we work with people that know what they're doing and who can take leadership roles in certain areas of the project. At the beginning we had no money to work with experts so we would hold workshops to cover their costs. For example, we'd post in Facebook groups to sell tickets (at a very reasonably rate) and hold a weekend permaculture workshop, and that would cover the costs of having Ryan come out and do a permaculture design for our land and we'd get 1-on-1 consulting time for a couple days prior to the workshop. You can cut down building time by using modular building designs, mobile and non-permanent structures (to start), and by having good planning. If you have good planning and timing you'd be able to cash flow a property within 30 days of buying it, have a well drilled, and tow your tinyhome (which also takes planning to acquire) on and there you go... a reasonably comfortable beginning to start establishing infrastructure on the land. I know someone on here is probably going to be like "well a tinyhome costs 150k, you need money for that!" with a negativity bias comment, so to address that... We work with a tiny supplier that does $3000 down to reserve your spot and $750/month for financing on a $180,000 fully off-grid ready unit with extra water storage, incineration toilet, and solar power all included in the financing. Don't have good credit? Find a co-signer. Buy two. Rent the other one out and it covers the costs of both and some. This is what I mean when I say it comes down to the planning and strategy. It's all there. It's all possible. Just need to get creative and be open to new possibilities, of which there are many. But people tend have crazy wishful thinking (which we also once had but mother nature kicked our ass a couple times for sure), and not plan anything. If someone were to just buy land without any outside input or experience from people who know what they're doing, and didn't have a plan... you're totally right. Will probably be a gongshow. We see it all the time. It actually blows my mind that people won't go pay someone $1000 for help and think that's too expensive when they're trying to buy land and create a project worth $1,000,000. One mistake can lose you hundreds of thousands. One new opportunity can make you hundreds of thousands and make the project possible to begin with. I was on a call with a potential client recently and we were talking about this and he said "there's a reason professional athletes have coaches." We urge everyone to take it seriously. We tell people to "treat it like a business" and not from a corporate view, but just from the stance of "actually take it seriously" and put in the work. If you want the dream, you've got to make a plan. Hone your vision, get a plan on paper, do projections, get your suppliers in order, discover new possibilities, work with people who know what they're doing so you don't hit a bunch of pitfalls, and begin to execute.

I see that you are actually answering comments with questions. If you look in Missouri as your US land, it is often much lower per acre than many other parts of the US. The climate is great for many good sources; perhaps the best in the world for biodiverse agriculture. I love your dream and vision! I thank you both for your work. Would this course be appropriate for Australia? l live in the State of Victoria in Australia. In Australia we do not have "No Zoning" in Victoria so this course may not be suitable for that reason as well as other varying factors between the countries. It would be good to know if this course could be implemented and able to work in Australia. In the Northern Territory they have a Zone called "Unzoned Land" but you need to get a Development Permit if you want to Subdivide or Consolidate ( join 2 or more pieces of land) the Land. It seems to me that Australia has alot more Regulations than in Canada and the US. l have 28 Acres that is zoned "Farming" and am interested in doing your course, for the developing the land side of things, for food growing and other possibilities, being Self Sufficient, creating Community and other ideas but do not know if this course is appropriate or even if you would consider someone in Australia doing your course. We educate about all zoning types and how to navigate them, workarounds available for each, how to communicate with regional authorities about permits and whatnot, and more. This is very interesting. I'm wondering how the partnership works though. how does the partner increase 5X's? are you paying then more than what was loaned? I don't understand that part at all.
I mentioned value increases by 5x, which doesn't mean always mean liquid cash specifically (liquid meaning they can move the value around anytime they want and have full access to it). In many cases you don't actually have to pay them at all, they could just sit as a partial owner of the land / asset and their value is in the equity. It's their equity that went up 5x. And we keep buy back rights so we could buy them out in the future using the income we generate from the land. We would buy them out at fair market value, which in this case is a lot higher than they bought in for. That's where they make their money. But instead of buying them out all at once, because that's a lot of money, we offer a buyout payment plan so we pay them a monthly amount or % of income generated from the land until we're 100% owners. You could also do things with the property that make larger lump sums of money, like pulling carbon credits, logging, or subdividing (or contractually selling lots), and pay them back all at once. But again, every scenario is different. If you don't want to buy them out you don't have to. They could remain, in our case, a 30% owner forever.

Wow that sounds like an incredible opportunity! In this case, you could use what we teach in the course to create a business/financial plan for the land so that you can generate cashflow from it. Yeah we have quite a few clients in Australia. We have a total of 2700 enrolments at the time of this writing across around 20 countries. Some of the most popular include US, Canada, Australia, UK, Ireland, Costa Rica, Mexico, Spain, Portugal, South Africa, New Zealand, Jamaica, and more. The biggest thing that changes is the land zoning, which changes not only country to country but also town to town. So how we handle that is showing you the main types of zoning you're going to run into, helping to hone in on your vision because you need to know what you're doing with the land before you know what zoning is right for you, and all the pros and cons with each, workarounds for building (for example, using the 100 square-foot rule, or non-permanent structure bylaws to build without or with less permits, or using agrotourism bylaws to be able to build additional structures on agriculture zoned land than you would normally be allowed). Then if you run into unique and odd land zoning through your journey that's not in the course, you can send it to our team and we'll dive into it with you and put that info back into the course for everyone else to learn from too.
This is just an example and what we did. We also have clients using owner financing options. We showcase about 12 different financial tools in the program that you could use to build this out and help people strategize based on their strengths and unique situation.
What a joke.....This is all contingent on someone else (Investor/VC firm) to essentially invest in you/your company then letting you have control over it and what not expecting a return on their money? This is not a good place to invest your money. Invest in more traditional real estate until you have enough money to build a compound.
We don't work with VC firms, we work with likeminded folks that are looking for the same lifestyle or to be a part of something like this. Lots of folks have the money but not the time, knowledge, or energy. I also never said they didn't expect a return, that's totally dependant on the deal you make. Our mortgage partner is happy with equity. Their "return" is increased value in the land. They knew from the beginning it was long term and they expected no liquid cash in return. Also, investment is just one route I'm using as an example in this video. We also cover owner financing options and leasing options. I would argue the opposite. I've invested in traditional real estate and the numbers just don't work as well as rural land. I know people that buy rural land, drill a well on it for $20,000 and see a $100,000 equity increase and sell it. That's a 5x increase on the cash invested into a barren piece of property. I've flipped traditional homes in a previous construction career and have never seen anything close to that. People are usually stoked if that can see a 2x increase on the cost of renovating a property. I know a lot of folks that buy traditional real estate to rent out. They make like $500-1000/month in profit off each house if it's a longterm rental. Or $2000-3000/month if it's an Airbnb. And the house costs them between $600,000 - $1.2 million. Rural land you could spend the same on the land but make $30k/month from it because there's so many more options to generate income.
not sure what you mean about the investors open to other opportunities - if you mean will they invest in your project - then you'd have to connect with them. However, we do have a network of investors that give our clients the option to access.

We then created another corporation to use for the business dealings on the land (short term rentals, farming, retreats, etc) and did the same thing to raise money for building infrastructure on the land needed to create the cash flow. To be honest, it's all very basic business and real estate principles, just being applied to an area where people haven't been using it. This investors also was not family or a friend. It was just a local small business owner.
To give some other examples of this, we have a client, Tom, and he and his partner had 3 investment options on the table only 3-4 weeks after taking our program. Another had raised funds and put a downpayment on 36 acres within 4 weeks of being in the program. To be honest, I was actually very surprised with both of them haha I knew our systems worked but I would've never dreamed they'd work that fast. Case studies coming soon.
Obviously results vary depending on the effort and time people put in, and yes of course, background helps, but no background is necessary. That's the whole point of the course is to educate people that don't know how to do this.
Our backgrounds are in construction and my brother and I have both operated our own businesses.
You seem to be talking a lot about 3 things... saying it takes considerable Time, Knowledge, & Money.
I sense that you're thinking about things as if you as an individual were to go out and acquire all this Knowledge and Money on your own, spending years working in specific areas like construction and permaculture, and then spending all the Time to do it all yourself on your own land.
On the other hand, you can leverage these things.
Money: We leverage money with about 10 different funding tools. I call them tools because you can pick them up and put them down, use 1 of them, or all of them, at any time. These include mortgage partners, investors, crowdfunding, financing, joint ventures, cash flow opportunities on the land, how you can use the land to help cover its purchasing costs, and more. We focus the initial investment strategically on things that A) increase land equity to reduce our risk in case things don't work out; and, B) produce cash flow so we can use that cash to continue building out the land and our vision.
There are TONS of people interested in doing this right now that have the money but not the time. It really is a win-win. We now have an investors network that we pair our clients up with. People really want a safe place to go, somewhere self sufficient, a fun cabin property, and to help make the world a better place... and of course the deals need to make economic sense. Which is actually quite easy wth rural land.
There's 100x more economic opportunity with rural land compared to suburban homes, both for producing cash flow and for increasing the land value. Millions of people invest way more in suburban real estate for a way lower return every day.
Time: We cut our learning curve down by hiring whatever experts we can in whatever field we want to learn about. For example, we work with Ryan Hill who studied under Geoff Lawton as our permaculture consultant, and we have 2 on-site residents/paid team members that are also permaculture designers. We learn quickly because we work with people that know what they're doing and who can take leadership roles in certain areas of the project.
At the beginning we had no money to work with experts so we would hold workshops to cover their costs. For example, we'd post in Facebook groups to sell tickets (at a very reasonably rate) and hold a weekend permaculture workshop, and that would cover the costs of having Ryan come out and do a permaculture design for our land and we'd get 1-on-1 consulting time for a couple days prior to the workshop.
You can cut down building time by using modular building designs, mobile and non-permanent structures (to start), and by having good planning. If you have good planning and timing you'd be able to cash flow a property within 30 days of buying it, have a well drilled, and tow your tinyhome (which also takes planning to acquire) on and there you go... a reasonably comfortable beginning to start establishing infrastructure on the land.
I know someone on here is probably going to be like "well a tinyhome costs 150k, you need money for that!" with a negativity bias comment, so to address that...
We work with a tiny supplier that does $3000 down to reserve your spot and $750/month for financing on a $180,000 fully off-grid ready unit with extra water storage, incineration toilet, and solar power all included in the financing. Don't have good credit? Find a co-signer. Buy two. Rent the other one out and it covers the costs of both and some.
This is what I mean when I say it comes down to the planning and strategy. It's all there. It's all possible. Just need to get creative and be open to new possibilities, of which there are many.
But people tend have crazy wishful thinking (which we also once had but mother nature kicked our ass a couple times for sure), and not plan anything.
If someone were to just buy land without any outside input or experience from people who know what they're doing, and didn't have a plan... you're totally right. Will probably be a gongshow. We see it all the time.
It actually blows my mind that people won't go pay someone $1000 for help and think that's too expensive when they're trying to buy land and create a project worth $1,000,000. One mistake can lose you hundreds of thousands. One new opportunity can make you hundreds of thousands and make the project possible to begin with.
I was on a call with a potential client recently and we were talking about this and he said "there's a reason professional athletes have coaches."
We urge everyone to take it seriously. We tell people to "treat it like a business" and not from a corporate view, but just from the stance of "actually take it seriously" and put in the work. If you want the dream, you've got to make a plan.
Hone your vision, get a plan on paper, do projections, get your suppliers in order, discover new possibilities, work with people who know what they're doing so you don't hit a bunch of pitfalls, and begin to execute.

Would this course be appropriate for Australia? l live in the State of Victoria in Australia. In Australia we do not have "No Zoning" in Victoria so this course may not be suitable for that reason as well as other varying factors between the countries. It would be good to know if this course could be implemented and able to work in Australia. In the Northern Territory they have a Zone called "Unzoned Land" but you need to get a Development Permit if you want to Subdivide or Consolidate ( join 2 or more pieces of land) the Land. This is very interesting. I'm wondering how the partnership works though. how does the partner increase 5X's? are you paying then more than what was loaned? I don't understand that part at all.
I mentioned value increases by 5x, which doesn't mean always mean liquid cash specifically (liquid meaning they can move the value around anytime they want and have full access to it). In many cases you don't actually have to pay them at all, they could just sit as a partial owner of the land / asset and their value is in the equity. It's their equity that went up 5x. And we keep buy back rights so we could buy them out in the future using the income we generate from the land. We would buy them out at fair market value, which in this case is a lot higher than they bought in for. That's where they make their money. But instead of buying them out all at once, because that's a lot of money, we offer a buyout payment plan so we pay them a monthly amount or % of income generated from the land until we're 100% owners. You could also do things with the property that make larger lump sums of money, like pulling carbon credits, logging, or subdividing (or contractually selling lots), and pay them back all at once. But again, every scenario is different. If you don't want to buy them out you don't have to. They could remain, in our case, a 30% owner forever.

Wow that sounds like an incredible opportunity! In this case, you could use what we teach in the course to create a business/financial plan for the land so that you can generate cashflow from it. Yeah we have quite a few clients in Australia. We have a total of 2700 enrolments at the time of this writing across around 20 countries. Some of the most popular include US, Canada, Australia, UK, Ireland, Costa Rica, Mexico, Spain, Portugal, South Africa, New Zealand, Jamaica, and more. The biggest thing that changes is the land zoning, which changes not only country to country but also town to town. So how we handle that is showing you the main types of zoning you're going to run into, helping to hone in on your vision because you need to know what you're doing with the land before you know what zoning is right for you, and all the pros and cons with each, workarounds for building (for example, using the 100 square-foot rule, or non-permanent structure bylaws to build without or with less permits, or using agrotourism bylaws to be able to build additional structures on agriculture zoned land than you would normally be allowed). Then if you run into unique and odd land zoning through your journey that's not in the course, you can send it to our team and we'll dive into it with you and put that info back into the course for everyone else to learn from too.

This is just an example and what we did. We also have clients using owner financing options. We showcase about 12 different financial tools in the program that you could use to build this out and help people strategize based on their strengths and unique situation.
What a joke.....This is all contingent on someone else (Investor/VC firm) to essentially invest in you/your company then letting you have control over it and what not expecting a return on their money? This is not a good place to invest your money. Invest in more traditional real estate until you have enough money to build a compound.
We don't work with VC firms, we work with likeminded folks that are looking for the same lifestyle or to be a part of something like this. Lots of folks have the money but not the time, knowledge, or energy. I also never said they didn't expect a return, that's totally dependant on the deal you make. Our mortgage partner is happy with equity. Their "return" is increased value in the land. They knew from the beginning it was long term and they expected no liquid cash in return. Also, investment is just one route I'm using as an example in this video. We also cover owner financing options and leasing options.
I would argue the opposite. I've invested in traditional real estate and the numbers just don't work as well as rural land. I know people that buy rural land, drill a well on it for $20,000 and see a $100,000 equity increase and sell it. That's a 5x increase on the cash invested into a barren piece of property. I've flipped traditional homes in a previous construction career and have never seen anything close to that. People are usually stoked if that can see a 2x increase on the cost of renovating a property.
I know a lot of folks that buy traditional real estate to rent out. They make like $500-1000/month in profit off each house if it's a longterm rental. Or $2000-3000/month if it's an Airbnb. And the house costs them between $600,000 - $1.2 million.
Rural land you could spend the same on the land but make $30k/month from it because there's so many more options to generate income.
Equity IS everything...sooo, sounds like you're just a tenant. I have other thoughts on this...
