    It was nice till the "we didn't have super-bugs in the past". Boy, did we. We had plenty of super-bugs in the past. And plenty of deaths from the secondary bacterial infections before we invented antibiotics. Just a short google search away.

    Super fascinating! Thank you for sharing so many ideas and experience. I would be be interested in small homes for an area that gets tornados, gets hot (A/C needed) but also gets cold. I love light in a dwelling, but tornados are an issue. We are in southern Illinois.

    I love Joel. But I don’t think he truthfully understands how difficult it is to obtain land, especially getting it for free. Older people who are dying and passing their land to their children are not giving land away to others who would utilize it. The next generation is selling the land to big business.

    I am 7 years into a stage 4 cancer diagnosis and am unable to be consistent with my ability to work. I want land to host healing retreats and live a healthy life.     Thank you for the conversation. Hundreds of years ago humans were more self-sufficient and farming was a big part of that. Now, we have become lazier, letting the food corporations, including agriculture, to feed us. Yet, the collusion between our USDA and corporations of all kinds is unhealthy and not functional for us. Growing our own food is the most self-reliant way to do things and I look forward to doing that. I however, will grow my own vegetables and fruits in a veganic garden using no animal manure, blood, or bone. There are also some large plant farmers using this method and it does work. As I am a longtime whole food ethical vegan, I do admire self-sufficiency.

    I bought a 5.5 acre property in North County San diego, and it used to have 220 plus avocado trees pumping 11 million gallons of water down slopes of 5 to 50°, and decomposed granite. 11 million gal of month for generations down the slopes, meanwhile, when I was in New York city, as a kid, we would get fines for utilizing fire hydrants without an FDNY sprinkle nozzle. Wrap your head around that. When I try to repurpose and regenerate my landscape, the government said there was no history of agriculture on my landscape. I used to think it was negligence. It is malice. Government is run by a malice.

      that does sound very odd. I would get in touch with your regional district about their bylaws and regulations as it relates to anything you're trying to do...but contact them via email and only ask about one small thing a time, that way when you get a yes or a go-ahead you have it in writing. For example, when we wanted to put our wall tents on platforms, we first asked if we could build the platform ... got approved. then we asked if we could put a tent on it, got approved, etc. instead of asking if we could do the entire thing at once, which then raises flags for them and they almost always say no. We cover this in detail in our course. :)

      good question. I'm guessing it's a large roosting house or barn with those numbers. We have a small chicken tractor that houses about 12.

      Yep for sure it would, we have clients with 2 acres and less and many client in Costa Rica too. Everyone's passions and location is different, so we'd help you list out all your ideas, give you more ideas you may have never thought of, including networking with hundreds or thousands of other people in our groups doing this too and seeing what's working for them, then we'd help you hone in on the things that would be the best for you to start with to give your project a launch and get it financially self sufficient so you can reinvest into all your other ideas.

      Right now it's split between nightly glamping rentals on Airbnb, camping guests from HipCamp with upsells for the spa use, extra nights, and food (farm fresh eggs, charcuterie boards, etc), and event space rentals for retreats, workshops or weddings. We have had 5 luxury wall tents but this year we're just running 3 because 1 broke and another we're in a transition period with because we're building bigger structures now like treehouses. We rent the entire place out for $15,000 for one weekend for a wedding, or about $4000 average for a retreat. We also have our own workshops that bring in about $25,000 for a 15 person workshop for a weekend. We rent the airbnb's out for $200/night with around 60% occupancy. We do hipcamp and charge $40 for a night + $20 per head / night extra + $20 per person for use of the sauna and spa area. We have a new booking pretty much every day, and on weekends all 3 camp sites are usually full. Generally, on average, income split would look like... Random month example 1: $4000 for a weekend retreat rental $200 x 18 days booked on Airbnb = $3600 x 3 tents = $10,800 $150 average x 45 campers in a month = $6750 Total month = $21,550 (normally this would be higher with all 5 tents, but we have just ordered 7 bell tents which is what we should have started with in hindsight, so we can add those to the mix in the future and get numbers back up) Random month example 2: $15,000 for a weekend wedding rental $200 x 18 days booked on Airbnb = $3600 x 3 tents = $10,800 $150 average x 45 campers in a month = $6750 Total month = $32,550 Random month example 3: $25,000 for a weekend wedding rental $200 x 18 days booked on Airbnb = $3600 x 3 tents = $10,800 $150 average x 45 campers in a month = $6750 Total month = $42,550 The workshop rentals definitely push the numbers up but also require more work to sell tickets and host.

      @@livingtheoffgriddream Have you shot footage of any weddings? Seems like you'd be using that to recruit clients for weddings as that is a very competitive market. Especially when folks who spend that kind of money have high expectation and generally want a location within a reasonable distance from a major airpot. I work with a mid level wedding venue (over 500k to 1 M per 6 month season) outside of Asheville. So I have some experience with the audience and it's requirements. How many weddings have you been able to host given the accommodation and travel situations your location poses? Or is income more consistently skewed towards your trainings and retreats volume wise?

      @@jonhamlinprophet6606 Yeah it's a certain type of crowd that wants to do weddings out here, we've had some cancellations for those reasons... seems dreamy and then they realize the logistics of everything being this far away from the city is harder. But for people who want a more down to earth wedding and are okay with all that, it's perfect. Right now we still do mostly retreats and workshops while we build up a better wedding space. We used to do 4 workshops, 2-4 retreats and a wedding type ratio per year. We wanted to ease into the wedding space as to not totally drop the ball for someones big day. We've been spending some time building things out and levelling everything up so we can more comfortably host more elegant events. Next year we plan to do 3 weddings. Not that we couldn't have hosted more, we've just done what we felt like doing and we're more into retreats because it's fun to take part and get to do breathwork and yoga and whatever modalities are brought.
