No vapor barrier under the concrete slab, no gutter and no specific drainage around the house. Plants that need to be watered right up to the wall of the house. What was the solution that was eventually implemented? I would recommend a gutter with drainpipes draining far from the house. The wet concrete slab will also endanger the wooden framing of the house. Therefore I would install a French Drain around the house, below the lowest point of the slab draining away from the house and possibly using a lowered catch basin with a pump. Once less water gets under the house, the slab should be mostly dry. Monitoring the moisture level of the slab and the wood should make it possible to measure the effectiveness of the improved drainage.
Hire a flooring guy who knows how to properly install . (flooring can buckle from changes in room humidity if done wrong . BUT to put flooring of any kind , even composite, on top of unsealed concrete is pure negligence .)
I had a clog or something and my washer kept backing up causing water to come back out of the washer drain into the laundry room. Had a plumber snake it and clear the clog but they said they needed to run the camera to figure out why it clogged. They ran the camera and claim our main cast iron sewage line needs replaced. It runs under slab foundation and under a brand new furnace unit I had installed just 2 months ago and cost me over 10k. They said they would need to remove the foundation in two whole rooms and take out my brand new furnace in the process and quoted the project at 14k. This was the first time we've had a clog in over 7 years. I didn't havethe work done and our drain has been working perfectly ever since. No way I will let that work be done without another opinion or two!!

Secondarily this looks like an older home without a vapor barrier under the slab, but with proper grading and gutters there shouldn't be a large enough amount of water getting under the slab to create a problem like this.

There’s no vapor barrier under the concrete slab. The builder needs his ass kicked for that. Vapor barrier would prevent wicking which is the cause of this floor buckling. You should ALWAYS have vapor barrier under any interior foundation. The corrective action in this scenario is to demo the flooring and applying a sealer to the exposed surface, then reinstalling new flooring.

My first guess is the concrete slab. Concrete is a sponge and osmosis will happen every time there is water under it. Proper drainage and a moisture barrier is the way to go before you pour.
Absolutely awesome. About half into this video I was thinking vapaor as well and when you found the concrete slab an inch away from the floor with no vapor barrier, I was like bingo.
Great work again. I am in medicine and I use the same approach with patients. I hear what has been done before, weigh the positives and negatives and reassess the patient myself. Do not take the words of past providers as gospel. Great diagnostics from you both.
I had a very good friends that bought a house and it was inspected before hand. It was a Concrete Slab and on the back side of the house over the yrs the ground / the grade of the yard was up and above the slab. It rotted the inside wall. They were thinking of suing the House Inspector. When I saw it, I said that has been going on for yrs. The wood studs acted like candle wicks; rotted right up the studs about 14"inches. After repairs a french drain was installed after the back yard was regraded. Yet how they found out, the wood was so rotted the bottom sill-plate was gone & a heavy rain event, the wood studs couldn't act like a sponge anymore; end of story. It was a hidden problem.
Read the contract you sign with a building inspector. The ones I've read, they are not liable more than what you paid them. That's my experience with the three to five hundred dollar inspections.
Flooring guy here, that concrete should have plastic over it before the sleepers are put down. The sleepers are the strips of wood that the hardwood is installed over. So there's a problem, the hardwood guys jacked it up! Edit: I should add, I've done hundreds of calcium chloride tests on concrete hydrostatic pressure. The disposable test cost about 12 bucks. Go buy yourself one. The concrete can't exceed 4 pounds per 1000 ft² over a 24 hour period.
There was a good video a few years back on Holmes on Homes with a kitchen that presented the same issue. No vapour barrier under the stab. Water was wicking under the concrete and saturating the wood floor.
Was there anything on the plastic you tested under the floor? I didn't catch if it was coming from the pad or is ther was condinsation of when you checked 18 hours later?
2 out 3 times I had a plumber out they lied just out right lied and tryed to get me for 6k one time then 2200 another . The 6k job was completely made up reason the 2200 job required me to rent a snake from hd for like 60 bucks problem fixed .. I don't trust most tradesmen ... Best advice is learn your self so you know when they full of it

Another thing about kitchen sinks: garbage disposals SUCK. I used to buy plumbing supplies from and old man with a old run down building, but if you had a question he had an answer, the old guy told me that a kitchen waste line was NOT made for food garbage, since then I do not recommend them.
That's why the city inspector always calls for a vapor barrier put on slab nowadays. Maybe back then it wasn't cold because they didn't know about this but now it's a requirement. Good find for the dynamic duo.

I disagree , I built on slab , 5500 sq ft , all my neighbours basements flood every couple of years some from ground water and some from sewer back ups , basements are good for 2 things only , storing junk ya don't want to look at any more and flooding

One thing that is not mentioned is how new the wood floor is. If it's a recent installation the contractor that put it in should have measured the moisture in the crawl space and on that slab.
now that they have a real diagnosis they should be reaching back out to the insurance company to see if ripping up their floor and applying a moisture barrier underneath is covered
I don’t know if there paying for the dehumidifier sitting in the kit but not only is it to small for such a large open area but all it’s doing sitting there is removing min amount of moisture for the ambient air!!
Can you guys please do some stuff on sewer flies, we usually find them in connection with broken kitchen sewer lines, but we have had a couple that have no apparent source for after cleaning, inspecting, and smoke testing. We cut walls, inspected floor drains, checked wax rings, and even jacked up most likely floors.
There is no such thing as sewer flies. The fly proplem is the fruit you bring into the house or the house plants. Each and every fixture is protected by a p-trap preventing even gas from penetrating. A broken line the fly would not be able to penetrate cement, soil, vapor barriers,, plywood and flooring. Your bananas are the sewer flies. Westlake Plumbing 50 years experience. @@rickhuntling7338 Here in Florida, if you put a camera in 20 drain pipes and you will find sewer flies in at least 5 of them. Lots of ways for them to get into the interior of a house. Cracked or broken vent stacks, waste arms that are rotted out, wax rings that are not sealing correctly, etc. Once they exit the pipe, they can find openings in walls, cabinets, ect. to get in the living space. Phorid flies are another type of fly that lives in drain lines. They look very similar to fruit flies but they live and breed in drain lines just like the larger sewer flies.

Wax rings they still have to get past a calked down bowl. 1 dead rat in the atic will fill a house with flies. My sewer Camera I've seen white cockroaches and crickets. Most cases of bugs passing through the sewer system is an unused fixture that had the p-trap dry up.
I've diagnosed the problem - it's that cheapie refrigerator at 6:58. I'll offer to take it off their hands for say, a couple of hundred dollars. That should fix things right up.

Your proplem is the strapping of the pipes. If they are assessable strap the pipes secure. If unaccessible foam can be injected in the wall through small holes to secure the pipes. ✝❤
a bad gasket for sink strainer leaked when draining sink, water got into insulation where pipes pass through floor under sink and soaked the insulation over time, insulation up against particleboard caused it to start buckling.
I don't get it... at 14:11 you were entering the house and then it jumps to your putting heavy bags on the wood flaws and mention nothing about the test!!?? Then you jump to a guy dealing with a huge deep muddy spot under the house's foundation? Why were you suddenly jumping around when you're usually so organized in your presentations?
Seems like you just put a bandaid on the real issue of water percolating out of the concrete foundation and pooling under the house causing water vapor to intrude through the concrete floor. Does anyone else feel the same way here that putting a vapor barrier isn't the solution? It's just covering up the root cause of a sewer leak somewhere pouring under the house.
My basement doesn't have a vapor barrier and no plumbing in the floors. All my damp spots Were from ground water being forced under the slab by hydrostatic pressure. I installed internal French drains and solved 99% of my issues.
Water proofing, was it the sprinkler water getting in...is the house below the street? yea out smarting the architect fast, the plumbers the real challenge, great job.
If that were the problem? A buckled wood floor can be a one time event. If mold was present it would be cronic moisture. Vapor alone on manufactured wood foors is not enough to get past the glues. Spill one time on a solid decorative floor and we get buckling. French drains need to gravity flow to exit the moisture and after the fact is difficult. My sugestion is to fix the dishwasher and leave the flooring opened under to remain open. ✝❤
"BAD PLUMBING ADVICE" One of your videos on your shorts video you state not to use a MALE threaded PVC adapter over a metal pipe because you say it cracks over time and will cause a major leak. Let me tell you something! "YOUR DEAD ASS WRONG" Being a plumber for over 40 years please let me tell you why. If you put a MALE PVC threaded adapter into a metal threaded Fe male pipe, what happens is "METAL EXSPANDS and the PVC CONTRACTS". thus making the connection not 100% over time. When you use the same senario in reverse as mentioned, you always have a true connection.

That house has no rain gutters. Also the landscaping drainage may need to be checked and french drains added around the house.

Slab houses are a nightmare in many ways. Always buy a house with at least a crawl space, basement even better.

They have those plant misters right there. I'd say the water they're spraying into their plants on a regular basis is what's causing all of that.
Alot of contractors charge by how they see the house. If it's a nice looking house they charge more

What inspection camera are you using?
My parents have a moisture issue that 5 contractors haven’t been able to figure out. The drywall is bubbling off and no one knows why.
Have they cut into the drywall? Gone above the area to see if it's coming from above?(roof, etc)

I don't get it... at 14:11 you were entering the house and then it jumps to your putting heavy bags on the wood flaws and mention nothing about the test!!?? Then you jump to a guy dealing with a huge deep muddy spot under the house's foundation? Why were you suddenly jumping around when you're usually so organized in your presentations?
Seems like you just put a bandaid on the real issue of water percolating out of the concrete foundation and pooling under the house causing water vapor to intrude through the concrete floor. Does anyone else feel the same way here that putting a vapor barrier isn't the solution? It's just covering up the root cause of a sewer leak somewhere pouring under the house.
Nothing to do with the sewer leaking causing this, or else you would have seen us replace the sewer line.
My basement doesn't have a vapor barrier and no plumbing in the floors. All my damp spots Were from ground water being forced under the slab by hydrostatic pressure. I installed internal French drains and solved 99% of my issues.
My first guess would be leaking appliance. Dishwasher, or fridge line.

I've never seen a slab on grade without plastic under it that wasn't damp. Putting wood on sleepers without plastic is a poor install.

If that were the problem? A buckled wood floor can be a one time event. If mold was present it would be cronic moisture. Vapor alone on manufactured wood foors is not enough to get past the glues. Spill one time on a solid decorative floor and we get buckling. French drains need to gravity flow to exit the moisture and after the fact is difficult. My sugestion is to fix the dishwasher and leave the flooring opened under to remain open.

Could have been a bad pipe joint in the concrete. A camera would never see it.
When putting down wood floors u have to have a vapor barrier.

"BAD PLUMBING ADVICE" One of your videos on your shorts video you state not to use a MALE threaded PVC adapter over a metal pipe because you say it cracks over time and will cause a major leak. Let me tell you something! "YOUR DEAD ASS WRONG" Being a plumber for over 40 years please let me tell you why. If you put a MALE PVC threaded adapter into a metal threaded Fe male pipe, what happens is "METAL EXSPANDS and the PVC CONTRACTS". thus making the connection not 100% over time. When you use the same senario in reverse as mentioned, you always have a true connection.
