I’m impressed with your honesty, Jonny. I’ve watched bloggers in Chiangmai recently that spent the entirety of two travel vlogs going condo hunting with a property agent. Not for themselves but just to show what the market is like and how this property agent will make the search painless. Being the cynic that I am, I wasn’t sure if I was watching a commercial paid for by the property agent or not. The way that you handled this left no doubt that you were doing this as a favor to a friend. Having a house in Chiangmai that was rented twice by the above property agent, with bad results, I can only offer 2 pieces of advice. Limit the number of dogs allowed to 2 in writing, and make sure that the dogs aren’t on the vicious side. Both of my renters left after 7 and 11 months. The first was fired from their teaching job at an international school. It turned out that they had lied and had 5 dogs, not 2 that they were allowed. The second wanted out of the lease and the return of their two month deposit. This was after their dogs tore up my sliding front gate and I had to have it rebuilt. They also let several trees die during the hot season when they wouldn’t let my caretaker in to fix the sprinkler control system. Luckily, your friend lives in Thailand. I live in the U.S. but will finally retire in 4 years when the last of my 4 children graduates from High school. I hope that your friend understands that at least a 2 month deposit is necessary because of the possible/probable damage caused by the tenant.
Welcome to Phuket for Expats probably the best place to live in Thailand.Its a shame that most people that visit they only see Patong, The Island is the same size as Singapore and is the second wealthiest province in Thailand and you can always find somewhere quiet here,I GB Broadband upwards, great roads all around the Island,an International airport and full access by road to the stunning Beauty that represents the south of Thailand.
James is marking the right choice for marinas fantastic faculties where he will keep his boat and living where he has chosen he will be very happy……I’m often at that marina so I’ll look out for him
Let me assure you, anyone who buys property in Thailand will live to regret it, as nice a guy as James is, he knows the rules are all for Thais and not for the Farang, which BTW is how we should be, at least the Thais look after their own citizens. But, but, if you ever think it would be a good idea to buy in Thailand, only do it if you can afford to lose 100% of your investment, believe me I know. I was lucky I got out without a loss, most don’t.

I would love to learn more about how expats can buy a boat in Thailand. In the US, you buy it and you are on the water the next day. I'm sure the Thais have made this a paperwork nightmare so I think it might make a good video walking us through it. 🍺🍺
5 million Baht that's incredible. That's why I love coming to Thailand so many times. The only annoying thing is the split of owner ships. I hope this law changes soon one day. But for now rent is the safest bet!

The house is a great value if you are moving to Hua Hin. Unfortunately, I won' be moving to Thailand until the end of the year. Very informative video Johnny.
Great house. But this is why you should rent to make it easier when changing locations. I find staying in hotels by the month is a great option. I have owned a couple houses and it took years to sell them just to get my money back.

I've seen some stupid videos before in my time but vlogging and advertising the fact that you are involved in illegal land/house ownership is right up there in the top 5. Using a false company illegally to obtain land and build a house on it is what i am talking about. If you think the thai authorities don't monitor social media, think again. It is a great house, well worth the rent and sale price as I've stayed in it. But wise up guys on what information you are putting out there for all to see and hear.
When in Thailand always rent with 20% of your income so when you want to leave you are not stuck with mortgage or property to try and get rid of! Remember: control everything but own nothing in Thailand!!
WOW that house is very cheap, that house in the north of the UK would cost around 500/600k pound sterling and in the south of the country you wouldn't get much change from 1million to 1.5 million pound sterling depending which part of the South

Pattaya is alot hotter than hua hin. I think that coastal breeze Is a god send in HH. Keeps the humidity down for sure. Cheap pad for 27k a month.
