I retired at 55 in 2011 and in 2017 I moved to Bangkok after 41 years in the San Francisco Bay Area. I love it here. I’ve always lived in suburbs and this is my first time living in a big city. The city environment doesn’t bother me at all. Air quality is an issue in Bangkok from about mid-December through March. The few worst days I’ve also experienced in the US. It mostly is due to agricultural burning in Thailand and the SE Asian region. We are building a house in the Isaan countryside so I will leave Bangkok next year. I would never want to work here. I am happy to have made my money in the US and to enjoy it here now and put distance from US politics and culture.

In the north is worst. In Chiang Mea and Chiang Rai is quite bad.
Got a bit better in last two years. When I stayed for few days in Mae Sae the balcony off my hotel was full off ashes.
But I still love Thailand.Best place to live now in my book.

After living 13 years in the east the move temporarily back to the west was a painful cultural shock and a mistake. The lack of consideration for other people, Rudeness, selfish and often dangerous behavior, and the huge cost increase for everything are not worth it. The food also tastes better in the east. 😘

It's very different to live back in the western world after being immersed in Thai culture and people for many years. The first year back may be great but then it kicks in how sterilised and homogenised the western world has become. There are many great parts of Thailand without air problems if you so choose. Good luck.

The back up plan goes without saying.
Just don't trust complete strangers and ex pat's.
The Western hemisphere is actually worse than the East,I mean Ireland? Is it even an option?
A great way to take advantage of the current situation in Ireland (let's face it they can't even elect a government) is to lease your property and live off the desperation of the current generation.
They're a guaranteed source of income and you've a monthly income for nothing.
For €1600 a month you can live like a lord in Thailand, especially outside Bangkok.
      That's just one suggestion.
Alternatively, you can profit from the Irish incompetence by selling your larger property, buying a smaller one in Ireland.
Then take the capital saved and invest in business or live off the money as an ad infinitum holiday doing border runs.

I feel sad for this gentleman for leaving Thailand after 17 years. To me i dream of Thailand every day. I do go to Thailand every year. But because of this bloody pandemic. I haven't been able to go to my favourite holiday country [Thailand] I wanted to settle in Thailand when I went to Phuket in 2000 but foreigners are not allowed to buy property only a Condo. I have traveled quite bit, but Thailand is very close to my heart. I wish this gentleman all the best in the future, and I hope whatever he endeavours is the right decision. Good Luck.

You have some inaccuracies in your post/comment foreigners can buy property they cannot buy land. You can lease the land and build or buy a house on the land however annual leases are still a good idea you do not have to own the property to make a profit the fact is you can easily invest cash and with the capital gains earnings pay for renting a property and still maintain your principal equity. Lots of options

Chiang Mai also wasn't a tourist trap at the time. Overall Thailand was great back then. Hong Kong, during the same trip, was a smog trap! One of my favorite memories of Asia was Malaysia's Fraser's Hill and the Cameron Highlands. It is hard to measure the health impact of pollution in Thailand. I have worked in health care for many years in the UK and in Thailand and I can offer this observation: there are far fewer asthmatics in Thailand than the UK, and when they have an attack, it's rarely severe. Many families who move from the UK to Thailand find that their respiratory troubles improve. There are far fewer cases of allergy in Thailand. And as for covid, the statistics in Thailand are far better than virtually all European countries, in terms of case number and deaths per population size.

Been living in Phuket part time for 15 years and the last 2 full time, but will probably leave next year, dangerous traffic and 3rd world government bureaucracy taking it's toll, many friends there who are happy and accepting of it but I will try my home country for the first time in decades, tropical Australia.

I'm sure that during the high pollution season (which can last 3 to 6 months) most foreigners living in northern Thailand will think about moving to a better place permanently. On the other hand, where in Thailand do you have a nice cool season with the possibility of frost in the higher mountains? The air in the south is definitely better, but the weather is almost always the same. Some prefer it, some call it boring.
