Unless they have scrubbed all comments. Notice no negative reviews? Scrubbed. Also, don't have many good reviews, do they? You would think someone "in construction " decades would have SOME reviews that aren't from personal friends and friends turned investors.

While they are a reputable builder, there has for sure been unethicalness activity. I'm finally getting my property after 1.5 years of delays. I spoke with Joel about purchasing a property, I live in Canada, and our one and only conversation went sideways really quickly as he tried to sellme a different property than I had called to discuss? I found it very unprofessional, hung up and knew this wasn't a good idea. I hope those that are affected get things straightened out quickly, so sad.
After living in Central American and selling Condo's of new builds, it is not uncommon for shoddy work and delays. You have to be very careful who you buy from, most developers in Latin America complete their projects to about 80% of completion and consider it done. Then it takes another year to get the rest of the work completed, eventually, it will get done. However, buyer beware. Rent first, then after getting to know the projects and the Real Estate market, get a good attorney to complete the transaction.
I live on Estaciones and I’ve seen the building process. No one should ever pay more than 20% to hold a unit. Always be careful giving any money upfront in mexico or anywhere. If I pay my mechanic all the money upfront I guarantee I won’t get what I pay for. Why people buy from foreign developers is beyond me. We bought our home from a Mexican. Consider renting for min 6 months before buying and especially if you’re buying pre construction. I would never buy somewhere(especially another country)I hadn’t lived to see the reality. Good luck
Wow! This is bad... I almost invested with him but we ended up finding a different pre-construction condo in Bucerias. By law they are allowed to extend move in dates by 6 months. It did take that long for our building. I absolutely love the condo we bought but after a year we are still waiting for our deed as well. There was problems with the Nayarit Mayor, one got fired, the other was temporary and didn't want to touch anything, and now this one is supposed to get things moving. I sure hope so. Every time I go past your place, before seeing this video, I felt sorry for anyone who bought in there, it is not a great location and doesn't look very appealing. I always think resale when I buy a place, I really hope things get fixed for you all. I live here full time and am very happy with not having to pay rent. My condo was a bit higher end but we got great discounts for buying preconstruction. Mostly Canadians bought into our condo as well. Just behind the La Comer. Great location and very nice neighborhood. Double security.
Since our video was released 4 days ago, locals on the street recognize me and ask me questions. Clearly their sympathies are with we owners. It’s nice to see that people see who the bad guy is. It’s also nice to hear that they think Joel is a mentiroso in english, liar.

So glad this video helped you, Olga. I am an "elder" lady who invested my life savings into a condo at Cuatro Estaciones based on Bucerias Joel's TH-cam videos. Chalk it up to naivete. That was back in Jan 2022. It will be 3 years this January and I still don't have my title, nor the rooftop, parking garage or other contractual things that were advertised in the sales literature. And I'm not the only single senior lady in the building who invested our life savings. My advice? Take your time and do a lot of research on the developer and the development before you buy. And as video says, make sure the developer has funding for the project. If it's a presale, only agree to small payments as you watch the progress of the project. Don't buy into scams of paying everything up front for a discount or other amenities.
Realtor Alecia Masters is an incredible one! She works mainly in Puerto Vallarta and surrounding areas, I believe. She's an American living in Vallarta and has been successfully working for many years. I know of quite a few people who have purchased properties through her and rave about her.
The unfortunate thing with this video is that these people are not lying. The experiences are true. They have no reason to lie. They only want what was sold to them. Nothing more. The developer is not who he portrays on TH-cam. What you all see is his TH-cam alter ego. He’s a very good actor. He should have watched this video before he wrote his statement as he has been miss informed about what was filmed. I hope all gets rectified.
I sure hope you are able to get justice in the Mexican courts. I won't bother mentioning how important it is to ALWAYS have legal advice when buying anything, and certainly before signing contracts that you do not understand. I'm glad you are posting this so other people are forewarned. Hopefully this fellow Joel will get what is coming to him.
I will NOT buy anything unless I can walk through it first and have my own inspector and my own lawyer. This is true in the United States and more so in Mexico. These people made so many mistakes that it sounds like they are suffering from cognitive decline. 🤦🏻♂️
I notice too late how much better mexican devs do things like finish building first and smaller down payments on presale and up front written literature of what's included and what's not.
I noticed numerous red flags during the construction of this project that were posted on Joel and Paul's MTM TH-cam channel. Frustration was evident between Joel and the contractors ( the first contractor was replaced during construction). The last TH-cam post from CE was a awkward move in day with frustrated owners. I always wondered why the channel never returned to CE. Let's hope the issues these folks have will be resolved in a matter that is satisfactory to both sides. The Daughter's rant isn't helping anyone and I doubt Joel's attorney would advise him to comment on TH-cam.
No matter where you buy or who you're buying from, get your OWN Mexican attorney and OWN inspector and don't trust anyone. And buying presale is not a good idea. And don't sign anything you don't understand (in English or Spanish) without getting someone to help you. If outside attorneys or inspectors are not allowed for whatever reason, do not buy. Sorry you're having issues.
I'm not sure who produced this video, but considering the high quality and possible inside info about this mess, I have a good idea. Hopefully a follow-up video is in the works with a legal expert that can shed some light on who is at fault in this situation. Many characters invoved! Developer, contractors, realtor,city and state inspectors, attorneys that created sales and or amended contracts,title company(if that's available),owners and their rights, etc. This would be confusing in the US, I can't imagine that process as a foreigner in Mexico.

I have bought land and build in the area with reputable developpers and honestly, its really rare that the planned timeline works out...its almost expected. Plus, in those years, I dont know if you are aware but the building material doubled in price. So a lot of the predicted or planned prices are way off after that raise in material....and gains from many builders I know just wont even cover cost of construction and paying the employees...I am not saying its what happened here, but its good to keep in mind.
They stated during c19 that didn't affect delivery schedule and most materials were already purchased, so that does not apply to this shituation. I only wish a delay was the only issue encountered. Every time issues were raised it turns into personal attacks and complete lack of what a business transaction would look like. 'It's Mexico ' is a frequent excuse. I've seen plenty of Mexican architecture that is amazing but for this Canadian it's an excuse when there were multitudes of severe deficiencies. Guess that's what happens when you hire budget labor that build roads/bridge projects to save $ and not housing crews.

Fridges pretty much always open from the left (hinges on the right) unless you ask them to flip it. I flipped many for my homes in the US. My Mexican fridge (Whirlpool) SEEMED like it was set up to flip like those in the US, but lacked 2 key things. I had to improvise, which included drilling a hole that should have been there, but wasn't. Many things in Mexico are not like in the US.

He must have a trail of fraud in Canada (Alberta?), any evidence from there would be non-admissible under Mexican law. However, never hurts to have extra shit to defame his company. TH-cam is a great platform for leveraging his pocket book. Hope things get resolved as best as possible and this unethical thief is forced to pay up.

Yes this dev charges 20% fee to sell. When I renegotiated that he would not keep his word and sign at my agreed 7% fee. So totally intended to waste my time.
Sorry you're going through this situation. I watched Joel's channel when he first started but was not interested in Bucerias so stopped watching a long time ago. I've read that English speaking people from other countries use their language as a way to make English speaking buyers comfortable and they almost always inflate the prices. Research, research, and more research is an absolute necessity when buying property but especially when buying in a foreign country with a language barrier. Presales are also usually a bad idea unless possibly with a reputable, well established developer. Anything can go wrong at any time. Heck, the developer could go bankrupt before the project is even completed. I wish you all the best.

Recently, when I raised these questions in the comment section, I was advised to speak to their lawyer. However, these seem like straightforward questions that shouldn’t require legal consultation. This response brings to mind police TV dramas when someone “lawyers up” unexpectedly-are there other details left out? Again, I’m not picking sides. But if serious claims are going to be made in a highly produced TH-cam video, the creators should be prepared to be open and transparent when viewers ask questions.
We have been locked off roof since May 2024. At the time I was last on site November 3 2024, we are still locked off the roof. However, even if we are suddenly allowed on the roof, per independent inspection, the roof material currently on the roof is a material that is not made to be walked on. So there's that issue as well. I hope this is more clear and thanks for taking time to comment. Our offer to have the developer video his side of the story has not been responded to by his family, who suggested we were unfair and they should be heard. We are open to that. I would like to have these questions answered and negotiated like most would do in this situation to move forward.

Tal vez si se pusieran al corriente con sus pagos y dejaran de hacerle campaña al desarrollador, todos podríamos disfrutar de los espacios sin problemas. So let me get this straight. 35 plus owners apparently receive this urgent document in Spanish, that needs to be signed and sent back ASAP. They are told it is in regards to MX money laundering laws. But NO one, actually took a minute to transcribe/translate this letter, signed it and sent it back by courier? I find this a bit difficult to believe. There has to be more to this part of the story.
You are told you have one day to send it back. You don’t know the culture, the language or the law, but you already have given the owner almost 100 percent of the price up front so you want to protect your investment. Yea, and like Bernie Madoff’s victims, we fell for it. With that said, why did he lie? Whether you think we are rubes or not, he showed a consciousness of guilt, or in an American law, “Malice a forethought.” Whether we signed or no stupidly, he lied in order to deceive.
@treyjohns762 I was under contract with CE, luckily we didn't purchase. Every contract we received from them was in both English and Spanish. This would of been an immediate red flag. Signing a contract in a foreign language without understanding it is a big no-no. I do hope you all get it resolved but you also have to take some responsibility for at the very least being naive.
You can call us naive but fraud is fraud. He has conceded ownership back to us because we hired an attorney but has not finished the rooftop lounge areas two years later. That was in the English version of our contract.

Every contract I signed here was in English and in Spanish, and all stated that if there were a dispute, then the Spanish version was the legal version, and the English translation was not. (A FYI for anyone else making a purchase in Mexico). That said, the courts will decide what went on here. In the meantime I hope you can enjoy your time in Mexico.
The one that isn't finished? Spots and stains all over? Where is the regime? There is no hoa in place and the roof has been locked since may 2024...suddenly under 3 crammed together structures we have a wooded leggo set that doesn't cover all walkable areas. 3 years to plan and he still doesn't have a plan.
New construction usually come with a punch list of things to clean up after it’s built and also allll developers in the bay and I assume it’s very common everywhere are late with delivery …. 6 months late is not uncommon
@@1962-e4y We have friends who own there and absolutely love it. They are grateful to be able to own a place that they can afford and appreciate what they have. Buying pre construction anywhere is never easy. We have done it in the Caribbean, and several places in Canada. How can you expect repairs and a gate guard when people are not paying the HOA? What is the money you are paying into the “special fund” being used for? Sounds a bit suspicious to me and is making other people suffer from your personal discontent.

So glad this video helped you, Olga. I am an "elder" lady who invested my life savings into a condo at Cuatro Estaciones based on Bucerias Joel's TH-cam videos. Chalk it up to naivete. That was back in Jan 2022. It will be 3 years this January and I still don't have my title, nor the rooftop, parking garage or other contractual things that were advertised in the sales literature. And I'm not the only single senior lady in the building who invested our life savings. My advice? Take your time and do a lot of research on the developer and the development before you buy. And as video says, make sure the developer has funding for the project. If it's a presale, only agree to small payments as you watch the progress of the project. Don't buy into scams of paying everything up front for a discount or other amenities.

Realtor Alecia Masters is an incredible one! She works mainly in Puerto Vallarta and surrounding areas, I believe. She's an American living in Vallarta and has been successfully working for many years. I know of quite a few people who have purchased properties through her and rave about her.
The unfortunate thing with this video is that these people are not lying. The experiences are true. They have no reason to lie. They only want what was sold to them. Nothing more.
The developer is not who he portrays on TH-cam. What you all see is his TH-cam alter ego. He’s a very good actor.

I won't bother mentioning how important it is to ALWAYS have legal advice when buying anything, and certainly before signing contracts that you do not understand. I will NOT buy anything unless I can walk through it first and have my own inspector and my own lawyer. This is true in the United States and more so in Mexico.

I noticed numerous red flags during the construction of this project that were posted on Joel and Paul's MTM TH-cam channel. Frustration was evident between Joel and the contractors ( the first contractor was replaced during construction). The last TH-cam post from CE was a awkward move in day with frustrated owners. I always wondered why the channel never returned to CE. Let's hope the issues these folks have will be resolved in a matter that is satisfactory to both sides. The Daughter's rant isn't helping anyone and I doubt Joel's attorney would advise him to comment on TH-cam.
No matter where you buy or who you're buying from, get your OWN Mexican attorney and OWN inspector and don't trust anyone. And buying presale is not a good idea. And don't sign anything you don't understand (in English or Spanish) without getting someone to help you. If outside attorneys or inspectors are not allowed for whatever reason, do not buy. Sorry you're having issues.

I'm not sure who produced this video, but considering the high quality and possible inside info about this mess, I have a good idea. Hopefully a follow-up video is in the works with a legal expert that can shed some light on who is at fault in this situation. Many characters invoved! Developer, contractors, realtor,city and state inspectors, attorneys that created sales and or amended contracts,title company(if that's available),owners and their rights, etc. This would be confusing in the US, I can't imagine that process as a foreigner in Mexico.

I have bought land and build in the area with reputable developpers and honestly, its really rare that the planned timeline works out...its almost expected. Plus, in those years, I dont know if you are aware but the building material doubled in price. So a lot of the predicted or planned prices are way off after that raise in material....and gains from many builders I know just wont even cover cost of construction and paying the employees...I am not saying its what happened here, but its good to keep in mind.
They stated during c19 that didn't affect delivery schedule and most materials were already purchased, so that does not apply to this shituation. I only wish a delay was the only issue encountered. Every time issues were raised it turns into personal attacks and complete lack of what a business transaction would look like. 'It's Mexico ' is a frequent excuse. I've seen plenty of Mexican architecture that is amazing but for this Canadian it's an excuse when there were multitudes of severe deficiencies. Guess that's what happens when you hire budget labor that build roads/bridge projects to save $ and not housing crews.

Fridges pretty much always open from the left (hinges on the right) unless you ask them to flip it. I flipped many for my homes in the US. My Mexican fridge (Whirlpool) SEEMED like it was set up to flip like those in the US, but lacked 2 key things. I had to improvise, which included drilling a hole that should have been there, but wasn't. Many things in Mexico are not like in the US.
The handles are reversible and fixed. Pool now has heat....it has been redone 2x already for rebar rusting through. @@jonf2126

He must have a trail of fraud in Canada (Alberta?), any evidence from there would be non-admissible under Mexican law. However, never hurts to have extra shit to defame his company. TH-cam is a great platform for leveraging his pocket book. Hope things get resolved as best as possible and this unethical thief is forced to pay up.

Y también, todos los compradores firman un documento contra el lavado de dinero cuando compran una propiedad. Este documento no es nada raro, y normalmente te lo piden bastante rápido. Lo que sí es que parece que ya tuvieron los documentos en sus manos un buen rato para revisarlos.
Yes this dev charges 20% fee to sell. When I renegotiated that he would not keep his word and sign at my agreed 7% fee. So totally intended to waste my time.

Sorry you're going through this situation. I watched Joel's channel when he first started but was not interested in Bucerias so stopped watching a long time ago. I've read that English speaking people from other countries use their language as a way to make English speaking buyers comfortable and they almost always inflate the prices. Research, research, and more research is an absolute necessity when buying property but especially when buying in a foreign country with a language barrier. Presales are also usually a bad idea unless possibly with a reputable, well established developer. Anything can go wrong at any time. Heck, the developer could go bankrupt before the project is even completed. I wish you all the best.

Translation Error: An apparent owner mentioned they translated an urgent document incorrectly. This raises questions-how was the translation done, and what led to the error? This context could be crucial for understanding the accuracy of claims surrounding this document. Not one, of the condo owners had this urgent document translated before signing that gave the developer ownership of the rooftop?
Rooftop Ownership: User @jculleeny posted, "He has conceded ownership back to us because we hired an attorney but has not finished the rooftop lounge areas two years later." I’ve asked for confirmation-did the developer actually return rooftop ownership to the building owners? If so, why was this not mentioned in the video? Omitting this would seem to create a one-sided narrative, raising red flags for other aspects of the video as well.
Recently, when I raised these questions in the comment section, I was advised to speak to their lawyer. However, these seem like straightforward questions that shouldn’t require legal consultation. This response brings to mind police TV dramas when someone “lawyers up” unexpectedly-are there other details left out?
Again, I’m not picking sides. But if serious claims are going to be made in a highly produced TH-cam video, the creators should be prepared to be open and transparent when viewers ask questions.
We have been locked off roof since May 2024. At the time I was last on site November 3 2024, we are still locked off the roof. However, even if we are suddenly allowed on the roof, per independent inspection, the roof material currently on the roof is a material that is not made to be walked on. So there's that issue as well. I hope this is more clear and thanks for taking time to comment. Our offer to have the developer video his side of the story has not been responded to by his family, who suggested we were unfair and they should be heard. We are open to that. I would like to have these questions answered and negotiated like most would do in this situation to move forward.

Si dejaron de pagar las cuotas de la HOA, están incumpliendo el contrato de compra-venta, y es muy normal que en proyectos en preventa se empiecen a pagar las cuotas de la HOA al momento de la entrega de la unidad. De hecho, parece que al final se les dio acceso a la azotea. Tal vez si se pusieran al corriente con sus pagos y dejaran de hacerle campaña al desarrollador, todos podríamos disfrutar de los espacios sin problemas. No es justo que todos paguen por un pleito personal.
So let me get this straight. 35 plus owners apparently receive this urgent document in Spanish, that needs to be signed and sent back ASAP. They are told it is in regards to MX money laundering laws. But NO one, actually took a minute to transcribe/translate this letter, signed it and sent it back by courier? I find this a bit difficult to believe. There has to be more to this part of the story.
You are told you have one day to send it back. You don’t know the culture, the language or the law, but you already have given the owner almost 100 percent of the price up front so you want to protect your investment. Yea, and like Bernie Madoff’s victims, we fell for it. With that said, why did he lie? Whether you think we are rubes or not, he showed a consciousness of guilt, or in an American law, “Malice a forethought.” Whether we signed or no stupidly, he lied in order to deceive.
@treyjohns762 I was under contract with CE, luckily we didn't purchase. Every contract we received from them was in both English and Spanish. This would of been an immediate red flag. Signing a contract in a foreign language without understanding it is a big no-no. I do hope you all get it resolved but you also have to take some responsibility for at the very least being naive.

Every contract I signed here was in English and in Spanish, and all stated that if there were a dispute, then the Spanish version was the legal version, and the English translation was not. (A FYI for anyone else making a purchase in Mexico). That said, the courts will decide what went on here. In the meantime I hope you can enjoy your time in Mexico.

New construction usually come with a punch list of things to clean up after it’s built and also allll developers in the bay and I assume it’s very common everywhere are late with delivery …. 6 months late is not uncommon
