    Thanks for the tour! Perhaps consider having an access panel to the water tank for easy access to repair etc. just in case there are any issues in future

    Just some suggestion, u can create a porch/shade to dry clothes at the back of your kitchen/house(i stay in a bungalow & that where we normally dry our clothes).. it’s an eyesore to hang clothes at the side or front part of house

    If you making the false ceiling space very near to the concrete ceiling, make sure all the holes in the wall leading the the exterior wall are properly covered well with no gap. Because if a roof rat gets into your false ceiling, you have no way to catch it or remove it without opening up your false ceiling. This is especially so since you are not staying there permanently or regularly.

    In your 1st video 8 mth ago there were at least 3 areas of ceiling leaks. That is always the fear when buying over a home. What was the source of the leak, and how did you fix it? Don’t mind sharing a brief summary?

    Just some suggestion, u can create a porch/shade to dry clothes at the back of your kitchen/house(i stay in a bungalow & that where we normally dry our clothes).. it’s an eyesore to hang clothes at the side or front part of bungalow…the side of your house where u were thinking of having a pool, u can consider having a herbs garden..😊

    House renovation is definitely more expensive because one has to spend on both the interior & the exterior which includes landscaping works & buying the softscape ie. ornamental plants & shrubs, trees, etc. Exterior structures like decking, pavilion, children's playground equipment.
    Also, house owners must learn DIY & use power tools such as power washer, lawnmower, tree trimmers to maintain their house in tip top condition. And exterior house painting is a must every 5-7 years to protect house from weather deterioration & from sun damage.
    Inflation & labour costs are the 2 things which are going up over time. Getting more expensive over the years to maintain a landed property.
    For this reason, better to get a unit instead (ie. condo or apartment). A huge development with many condo owners has the economies of scale - many unit holders contributing to the cost of maintenance.

    Is there a place allocated for laundry area such that even if it rains, you will not worry about clothes not getting dry in time? Well of course, it will not be a concern if your will be using a dryer.

    The front compound, save it for carpark if you do not want your car to be left outside or somewhere further. In Msia, its very common for each adult to have a car by themself so parking space is nevery enough.😂

    The water tank overflow tray looks quite shallow and it needs to have multiple outlets in case of drainage pipes being choke. Or else the consequences will be costly and troublesome if overflow happens again.

    20-30% above original budget for renovation is a must! We always get ideas or motivated sense of creativity during ongoing renovations but never before the planning phases HAHAHA...     Do cater for exhaust and ventilation for kitchen hood and bathrooms. ID often leave them as an after thought.

    Mr Loo how come your additional structure toilet sewers pipe is running across the main entrance of your main gate /main door of your house. Diversion is most advice.Basic common sense it is toilet pipes.

    When I see the horizontal piping for the toilet underneath the extension at 1.08 min mark, I can't help but think that maybe it would be good to have a slight gradient downwards to avoid potential clogging.

      That was my top concern also - so we tested again and again on the flow. The gradient is about 75 degrees. Pretty nice a slope.

    ideas fly everywhere, similar to myself and my wife. suggested is to stick closely to the overall design plan to not deviate too much and ensure harmony in the design within the home
    one idea from me is that you can add small pearl white stones at the side of the wall, similar to a concrete cafe style. reference: Keijometo cafe in Johor Bahru

    Looks like the renovation and furnishing could cost you easily ard 700k. Quite extensive. Could get another double storey terrace new or from subsale. Important you & family enjoy your home. Tks for the update. 😊

    not sure you already has or need a thunder strike protection for house as a safety. HDB also has.
    10:19 suggest all install exhaust fans for toilet
    6:07 your windows too many, does your morning sun make you uncomfortable you need to check. maybe you wanna reduce some of the window and change to slide window for easy for maintenace " cleaning windows" which type comfort you.

      I have checked: most low rise landed house in malaysia don’t have lightning rods (common belief that the more you have, the more lightning will look for you). The toilets have very good natural ventilation already with the windows. Morning sun is good with me

    Strong wind and heavy rainfall can cause roof tiles to become loose or dislodged. Water leak can damage the house especially nobody at home for a week or two.

    side of the house where the banana used to be, concrete it, save yourself a lot of headache. Same for rear verandah, dont track sand/dirt into the house

    1:35 do you ever consider in long run sway sway leak inside the pipe then you need hack the wall again. HDB like to hide many also to just look nice outside, but why don't they hide to pipe also, there is meaning for reason that they don't do it. just to make sure you aware..nice work by the way.

    Mr Loo you are making smart investment, normally for Johorian only landed is worth purchasing. And Austin height is a good place to stay, near to amenity and new park.
    No point on buying luxury condo when the local are not interest to stay. The only condo that worth are the Senibong and Puteri harbour for good sea view and township. The rest are meh...

JB got numerals low dense condos which are also very good for living with big swimming pool, big club house, big garden landscape with green and big landed carpark & many facilities provided. Important well managed and maintained. If staying high units got very nice breath taking view of JB city. Also surrounded by many banks, makan shops and big hypermarkets I once stayed landed house got no facilities neighbour mostly keep to themselves. Condo living after work, family/grandchildren can go gym, swimming, play tennis, basketball etc. No discrimination is individual/family preference and what you choose is right. Tks.

    Professional architect recommended you to raise the ceiling? From the level you marked, I think you do not have enough space to install cassette unit, large houses need cassette FCUs to properly cool the house evenly, you got the most unprofessional advice from a novice.

    1. maintenance cost.
    2. waste of space, better keep it for multi purpose instead.

    Oh dear, some one said Mr Loo bought the resale house (not as a first buyer direct from developer). Then previous owner got rid of the hot potato and horrible mistake. Sold it to Mr Loo. And made a profit. If such 100% redo of the house is needed. It means resale house was in BAD condition. Spending a mountain of money (in addition to paying for the house) is not smart. When Johor has many tens of thousands of brand new completed UNSOLD houses, that Mr Loo can choose from. It is a horrible SCAM to trick and rip off Singaporeans. The developer is unchanged regardless of whether house is resale or first buyer.

      Sometimes it’s not just simply about dollars and cents. There are MANY factors at play on whether a house is worth to buy. You also conveniently overlooked on the location and the surroundings of the house which Mr Loo maybe prefer.

      This is how well completed a new developer house should be, Mr Loo is going through a nightmare without an ID to guide him, all his decisions and advice are all very very unprofessional.
      Sorry to sound negative but you really really are ignorant and let emotion rule you rather than brain, i knew of your red flag when you used the words "laser focused" , instead of casting the net far and wide in your search for the perfect house.

    When buy JB house get your SG lawyer to check the paperwork. It will all be in Malay. Check whether it is a temporary letter of intent (that some day .... maybe developer/Malaysia Govt will issue you a title deed). Also check whether it is a Certificate of Title only ( this is NOT the Title Deed!!!!!). Foreign buyers of JB property always get ripped off. I feel sorry for Mr Loo. Pour in so much $$$ have to almost redo the whole house. In my opinion he got conned. Developer should sell house ready to move in condition. You only need to buy furniture and home appliances. JB property is a horror story.

      This type of tree is very very common in JB , can be seen at many residential areas. Not for the rich .Even planted around housing area that is not gated or guarded . You can buy from any nursery in JB

    Not being negative for the sake of saying bad things. But want to point out pitfalls. In case stupid people lap it all up. Without knowing the dangers. And they rush in to buy JB property. Only to be badly burned later. Of course to a salesman who is praising JB property highly, this is considered negative and non-constructive. This is other people's life savings that we are talking about. So should be more respectful and ethical. One more thing. The trees outside a person's house are by the side of the street. They are STATE property of Johor. They do not belong to the house owner. He has NO right to cut them down without official approval. This is not one's grandfather's country.       First of all, I am not a sales man pushing any Malaysian property cos I don’t have any house to sell nor do I benefit from anyone buying Malaysian property.
      Second, this is a private estate. Not State owned. Trees outside the house belong to house owner.

    The old tank can be used for rearing fish. Make a aviary for the grass patch in front of living rm 🤓

    Just some suggestion, u can create a porch/shade to dry clothes at the back of your kitchen/house(i stay in a bungalow & that where we normally dry our clothes).. it’s an eyesore to hang clothes at the side or front part of house

      That’s very true. A lot of folks don’t pay attention to this detail and ended up displaying multi-colorful garments including undergarments at the front of their big houses 😅

    Just some suggestion, u can create a porch/shade to dry clothes at the back of your kitchen/house(i stay in a bungalow & that where we normally dry our clothes).. it’s an eyesore to hang clothes at the side or front part of bungalow…the side of your house where u were thinking of having a pool, u can consider having a herbs garden..😊
