Thanks for the interesting, complex and honest information. Needless to say for many people, petty crime, drug use and high taxes are deal killers. Several years before retirement here, yet I look at houses in the general New England area. I remember one fine older house on a decent amount of acerage for a very reasonable price, thinking this is right for me...until I looked at the tax bill. Another serious issue is how often I see a house listed for $289,000.00 and the dump is worth more like $50 to 75 thousand.
Buyers beware.
there are thousands of camps here in southern vt built in the 60s 70s and 80s that were built for nothing more then hunting camps now being sold as houses.
its sad how many flatlanders are paying 300k and more for nothing more then a mouse and mold filled hunting camp in need of a serious renovations.
pre covid theses places were going for lass then 60k all day. but i guess the realtors dont care. as long as they make that sale.
@@lcvt8023 I look at a lot of those camp type listings as they are mixed in with the other listings.Things like having a real foundation, well, septic tank and at the least the posibility of connecting to the power grid at a reasonable cost are all a big plus. Oh and having the property on a public road, instead of the "right of way" to cross some farmers field. Otherwise.... most but not all people are not interested.

I absolutely love Brattleboro, Vermont. I lived there for eight years and definitely plan to come back to buy a home. Also, on another note, I wish I hadn’t been watching this at this time as when you said you are not likely to get murdered in Brattleboro hit me pretty hard, especially since a friend of mine was murdered Brattleboro in April of this year. Additionally, I would add Newfane and Putney to your list. There are really nice homes there as well😊
I'm sorry to hear that about your friend! No one should have to go through that. I don't keep up with all the crime happenings but I did hear a lady was murdered in a homeless shelter there which was very sad earlier this year. I just Googled it and it was in April so I'm guessing she was the one. Thankfully it's not a very common occurrence and hopefully it stays that way, as places like Burlington have seen a large increase of violence recently. 😕

I grew up in Brattleboro and Putney. They were nice places to grow up.
I had a great opportunity in Middlebury but the taxes kinda scared me off. The area looks wonderful but the housing market was outside of my price range and overall it reminds me of new England. It was tough to turn down but I wouldn't have been able to swing it.
Vermont is in New England! Middlebury is awesome. Unfortunately, all of New England is not very affordable... some areas a little more so. Rutland isn't far from Middlebury but more affordable...
Nice video Jacob. Swanton is close to many amenities and Highgate and Franklin are even a little cheaper as you move further out. Still within an hour to Burlington.

Franklin county is about to be under the “no longer affordable” category. For those hoping to relocate to Vermont, be prepared to pay a MINIMUM of $350,000 to find a livable home not out in the boonies. Also for outsiders to consider is the property tax sticker shock. Taxes will be at least $6,000 annually for that house price.
That is the way it's getting to be in many areas... still a bunch of places you can get decent homes in the 250-325k range though

Baloney- real estate is inflated and very expensive so taxes are high on real estate...high sales tax..high energy costs..lived there 35 years and escaped to Tennessee.
It is expensive, but certain areas aren't so bad. Central VT has worked well for me...
Another great video on Vermont! Please don't think that the scourge of opioids in general and fentanyl in particular, is hitting just VT. It's everywhere. A little more concentrated where Interstate highways run, so I think that would explain the higher rates in Brattleboro, and all the way up the CT Valley. Here in Ogden, Utah, they are collecting the bodies of overdose victims on the streets many mornings. We are at the confluence of I-15 (Los Angeles) and I-80 (San Francisco to Chicago).

Thank you! There isn't much to Marlboro. You can get a remote home there, or closer to the main road but really there isn't much between Wilmington and Brattleboro. Wilmington is a great vacation/tourist town, Marlboro is a little more country living. Some of the Brattleboro issues of course spill over somewhat but since it's more rural you typically don't have so much crime

Northfield also called the sock capital . Darn tough was started in Northfield they have 2 buildings in Northfield they grow so much they have 3 locations in Waterbury... If anyone is looking to move to Vermont I highly recommend darn tough!
My parents bought a house in Stowe in 1979 for 60K. There is no way I would have grown up in Stowe if we my parents tried to move there any time after. My rent is $1,500 in Stowe -__- affordable housing in VT is not good.
60k, wow! I hope they held onto it, it's probably 10x'd in price by now... And depending on your apartment size & condition, 1,500 isn't that crazy these days actually! Rent and housing in general has gone pretty wild... Stowe definitely doesn't make the list of cheapest places to live...
I bought with my 2nd wife the parsonage in Peacham we were from the NYC area and my wife worked on the 102nd flr of the Trade center glad she was here when it happened. Some 30 years ago we paid ..are u ready for this.. 142 thousand dollars now it is worth 10 times that. I got divorced and moved to St Johnsbury a place I've come to love. In the 30 years, I have been here ST J has seen hard times. But we all have seen hard times . I'm an artist and do very well on the net. I tell my friends in NYC not come here the weather is a horror the people are mean and the whole place is terrible I say this because I don't want new yorkers up here to spoil the laid-back way it is up here. I don't believe you can drive on them no, except to cross. I think that only really is a thing in the North East Kingdom.

I'm assuming you mean Richford. It's a bit rough due to drugs and lower income jobs but has affordable housing and is close to Canada and not too far from Burlington. I don't love the depressed industrial vibe but I've never lived near it. Niche.com usually has reviews you can read to learn what people who have lived there think about it.

Newport never emerged from the Great Depression, 90 years ago. Same goes for most of the others mentioned here, Brattleboro is a haven for podos.

Stowe is a great town, but for young families I probably wouldn't recommend it honestly. Home prices are just too high for most young families, and about 70% of homes in Stowe are second homes. Vacation towns usually aren't the best for raising a family. Although I'm sure it's not a bad place to do so, Waterbury would be a better option, or the Burlington area, both of which if you can afford it. I don't recommend Burlington to most people, or if I do only select neighborhoods due to higher crime. Most of the towns around it are great but you probably won't find a great house for under 400k in any of these towns we've mentioned. Farther away from these popular cities/ towns are more affordable areas which can still be great for raising families, but they'll just be more remote. It depends what you want in an area and in your town, and your budget. I will probably do a video on Stowe before too long... it's busy season is approaching!
Stowe is a great place if you have kids very family oriented but expensive if want to buy a house even rent is pretty high
Are there any Amazon fulfillment centers in VT?
Not that I'm aware of. Google maps doesn't show any nearby either. Vermont doesn't have a problem with 2-4 day Amazon shipping but I don't think anything I've ever ordered has been same day or maybe even next day like some other places get.

Neither are perfect but Burlington probably has more transportation options due to a lot of people getting taxis or private transportation from the airport. If you get an airbnb in downtown Burlington or Brattleboro, you might be fine just walking. Both have public transportation but I've never used the services so that would take some research.

I'm from NYC and currently live in Burlington. The railway station on the waterfront is about a ten minute walk from the city centre. From the centre, most everything is within a twenty minute walk in any given direction. I don't drive and have no trouble getting round. I've also no reason to leave the centre, and I don't think there's much in the outlying areas anyway.
Why are there so many drug issues in vermont. Is NH and ME similar ?
NH and ME are pretty similar as they are so close. I imagine they also have their own drug issues. I think a large chunk of the problem is Vermont is so progressive and lets so many criminals of the hook and hope they come back to court later or they give them short sentences even when they are repeat violent offenders. They also offer tons of housing and stipends to the homeless, refugees and illegal immigrants... similar to California sadly

Everything in VT is a bargain compared to the Wasatch Front of Utah. I cannot wait to get back to VT.
Thank you! Weston is decent, it's just a tiny rural town, a lot of those towns around are similar. Not much for amenities, high speed internet availability varies... It's pretty close to Okemo and not far from Bromley ski resorts so that definitely brings up the value of it... not much for inventory just due to the small size of it.

@@LivinginVermont I like rural but am looking for something with a well, septic and power already there that I can "add" to no lead paint, plant-able soil, no rayon, low taxes, no town building inspections (like Andover) You can perhaps can have a RV on site while reconstructing. Vermont is one of the higher states for property taxes. It varies by town. You can see individual house taxes on Realtor,com or Redfin.

What's average rent there? I'm wanting to move from South Texas. Rent here is about $1100-$1500.
Depends what size. Rent on most places here is $1,200-2,400 and often more for large houses.
$1600 pmonth nothing included for an apartment.. for housing its anywhere from $2000 pmonth for a junker to $4500 pmonth also nothing included.
That's more so the case in Chittenden County
I like Brattleboro and Bellows Falls, since they are both architecturally interesting. As for crime in these towns, this is nothing compared to the
DC area.
I just love the drive on Highway 5 from Brattleboro all the way up to St Johnsbury and even Newport. It's the early settled history of Vermont.
I'm sure you're right about the crime comparison, probably in part because everything shuts down so early in VT with little nightlife anywhere... I'm not complaining. Vermont towns do have some great old architecture whether it's Brattleboro, st johnsbury, Woodstock parts of Rutland even, etc. It's all over the state

If you live on a generous pension and are not dependent on living off the low-paying economy, Vermont is an attractive place to live. Much of the housing stock is probably pre-war. With so many lakes, it is probably possible to obtain waterfront property,
It's hard to get a lakehouse these days, very pricey! Easier to get one in NH. We do have a lot of old homes though

Just wondering anyone relocating would want to just plump down into the middle of a hot mess like some of these towns (barre, etc). That's why you keep mentioning drugs. I would go more granular. Corinth, Maybe Chelsea, Woodbury. Everywhere is too expensive these days maybe consider Eden or Belvidere.
Vermont overall definitely struggles with a pretty significant drug problem. Those towns are all options, just much smaller and more remote. If that's what you want, perfect! Depends on the person
With the towns you mentioned, you need to figure out where you are going to work. Not to mention shop, Dr., ect

I'm currently homeless in Florida (due to hurricane idalia). I'm disabled and need to find a place. I feel like Vermont could be a great alternative while living in my car for the foreseeable future. Does anyone know of a social services organization I could get in touch with to find out if it's possible to find a shelter, medical treatment, and mail. I want to work, but the program to help me was cancelled. I still receive medical services, but my hopes to support myself have been considerably affected by my loss of shelter. It's very dangerous to live in my car in Florida.
Everyone is telling me that it's a tragedy this happened to me because I'm such a good person. Before I was hit with my disability, I helped with hurricane relief efforts when panama city Florida go demolished by a hurricane. I used my vehicle to transport goods from 3 hours away with my own money. On arrival, I helped charities and community organizations provide shelter, food, and supplies to the dislocated people trapped in the tent city. Now I'm in a similar situation with no real idea what to do now. I was really looking forward to the job training program.
Homeless in VT won't be very enjoyable, especially in the cold months.
It's not so bad, we have the 2nd highest homeless ratio in the state because we give out free housing in the winter...

Sad to hear that VT has turned into a drug mecca. Quite sure it is either Fentanyl or meth. Combine that with strict gun laws restricting long guns to only 10 round magazines and you create a haven for Fentanyl and meth-heads. Back in the late 60's through the mid 70's, VT was my stomping ground and the most problematic drug was "ditch weed", or crappy Mexican pot full of seeds, sticks and stems.
Unfortunately, like so many states Fentanyl has really invaded. Likely due to increased border crossings and less and less rules and strict punishments for the dealing offenders. Just yesterday, I read they're trying to ban "assault rifles" what a joke. Also doesn't help that Vermont gives the homeless so many handouts they keep coming from other states...
So if you don't mind high crime and rampant drug use, Vermont is a great place to live!
High property crime maybe, not that violent except for areas like Burlington, Richford, St Albans and a couple others. High drug use is a problem that's gotten worse in recent years
i’ve lived in vermont for a half-century… let me assure you, there are no cheap places to live here… expect to pay $$$ for a wonderful environment

Why are you emphasizing crime while trying homes? It sounds like you are trying to drive people away from the state. btw I have lived in Vermont for 74 years.
Because I like to give both sides of the story, not just pretend like every town is a bundle of roses. Vermont is pretty safe, but I like to give people an honest overview so it's not a surprise after they move there that the town has higher crime than most Vermont towns.
So in a previous video of your preparing for a winter in Vermont,I listened to and payed attention,so I did the same thing going into this video, but the problem is ,does these numbers make sense to you,think about it #facts population 6,429 unemployment 8.7% poverty 24.3% median home $188,600. Median income $36,090, I don’t mean to say it doesn’t make sense on a national average, but you have to admit these numbers are shocking,I happen to be a native of this land,way before these laws.
A lot of people in some of the low income areas are on welfare/government subsidies, too many unfortunately
The drug problem is not that bad in Rutland. Way under most places in the US. People that say this have never moved out of Rutland or Vermont and haven't seen a real drug problem. Compared to the rest of Vermont it might be up there but Vermont's a unique place with a lot of small rural towns. The truth is there is a drug problem everywhere even the smallest most isolated towns anywhere in the US its just how much housing and how dense the town is to make it noticeable.
Any state that repeatedly votes for sanders isn't worth living in.

Wanted to get my first house in Burlington due to some of the job opportunities there. After seeing how expensive it's getting, I'm considering Brattleboro. Stressing about if the prices will go up soon over there as well. Almost seems impossible to plan getting a house these days.🥲
Burlington prices are pretty crazy. I grew up in Addison County but ended up buying a house in Washington County largely due to how much farther money goes here. Brattleboro prices and all VT town prices (less in the NEK) have gone up quite a bit in the past few years, but the towns on this list, including Brattleboro are definitely the most affordable. I'd be happy to help you find a place if you do end buying in VT. 😊
