If you see greater noida still business are finding difficult to survive and profitable , malls dont have that much foot fall . It required a cultural change to establish a successful city . Rates sky rocket ho jayega in start to develop a city, kabhi nahi baas payega , black money wale investment ke liye lekar daal denge jinme rahne koi aayega nahi .Educated families & youth which are basics requirement to attract companies dont have black money to buy costly land here .Artificially increased rates will render this city struggle to develop and then prices are bound to fall .
