    So ref the appliances and furniture, Liz is correct about the time line and delivery etc. We live about 2.5 hrs south of TV and are buying a place in TV. We looked at furniture and appliances while up that way and the time frame for getting them was months out. So while we were back down here near our current home we shopped those same stores and found that we could get those same items, delivered up there much sooner. Belueve they said that as long as the warehouse was within 200 miles which it is. In 1 case, they were ready to deliver the furniture 1 or 2 weeks later however we couldn't do that because we don't close on the new TV house until the end of this month (Sept). So think about going to other locations not so close to TV to shop for furniture and appliances

    Hi… I just listened to this for the first time, it was really, good thanks! 26:29 I appreciate it. Wondering if every once in a while if you’re referring to the time as in the month and year, you could kind of mention that throughout the interview because I didn’t know whether you were talking about 2021, 2022 so that would have been helpful. Thank you to the couple you interviewed they were lovely. I was wondering if your personal TH-cam video about the villages is listed anywhere by date so I could start at the very beginning and watch it all the way through. I am actually coming down to the villages at the end of February. Unfortunately, there was not a lifestyle weekend available so I’m just coming down to look around at rentals but I thought I could

    Costs are far less in The Villages, relatively, than in Duluth Minnesota. Property taxes are different in Florida. The stresses involved with selecting a lot and home with all the finishes etc, isn’t something I want at this stage of my life. I would only be interested in existing homes. It’s a personal preference. Wonderful couple. Rusty, do a tour of their home after they’ve settled in if you go back to The Villages. I’m guessing you will have one more trip down to make your selection, if you do indeed decide to move there. Thanks, Rusty.

    Hey Rusty it's Mike the type of home we bought was a Tall Pine designer home . It's near the neighborhood Rec Center close enough to walk to get our mail but far enough not to hear noise. We are excited about the new hybrid rec center in Town Square they are building. Nobody will say when it's going to be open but they're working very fast and I've heard it could be by the Year's End. Can't wait to get there. Hope we run into you again. We should be down there by June😃

    We just went through the design process about the same time as Bob & Liz. Our construction in St. Catherine is scheduled to start 5/5 and finish 8/18 - a few weeks earlier than their’s, most likely because we don’t have a pool. We were told that our construction manager actually works for The Villages, but all the builders are contractors. Just to clarify for any changes you want after you sign on Friday, it’s $500 plus the cost of any drawing changes plus of course any additional material & labor expenses related to the change. I believe our design consultant said the new design center in Brownwood would be replacing the Lake Sumter one in just a few months.

    Rusty, what a great interview. They were so helpful. I did see I'm the comments that they plan to rent in August but wondering where they will be living until then. Living out of state and selling a home poses some challenges regarding a place to live in the interim. Also, I would be interested in knowing of they sold their belongings or are they in storage. These are things I would need to consider as well. Thank you for all the hard work in putting these videos together. Really appreciate it and take notes. Good luck to them with their new home.

      We're going through the same process now. We will close on our new house at the end of July. We rented a home in The Villages through The Villages Property Management Team for 5 weeks in July through the first week of August. The rental house has a 2-car-plus garage. We will use that space to temporarily store some of our stuff until we move into our home. We're about 7 hours away and we'll also rent a climate controlled storage unit in the area to store some of our furniture and other lesser-needed stuff for a couple of months. We did not sell our current home first, so this will allow us to prepare and get our home on the market a little sooner.

    Thanks for the interview. When they spoke of aluminum studs, I think it is a better building product. It's not new, aluminum studding has been used for years in commercial construction. Not only is it strong, but one very important factor of the product is that it is "fireproof". A very important factor when building homes, especially in a tight development like the village's a fire could spread very fast. Block and stucco are also fireproof. Anyway, thanks again for the video. I enjoy following the adventure.

    Love the Rusty video’s. We are passing in the Village of Labelle on the 26th in a designer home but small lot and no view. Good luck to the new owners. If my wife will sell our house up north I will be buying a much bigger lot and not kissing lanai and no view but are in the middle on Lake Sumter Landing and Brownwood.

    Liz and Bob mentioned that they sold their current home first, then came down to find their future home and purchase it. What did they do with their belongings that they were going to bring down to TV during the home search and purchase process? (I'm assuming that they were at least bringing some things with them even after downsizing)

    Great interview Rusty. I think a lot of us are asking where will they live until the home is ready. Not all of us want to take $500k from ira’s or savings. Plus we are conservative and would like to sell first as did your guests

    Congrats to Liz and Bob. Fellow Mossy Oakers :-) AND accountants :-) So you got 5-7 months build time. BOY do I wish we had had that. We're Brits and the one thing we didn't factor is COVID causing the FX to crash from $1.39 to $1.15.... and then rocketing to $1.42... We had the standard 3 months - thank god I deal FX so managed a blended rate... Had we been lucky enough to have 7 months the FX would have restored and we'd still have our pool budget - that's gone to the bankers.. Enough negativity. We wish you much happiness in your new home. St Catherine is looking to be a truly lovely area, and in the years to come will be the centre of The Villages. I think you bought well. Hopefully, when Covid is over, the flights are resumed to the US we can meet up with you - Intrigued by your move arounds - I guess as avid researchers you saw our home being built and the changes we put in place.

      @@RustyNelson we will - 2023 - due to Covid the US borders were closed to Brits the week after Don shot our first video the day we secured our lot. With a 2nd Covid wave hitting the UK last summer we decided to rent our home out and ride the covid storm. We have tenants until 2023.
      Babette’s were great and very understanding allowing us to cancel our furniture order. So the past year I’ve been working from home and living the dream of my retirement in The Villages via TH-cam. I have subscribed 🏴󠁧󠁢󠁥󠁮󠁧󠁿😃🏴󠁧󠁢󠁥󠁮󠁧󠁿
      So whats it like remotely owning a home you’ve never seen? I set up The Chitty Chatty Residents Facebook group and through that have got to meet some absolutely amazing people. And through their postings feel part of a wonderful neighbourhood. I’ve virtually met and made many friends, who have been looking out for us.     Great video! One of my questions for Bob and Liz would have been: Did the price of your home change from the time you put the deposit on land until the time of your design appointment? My understanding is that prices are changing very quickly. For example; when I asked for a price sheet for the base prices of designer homes, they told me that the prices change too much, however, they also told me that the price of the home is not locked until you pay the 20%. So, the price could go up 3 times in 3 months and you are stuck with the purchase without the ability to get out of the contract. I was told that this is because construction costs can go up which is possible, however, they also raise prices on spec homes where the construction is complete.

    After watching many vids on the villages my wife and I said no to the villages . Reasons.. Too big ,not gated .Hot for extended period compare to SC ( About 2 months ) The larger a place gets the more problems U will have . So we are on R way down to a 55 + near Charleston ,900 homes when built out Manned and gated .All the amenities you could want . Price range 4 to 7 hundred thousand range elevation about 60 feet .Were bringing the check book if we like we buy ,if not we keep looking .

      I guess that’s why they have 31 flavors at Bask and Robins. For me just the opposite. I love having a bunch of executive courses to choose from. Love the idea that I don’t see the same people at the restaurants. Gated...no but have not seen any reason. Although they do have gates that have people and monitor. I hope you find what you are looking for and I agree it is not for everybody.

      The Villages does not negotiate. They may reduce the price of a home in inventory, but that price is non-negotiable.

      If someone is buying a spec home or inventory home directly from the developer, there is no negotiating on price. If the developer wants to close out a neighborhood so they can move on to building the next neighborhood, the developer sometimes reduces the price of a home.

    Rusty thank you for all the informative videos of the Villages. Can you do a two weeks Lifestyle visits or only 6 days the most you can stay. We don't want to stay for a month but only couple weeks. You've stayed at the Loft as well, which is better place to stay?

      Loft is an apartment and as far as I know they are not furnished but I would check. The Lifestyle is 4-6 nights I believe at this time but please call them and just ask...they are nice folks and can answer that specifically and may have a better answer for you.       I tried once to do a stay greater than 7 days but they said it was not possible. I believe that allowing stays of longer than 7 days would run afoul of some Florida law that The Villages are adamant about abiding, hence the limit of 7 days.

      My husband and I moved to The Villages in January. We have sinkhole insurance through AAA insurance. Don’t forget to insure your golf cart.

      You do not have to stretch your home. The lot size determines how stretched you CAN go, but that is your choice.

      Not true. If you choose to put a house on a lot that does not have a large enough footprint then they will make you stretch/enlarge it in some way or select another model as a base. And yes you have to pay for it if you decide to go that way.

    Hope you have time during your stay to meet with and talk to the single groups, and find out about their activities as well as if they also do any trips or cruises and the most important questions is are the single groups handle diversity.

      I ask that they do not actually give exact numbers because they really serve no purpose. For instance. A water lot can run from 50 k to 200+ K s there is nothing really gained from knowing. Best thing to do is go to the website and look at current prices of homes. All the numbers are time sensitive. Homes have gone up 35K in the last few months so numbers will never be current.     Thanks for all the information. At what stage in the process were you informed about the amount of the bond and the payment terms? Also, were you provided with the amount of, or an estimate of the amount of, the annual CCD (or are they called maintenance fees?)? Did you get that information early in the process?       Since I personally have not bought a house I can't tell you but... Just ask your sales person and they can help you. Once the property is released you can look any of that up on the tax records for each property. You can tell what you taxes are if you are building a home until you pick the actual home for the lot you are building on.       We just put down $7,500 on a plot in Citrus Grove and when we received the paperwork in the mail detailing the particular plot involved, the bond amount was on it. It was somewhere between $35,000-$40,000. That amount is amortized over a 20-year period and is part of your real estate tax bill (Rusty has a very informative video covering that in great detail)
