Glade Residences by SMDC | lloilo City Pre-selling Condo

In todays video I’ll be sharing with you a condo project by SMDC - Glade Residences. This project was launched on July 1, 2022 and is located in Jaro - the largest district in Iloilo City along Iloilo Circumferential Road. SM owns __ hectares in the area and will be putting a mall right beside the condo project providing convenience and comfort to the unit owners. Since this is a mixed-use development - meaning they’ll be developing both commercial and residential spaces, this will also speed up the appreciation of the project.

Question, what about laundry facilities ? in the bldg or optional connection in the units ?

Hi Cat! Some developers provide laundry cages, however most do not. For this project, they don't have laundry cages. For condos that don't have laundry cages, unit owners would just have their laundry done as there is usually a laundromat nearby,

And also what are the condo fees per mth ?

Condos usually have monthly dues of between 60-100php/sqm, depending on the condo corp.

Hi Rey. Condos usually have common parking in their commercial area on a first come, first served basis. But for condos, it's better to get parking space if you have a car because its usually hard to find common parking since they tend to get occupied quickly.

Hi Fernando! Are you working full time as an agent in Dom Republic? In the PH market, specifically Cdo city it’s going great so far. There are slower months I would say, but in general, sales have been pretty good. I’ll need to know more your situation before I can offer advice.

@@realstateguzmandr248 perhaps you can try to focus on local buyers or overseas workers who have roots in your country. Those are my usual buyers and not tourists who often only come to PH for a vacation
