    Our project Style Residences is situated in the BUSINESS DISTRICT OF ILOILO CITY. New projects will be launched the next few years just like National University and SMX Convention Center just beside the project.

    I live and work in the US, no children and married. I'm in my late 30's. My husband and I were thinking of financing a house and lot in iloilo, but in our case i think its impractical. Small condo unit i think is a good investment. We can have it rent out while we are away. By the time we are both retired, when we go home to iloilo for a looooong vacation we have a place to stay in the city. Having a bigger home is not practical for seniors especially with no children, small condos are easy to maintain.

      there a lot of ideal areas or locations in iloilo that u.could chose from sir,its very liveable . . . others say ilo2 is a boring city, actually it's not,its just that it is a bit peaceful compared to other cities in the philippines. . .GOD BLESS

      @@mariatinazaldivar8054 In 2017 I lived in Iloilo. I hope to move permanently in 2020. There is enough to do in Iloilo and Smallville has everything you need for nightlife. I believe that one of the best things about Iloilo is the lack of establishments for the sex tourists. Keep these perverts out of iloilo and I believe it will stay the same, nice place as always.

    I live in United States, but i never dream of living in a high rise condos cuz i just don't like the idea of being in the elevator everytime I have to leave my house. Plus if there's fire is not easy to scape. It's ok to visit but not to live. I remember when my husband was stationed in Yokosuka Japan, one of his Co worker with filipina wife living in the high rise military housing on Base they invited us to their house cuz I'm also filipina, they lived on 18 floors i thought that I'm going to pass out when I look down below. Plus the elevator ride it sames forever 😆 so i never went back. So now even though i live in Florida, I just don't like high rise. Thank You for sharing!👌

      Thanks Lisa. I have friends who don't like heights also. I do and have lived at 18 floors up and enjoy the view but one doesn't want to think about fire and trying to escape from there.

    I bought my own property and i built a conrete wall around it and a 2 story 10 bedroom, 2 kitchen, 4 bathroom , 2 living rooms, 2 large storage rooms, all concrete , tyled all even outside inside fenced in area , 2 wells, holds 5 motorcycles and 2 pickups parking inside. In mina, iloilo cost $1.2 million paid in cash

    the feel of the rooms couldn't be more SM-y. arguably the best location in the city for probably a while but SM condo units give me a really basic feel. the fact that there are 5 of those 16-storey buildings doesn't help either; it's like a housing project, but who knows...could turn out nice. yeah. condos in iloilo city are selling like hotcakes (i've been monitoring since megaworld's one madison). cebu landmasters is building a few high-rises as well right in the downtown area (calle real), hopefully, that would be the one for me. btw, give the turnover date an allowance of 2 years. megaworld's palladium's TO date, if i'm not mistaken, was originally 2020 but they moved it to 2022. could be an isolated case, but still... SM builds fast though. i won't be surprised if they do reach their target date.

    It be like living in a old folks home, can not have a garden or anything for family. Plus if serious earth quake it be very dangerious, iloilo has at least 3 major earth quakes every year.

      Condos are a lifestyle choice of course with pros and cons. I am told the condos are built to withstand 8.2. My observation is that is is usually the 2-4 story older buildings that collapse in 6 type earthquakes, but not many of those.

    The price is 158,000 psm for that Flex 31 sqm unit. I figure the rental rate at that SM Condo in Iloilo will be 400 psm which is roughly a 2.5% net return for long term lease. You'll need to do AirBnB on that SM unit to get a decent return on investment.

      @@AmazingPhilippines1 It's really difficult to assess your ROI, since she said turnover in 4 years. Money tied up for 48 months, hopefully with some appreciation in value while you're waiting for your unit to be turned over, all the while praying the contractor will complete on time.

    Well i've never visited that area Rod, I'm surprised, that such a massive building contract such as you have reviewed here is underway.
    So Iloilo is a large city compared to Cebu? Nice record player, so what does that make us, dinosaurs as well, LOL.

      Cebu city alone..not even including the Metro area is 5 times larger than iloilo..350+ Sq.Kms. vs 78 sq.kms.

      There are actually several large development companies with several projects in the works Bob. Iloilo is less than a million population but growing and has a lot of potential as long as the economy keeps growing. It was awarded the Clean Tourist City by ASEAN.

    One of my favorite condos I rented that was nicely designed was only 4 story’s and had a lot of green space in the center and between the buildings. As you may recall, I’m they guy always looking for tennis courts, but have only found them with condos in Manila area, I’m looking for something in Visayas that is closer to clean beaches. I know I’m dreaming lol

      Yes, I remember your request for tennis courts. Amisa condos on the north end of Mactan Island has tennis courts and they are about the only ones I have seen.       Boracay have condos too.. we went there last May 2022. We had a land tour and they took us on the other side of boracay. There are condo units overlooking the beach. The place was beautiful and quiet, away from tourists.

    style in a box room locaion is not eveything condos every where in Asia its one big housing project on the cheap if they don't sell all of them it could be problems with maintenance good luck

    Are the units designed with high ceiling? Do you happen know the measurement from floor to ceiling?

      Every new development I have seen has "high" ceilings but I am not sure of the measurements. Find the details on their site.

    I noticed in the first unit there was a GFI wall plug on the wall. In our house they put our water heater with a safety ground but without a GFI. Our condo in Avida towers has no safety wire or GFI. Have you ever come across a kitchen or CR here with a GFI plug that is functional? Also none I have seen with wiring per National Electrical Code ( white for return, black for hot). Alway everything the same color

      I think some of the newer units have grounded plugs. My unit at Bamboo Bay and Queensland Manor are grounded but I do not know the details of the wiring.

    If you love beach go to ceres terminal there are buses going boracay island, and Carles Iloilo (Gigantes Island)

      Thanks. I planned to visit Guimaras but the typhoon sent some wind, waves, and rain so I postponed it for my next trip. I have some ties with a gf in Cebu City now so time will tell if I move.

      You may wanna consider looking at the master plan also of SMDC's Bacolod condo project.. it's within their Mall and Hotel ..facing the Bay area also right at the Reclamation area..."The Smile Residences"

      LOL. I was surprised she seemed to know what the "record player" was dieselman. I think every unit I have looked at over the years has smoke alarms and sprinkler systems.

    These aren't even built yet. So, what happens if you buy one or several & they never get built. Do you get ur money back? These are really tiny, smaller than most, even by their standards.

      Thanks James. This is one reason to go with a larger experienced developer. SM is huge and it they did not get built it would hurt their reputation considerably so I wouldn't worry too much about SM developments. I rented in a 3 tower development in Cebu City and it was their 1st condo. They made some mistakes and had some delays. 22 sq meters has been the new "normal" for about 8 years as they try to fit more people into the same space.

    Do not I repeat do not put a preconstruction deposit down why? Because of the philtown Metropolitan tower. Depositors lost their deposit. Do not do this.

      There is risk involved so one should look at the history of a developer and what they have to lose if they mess up there reputation.

      Good question C Gj. I don't have enough information to answer that. I suspect that SM will do a good job with the maintenance as their reputation is at stake.

      @The Seeker Even in the 70's, the buildings in Iloilo were designed by engineers to withstand intensity 7-8 earthquakes. Most buildings during that time were structurally designed by one of Iloilo's best....Engr. Rosauro Hubines.

      Umuwi ako diyan sa Iloilo,at tumingin ako Ng cundo ,but I'm not be able to see upstairs in the building,my husband he really wants me to see the inside of the building,pero dahil sa covid nag bago lahat Ang Plano, sa ngayon di pa ako makauwi diyan, because Ang daming hinihingi na paperwork so maybe one day, instead we decide to buy a house sa Florida,spend from November to may there and back to new York, so let see if my husband still want to buy a cundo there,for a retirement someday
