    If you have large farms around, there's usually someone with a tractor, so you may not need large equipment if you hire them out or barter labor. You can also exchange labor for hay if they're willing. Actually, they used to call me to help during haying season.

    I am on top of a Mountain in Pennsylvania, and you wouldn't think water would be a problem? Guess again ! We get serious rainstorms! I have 5.23 acres plenty of land to enjoy life

    Walk the perimeter and listen for dogs barking all day and all night., look for nearby oil or gas pads that sometimes leak odors into the air, look for sewage lagoons from large industrial farms within 4 or 5 miles. look for neighbors with tons of junked cars, toilets, water heaters , old wood stoves strewn in their front yards.

      I've literally got 7 junk vehicles in the front yard right by the road just to dissuade city karens from wanting to live here. I have one across the lane and he's one too many.

    Just wanted to add, you can buy more than 10 acres, or 50, or a hundred, and still only use six or seven. Probably better to have more than to have less.

      Exactly...you don't have to use it all, but it's yours to do as you please. Plus, if you're not selling anything you don't need people around you and the larger land size affords more privacy (and options).

    One thing I would say is your very clear spoken, maybe another revenue stream for you since you are living “out there” is consultant. Even if you’re not legally a realtor, you can be a consultant for newbies purchasing land that might have more specific questions or didn’t watch every video. It would be easy over zoom and helpful to new buyers and just extra money from you without needing any capital. If you end up doing it, hopefully you’ll do mine for free 😂

    I’m not a farmer, but I have helped my gardener wife in our yard. And I’m surprised your list omits what I’ve learned is critical: the soil quality. I removed many, many rocks from our parcel, aerated the clay-ridden soil, worked to grade it, and ameliorated the soil with loads of compost, topsoil, etc. I imagine you can’t farm well without ample and healthy soil. For instance, I just vacationed in West Virginia, where there seems to be nothing but rock and steep slopes-hardly arable! My soil amelioration efforts have paid off handsomely. I hope your soil is farmable, or at least easily improved .

    Yes, make sure w the authorities to find out zoning. Was looking at a property, but even with huge farms, with herds of cattle, etc., on all sides, and there was a barn and acres of fields on this property- it was NOT zoned for ag! I would have had to go in front of the board AFTER purchase to get an exception. But the real estate agent was adamant that it was ag. I just had a bad feeling about him, with a couple of strange comments and lies about the house(I know construction). Even if you have a good feeling- Protect yourself. Double check EVERYTHING

    I made sure I picked land around me that were hay fields supporting cattle not agricultural growing corn, soy or other crops that would have a lot of chemical spraying in the air or wind blowing from the tractors applying it. Besides, having tons of grass fed cows for sale is great food. I have raw milk 8 min. from my house.

      Corn and alfalfa are rotation crops. Alfalfa is grown for 3 to 4 years. It builds up the nitrogen in the soil. Then, corn is planted. This is only to say that your alfalfa field has had other crops on it in the past.

    I did all of those things, had the most beautiful land ever, on a hill, in Oklahoma, but I forgot to check out the neighbors, and they were felons, drug dealers, and they fired guns every evening around dusk ... not normal guns, sounded more like canons. So I sold it, doubled my money, but I still miss the land. Maybe someday I'll have land again ...

      I'm glad there are zoning laws. I wouldn't want my neighbor to be able to build a 20 story building next to my home, which is zoned residential. If you don't agree with the zoning in your area, you can always make an argument to change it. If enough people agree with you, things can be rezoned.

    What state do you want to live in (political, cultural, regulatory climates)
    What sort of climate do you want/need
    Which would then dictate what areas you should be looking to buy in.

    Thank you for sharing your experiences. I am looking for a homestead (much smaller at a couple acres) in NY. Had to put it on the back burner for a few years, now starting to look again. Great to see a woman in my state doing it. Thrilled for you! I'm in the Catskills right now...but Hudson valley is looking good to me.(Proximity to good health care and supplies, a consideration , as well as what you mentioned) Property taxes that are sustainable is also a big consideration

      I grew up in rural Virginia. 100 acre farm. So many old timers would share priceless knowledge of the local seasonal nuances. When to plant, when to harvest etc. We always had chickens, cows, horses, dogs, cats, goats and rabbits. All hilarious in their own ways. Occasionally we'd raise a hog and send it to the "Guy" to process it. Our neighbors had spirits and plants used to smoke. I set up a similar place out west. My sisters are farmers to this day. Oklahoma, Colorado, Arizona.. It's not like there's this perfect place but we grow where we decide to plant ourselves. 💐 🦋

    Do you use an ag real estate agent? Land can also be sold in auctions and agents sometimes organize rhise transactions. Also, i think it is important to make the offer based on the certificate of location and information about easements.

    Thx Alex, i’ve been living in hotels and motels for the last six years. The government doesn’t like it when you report them for crime so all of my stuff has been taken to include my home even though I’m retired military and was married for 31 years. I lived in Hornell, New York for about 10 months and was evicted for telling on them for committing crimes to include not taking care of a disabled veteran and instead selling drugs on their property. I ran for president in 2020 and warned the world about COVID-19 five weeks before it was in the US just to have 10,000 tweets deleted 4 March which was the day the stock market crashed and they wanted to hide what they had done. Now I’m in northern Pennsylvania paying three times what it costs to rent a two bedroom home.

      I just invested some money into crypto last month so I should be broke here in the next 30 days just like the last time I tried and Ukraine was invaded the next month which caused the crypto market to go down by 33%. LOL

      I have thought about telling my story, but I hate writing. I can’t even remember my whole story correctly because I have a fairly bad memory. I need to bring up data but everybody’s been deleting it across multiple social media accounts to hide what’s happened. Flickr, Twitter, Reddit, TikTok, TH-cam Instagram, Facebook. Nothing like defending your country in the constitution to have everyone take away your freedom of speech. They even attacked my political information that I put on the Internet archive so it’s no longer there. Timothy David, Geisler,, and you can at least see my performance reports and some of the other things I did but the information about Donald Trump in the royal family where I did artwork disappeared. I emailed them and they will not answer me correctly.

      When I bought my last house, I purposely bought the smallest lot in the sub development that was 10,000 ft.² because I don’t need to take care of a bunch of grass. There were other people’s yards twice the size of mine that were paying $400 a month just to water the lawn.
