    A landed property on far north (Rawang) or south (Dengkil) is only suitable for those that work in close proximity and those who have the privilege of hybrid work arrangements or fully remote.

    Quite like the layout. I think less than 3 mil maybe can attract potential buyers. The house is in a not so good condition, renovation definitely costs millions.

    3.6 mil to 3.2 mil for a bungalow located in a good location. Is the property market in Malaysia doing well? Buyers are only grabbing new launches?

    what’s your take on the price drop? selling at loss for kl landed seems to be against the trend haha

      But this is within a category beyond T20. This is truly only for the elites where your monthly income needs to be around the RM 50k-100k range every month. With such prices, transactions are not as frequent.
      You'll see a drastic change for the terrace houses around the same address of Taman Melawati. Those are performing. So here we will learn that product type and price matters a lot. "Landed" is too general as category.

    You can’t say Melawati is near KLCC when the traffic on mrr2 is horrendous. One of the reasons the prices dropped

      Hihi I been staying at Melawati for more than 20 years .. I can reach KLCC within 20 minutes if I go out by 7:05 am with only one traffic light in future u will have SPE highways as well .. Melawati is under rated township

      Melawati -> MRR2 -> Suke -> Akleh brings you straight to KLCC parking in 18 minutes with traffic.

    If rented 12-15k, why the maintenance of the house looks so bad...
    anyway i live nearby here , the township is good, love the weather here but the area is too layback in term of maintenance quality..it is like u are being rich but u don't care about surrounding area. Unlike at Damansara vicinity.. totally different vibe. I guess this should be the work of town planner or wakil rakyat to fix this area a bit. u can observe the road work, sidewalk, accessibility then u know what i mean..this place can go further if it is handle by a genius town planner. It kind reminds me of Singapore, Bukit Timah when I was there for 3 years..
