I recently went through a lender who got me a pre approval letter and a rate of 7.25% with a very low amount of loan. I am going to wait and shop around before I make a decision.

So interesting! I definitely agree with the first two but I don’t always see rate on pre-approval letters. It’s frankly none of the seller’s business so I’m not sure why you feel it needs to be there?
On #3 many lenders are only providing preapproval letters and never talking about anything else with the client until they get into contract. They don’t want a rate on the letter as it will spook the client. I know you are always all over numbers for clients but most real estate agents are not.
@@JenniferBeestonYeah in the DC area a lot of lenders are running clients through underwriting and issuing conditional commitment letters up front (only need appraisal, contract, satisfactory property, etc). With 20% down a lot of banks are even removing the appraisal requirement if values check out. Wish all buyers had great representation to look out for them & partner with lenders like you! ❤

It’s not companies it’s loan officer by loan officer. Now, in fairness, there are some companies that I would avoid no matter what because they’re just call centers with staff that lacks training but beyond that it’s really Lender by Lender. You got to interview them and look at reviews.
