I want to purchase a 2-4 unit MFH. I’ll live in one unit. My current residence, I’ve lived at for 3 years. I am going to move for work hopefully by late spring 2025. The market I want to be close to (it’s a big AOR) is relatively close to Kansas City, Kansas. Lots of opportunities.
If the homes are over the remaining entitlement, then some level of down payment would be required. It’s always worth doing a max mortgage calculation as often that amount is lower than you would need with a conventional mortgage.
I actually help with a VA loan. For a va loan you would need to occupy but there is nothing against renting out rooms. I’ve pulled my COE. I’ve calculated the rest of what I am authorized for. I am ok with putting 25% down if the place is more than the limit.
