    Doesn't a hard pull or check of your credit score affect your score, thereby lowering it, which can potentially cause a client to not get approved, not only for the house, but near future purchases...ie: a vehicle, furniture, etc.?

      That's a good question. Yes, it will drop a couple points, but that's why you have 30 days to get multiple hard pulls(shop lenders) which will count at one single hard pull. If you're ready to buy a house, I highly don't recommend buying a vehicle or furniture until after you close on your home.

    Can a potential home buyer decide how many feet they can be away from the homes next door? How is it decided the distance between your house and the houses on either side?

      In most new construction neighborhoods in NC, the customer has no say in how far homes can be apart from each other. That is regulated by the builder and developer. The builder can say, on this Lot X we can only build House Model A b/c we don't have enough space to build House model B and House Model C. Builders and Developers can also rezone empty lots if they would like to split or join lots. This is why certain lots (in the same neighborhood) cost more than others as the desirability of the lot may be better than other lots in the same neighborhood.

    Is the builder's deposit in addition to what is put down for the house ?

      The deposit goes towards home purchase price. Ultimately it will end up as a credit(from the seller) for the buyer at closing, which will usually go towards downpayment.
