    That was absolutely Priceless! Thanks PK and John, Even though I own 3 properties and still am learning a lot of basics from sessions like this. One key takeaway was keeping all the loans at Fixed rate.I haven’t finished your video completely but I just thought I will pen this down before I forget. Yes yes and a Yes another session of JOHN AND PK video is valuable . I would like to hear more on SMSF home loans. How easy are they to procure? What is the process?

    Hey ok, great video, I think you should mention in your next video about smsf for property that you can’t take equity out of your property with a smsf. And that a bare trust must be setup for a single property, cannot be more than 1 property.

    My husband is a student of yours. He and his friend has our house invested together 2018 but their broker makes his friends own house like a guarantee of the loan..Now when I buy his friend out for our place. My husbands name is still attached to his friend's house. And his friend cannot refinance his own house to get my husbands name out of the guarantor due to financially not capable. So I am very interested on how can I get more borrowing capacity.

    I'm sorry but @johnmanciamelli is wrong at 14:14! There is no lender in Australia that will take actual loan repayments with no buffer applied in their servicing calculator just because a loan has a fixed rate. The statement by John is completely incorrect. I think what he meant to say is that the lower fixed rate of say 2.5% fixed vs a variable rate of 3% makes a difference to overall serviceability WHEN THE BUFFER IS APPLIED as the lenders will apply the buffer to the fixed rate of 2.5% vs a 3% variable rate + buffer.
    No doubt he covered his tracks when he mentioned that "at some point the lenders I'm talking about will have changed their policy when this comes out in the future" - lost all credibility with me when he said that @ 20:07
